Interior Design vs. Interior Decorating – The Spruce

    - March 15, 2019 by Mr HomeBuilder

So you've decided to make a few changes at home, and you realize that you're going to need a bit of help. You begin looking for possible services and find that some professionals describe their work as interior design while others are interior decorators. Suddenly you're faced with new questions, namely, "What's the difference?" And more importantly, "Which one do I need?"

Interior design and interior decorating are often mistaken as the same thing, but the terms are not completely interchangeable. There are many similarities between the two jobsso many, in fact, that opinions vary on exactly where to draw the distinction. There are also more than a few differences between the professionssome subtle, some significant. As you decide which kind of help you need when planning changes in your home, it will help to understand the differences between professional designers and decoratorstheir schooling, the credentialing, their services, and their clientele.

Who you should hire depends on your needs. If structural changes are needed (such as removing a wall, moving plumbing or wiring around, or adding new windows or doors), then generally an interior designer is the better choice. Designers can help plan for significant structural changes and help make them happen by working directly with architects and builders. On the other hand, if there are no structural changes needed but you need aesthetic helpdeciding on a style; choosing wallpaper, paint, and furnishings; picking window treatments, and choosing lighting and accessoriesan interior decorator will probably do the trick. Experienced decorators know what works together and can transform a room to suit a client's needs and desires.

In the end, however, choosing the right professional depends largely on the skills of the particular professional, not the job title. A great many designers with formal schooling spend most of their time doing work that can be best described as decorating since it involves no renovation or structural work. And there are just as many professional decorators who, through long experience, are perfectly capable of working with contractors and builders in the same way as a designer.

When hiring a professional, begin with clearly understanding your own needs and look for a pro who has a proven reputation for meeting those needs, no matter what the formal job title. It's generally true that designers are for space planning and structural execution, while decorators are for the final aesthetic decisions. But don't be afraid to cross lines to hire a decorator with a reputation as a good designer, or a designer with a flair for decorating, provided their skills are proven.

Mold Remediation | VCE Publications | Virginia Tech

    - March 14, 2019 by Mr HomeBuilder

We will focus, in the rest of this publication, on mold clean-up and removal. However, the Virginia Cooperative Extension MOLD PREVENTION Fact Sheet has helpful information on solving and preventing water and moisture problems that can lead to mold problems.

Another key part of a mold remediation plan is to consider the extent of the mold contamination. This is critical to several decisions that must be made about cleaning and removing the mold. We are going to follow the protocol of the U.S. Environmental Protection Agency (EPA), which considers small, medium, and large areas of mold contamination. Lets define what is meant by the different size areas, and then we can discuss more about how the size or extent of mold contamination determines mold clean-up and removal.

As you evaluate the amount of mold you have to clean and remove, do not forget to consider the possibility of hidden mold. This mold problem can greatly increase the amount or extent of a mold problem.

If you can see mold or smell the distinctive musty odor of mold, you have mold. If you have water problems in your home that have caused building materials to become wet for extended periods of time, you probably have mold. Testing for mold will most likely not tell you anything you do not already know you have mold, and it needs to be remediated.

Mold testing may document the type of mold, but this usually is not an issue in remediation. Mold testing can confirm mold growth, but that typically is known before testing is requested. Mold testing cannot tell you where the mold is growing. Mold testing takes time and this can interfere with getting the mold cleaned and removed.

There are no governmental standards for mold levels. Therefore, mold testing cannot be used to tell whether a building is in compliance with any standards for mold control.

Occasionally, mold testing may be advised. In some situations, a health concern suggests that the mold species needs to be identified. Litigation may require testing, especially to document reduction in mold levels with cleaning and removal. If you decide to test, a professional that follows a protocol from the American Industrial Hygiene Association (www.aiha.org) or the American Conference of Governmental Industrial Hygienists (www.acgih.org) is recommended.

Small Areas of Mold (Less than About 10 Square Feet)

These recommendations assume that mold has not penetrated the surface of the materials. If the mold has grown into the materials, or the materials are water damaged, remove, seal in plastic bags, and discard as normal waste.

The following is the recommended method for mold cleaning for most household materials. The exception is gypsum wall board (dry wall). For wall board, skip steps 1 and 2.

Medium Areas of Mold (About 10 to 100 Square Feet)

As a minimum, the area of mold needs to be a limited containment area that separates it from the rest of the building to minimize the spread of mold spores. Limited containment requires:

With larger areas of mold contamination, there is likely to be materials where mold has penetrated the surface of the material. This is particularly true of cellulosic or porous materials like carpet, carpet backing, upholstery, wall board, insulation, and wood. These materials will need to be removed and discarded. Remove all moldy material plus material extending about 12 inches around the contaminated area. Seal the moldy materials in plastic bags while in the containment area and discard as normal waste.

Once the mold contaminated area has been isolated as a limited containment area and contaminated materials are discarded, the cleaning protocol is the same as for smaller areas of mold.

Large Area of Mold Contamination (Over 100 Square Feet)

As recommended above, mold contamination this extensive should be handled by a trained professional who will fully contain the mold contaminated area.

Chlorine bleach is a biocide, which means that it is a disinfectant chemical that will kill germs to control infections. Bleach may kill the mold spores, but it does not remove the mold hyphae. Using bleach to clean mold may not be adequate to stop mold growth or prevent health effects from mold byproducts. In addition, bleach evaporates easily and can affect indoor air quality. Therefore, in most situations, using a biocide to clean mold is not recommended.

Cleaning mold from flood waters or sewer back-up is a unique situation where biocides may be used. In these situations, the water leading to mold growth was contaminated and the biocide is part of the decontamination process. It would be very important that any detergents or cleaning products used to clean and remove mold are non-ammonia, in case they mix with bleach. Bleach and ammonia will form poisonous gas.

Personal protection is very important when working in mold contaminated areas or cleaning and/or removing mold. Anyone in the mold contaminated area should have the same personal protection equipment. A long sleeve shirt and long pants are suggested to protect arms and legs. In addition, the minimum safety protection is:

If working in a limited containment area, such as for a medium area of mold contamination, a half-face respirator with a HEPA filter is recommended.

Plus, the following additional protection is needed:

Any clothes, shoes, or protective equipment worn in the mold contaminated area should be removed in that area and cleaned before leaving the area. Alternatively, clothes and equipment can be placed in plastic bags and taken outside of the building for cleaning. This is to prevent mold spores from being distributed all over the building.

Remodeling Your Small Bathroom Quickly and Efficiently

    - March 13, 2019 by Mr HomeBuilder

Homeowners often imagine that remodelinga small bathroomone that is about 50 square feet or lesswill be much quicker, much easier, and much less expensive than remodeling a large bathroom. And they are often surprised to find that it's only a little bit quicker, a little bit easier, and a little bit less expensive. The reason? A small bathroom has most of the same elements as a large bathroom and remodeling requires assistance from the same in-demand professionals as does a large bathroom. The reality is that a 50 square foot bathroom may be one-third the size of a large 150-square-foot bath, but it typically costs about 75 percent of a large bath in terms of time, money, and effort.

Still, there are ways to make your small bathroom remodeling job a little quicker and less costly.

Bathrooms can be categorized as one of three types, regardless of size. Recognizing the type of bathroomyou have will help you be realistic in your planning.

Along with defining the type of small bathroom, you're remodeling, consider who will be using the bathroom.

There is no way around it: it costs more to remodel quickly than it does to take your time. This is primarily because a quick remodel really requires a general contractor (GC) to coordinate the project withvarious subcontractors (plumbers, electricians, tiling contractors), and you are paying for the general contractor's skill and experience. While it is possible for a homeowner to serve as his or her own general contractorinterviewing, hiring, supervising, and paying individual professionals to do their work in orderthis is always a slower process than allowing a GC to coordinate his preferred subcontractors. Hiring your own subcontractors, though, can save you quite a bit of money, as you eliminate the time and overhead of the general contractor.

The cheapest route of all also typically the one that takes the most time: doing all or most of the work yourself. A very (very) skilled DIYer with plenty of time and a group of willing friends and helpers may be able to finish a bathroom remodel nearly as fast as a general contractor, but very few homeowners fall into that category. And there is the issue of quality: good contractors will do the job professionally, while many DIY installations will be recognizable as the work of an amateur.

While there are exceptions, the formula plays out true to form in most instances:

The choice of whether to do the work yourself or to hire pros (a general contractor or managing your own subcontractors) will, of course, depend on your assessment of your own skills, but also on your budget and your time schedule. If you have limited DIY skills and the small bathroom is the only bathroom you have, then getting the remodel done quickly and correctly is worth the extra cost of hiring proseven if it means taking out a loan to do it.

On the other hand, if your home has one or more additional bathrooms that can fill in,and if you have moderate to advanced DIY skills, then there is no reason you can't take your time and do all or most of the work yourself. This route also has the advantage of giving you the time to find and buy all the materials for your bathroom, which can offer huge cost savings.

There are also contractors who are perfectly willing to split the work with energetic and skilled homeowners. You can, for example, offer to do all the demolition and painting/finishing work yourself, in exchange for a discounted bid from a general contractor. And if there are other tasks you are able and willing to take on, discuss this with your contractor. But make sure to discuss itup front. Time is money for a general contractor, and he will not want his progress delayed while a homeowner dawdles over installing the ceramic tile floor, for example.

Bathroom contractors always provide you with a range of choices as you select materials and fixtures, but you can still expect to pay some markup on those materials. There is no better way to reduce costs than to do your research and look for discounted materials from online sources or local retailers who might be closing out last year's product lines. If you have the time and a place to store materials, buying everything you need to remodel your small bath well in advance will make your remodeling job much cheaper and much faster.

A word of warning: some general contractors willinstall the materials you choose and buy yourself, but others prefer to (or even insist on) working with the suppliers they are familiar with. If you are working with a contractor, discuss this up front and make sure you are in agreement.

A general overview of the remodeling process will help you determine where you can save time or money.

    1. Usea corner sink.In very small bathrooms, a sink configured to fit in a corner can be a great space-saving option. Even pedestal sinks can be difficult to fit in very small bathrooms.

    2. Use a shower curtain or sliding shower door.Shower doors that pivot on hinges may not work for small bathrooms. Instead, use a shower curtain or glass shower door that slides on tracks.

    3. Choose avanity with rounded corners. In tight spaces, vanities with sharp corners can be hazardous. A vanity with rounded corners can prevent bruised hips.

    4. Extend the counter over the toilet.A little extra counter space created when thevanity counter extends over the adjacent toilet can be surprisingly effective.

    5. Use large-scale patterns.Large squares, wide stripes, and other large patterns can fool the eye and make spaces seem larger.

    6. Mirror the wall.Intight spaces, having a mirror occupy the entire wall behind the vanity can help two people to use it at once.

    7. Mount the towel bar on the door. When space is limited, mounting a towel bar on the shower door or the back of the entry door keeps towels at easy reach.

    8. Choosea trough sink. When mounted on a wall, the low profile of a trough sink frees up floor space for storage.

    9. Usea vanity with open shelves. Open shelves offer storage without swinging doors that can get in the way in a small bathroom.

    10. Use a wall-mounted faucet.Mounting a faucet on the wall allows for a smaller vanity, which helps free up space in a small bathroom.

    The Basics of Roofing Replacement

    - March 13, 2019 by Mr HomeBuilder

Of all major home repairs, installing new roofing is arguably as important as it gets. Though a new roof isn't all that glamorous, you'll understand its importance in a big way should an old roof fail, allowing water to destroy the inside of your home, from the attic insulation, down through the painstakingly remodeled kitchen, right on through to the basement family room with big-screen TV. Fewer home problems can be more disastrous than a failed roof.

Roof replacement is not something to take likely, nor is it a repair that should be delayed. When you sense that your roof is nearing the end of its useful life, brush up on these basics before soliciting bids from roofing contractors.

Your choice of roofing materials often depends on your locality, as much as on your own personal taste. In some regions, for example, metal roofing is a common selection due to its fire resistance, while in other regions, the predominant home styles might call for a Spanish-influenced tile tool.Roof pitch (angle)also affectsthe kind of roofing materials you can use. For example, wood shake shinglescan be used for steeper pitched roofs but are not suitable for flatter, low-pitched roofs.

The most common choices for residential roofing include:

It was once common to lay a new shingle roof over the preexisting layer at least once, or sometimes even twice. This is no longer allowed in some jurisdictions, where complete tear-off of the previous roofing is now required. Even where layering is allowed, applying a new layer of shingles over the old should be carefully considered on the basis of its pros and cons:

Several factors go into the cost of a roof, beginning with your choice ofroofing materials (ranging from cheap three-tab asphalt shingles up to architectural shingles or even slate). The roofing contractor you choose, the pitch (steepness or your roof), and the square footage of your roof are other factors that affect the cost.A rock-bottom, three-tab composite roof for a small home may cost as little as $7,000. Nationally, a typical roof using architectural asphalt shingles costs between $3.50 and $5.50 per square foota cost that includes all demolition, permit fees, waste disposal, and cleanup.

Typical average costs of different roofing options:

A well-coordinated roofing team is an amazing thing to watchand this is why we pay them to do our roofs. While in most parts of the U.S. the optimal roofing season is from late spring to early fall, skilled crews are able to extend the work season, sometimes even roofing when snow flurries are threatening. There is no reason, in other words, not to hire a skilled crew to roof your home during off-season periods. You may even enjoy lower prices at these times since the labor demand is low. The trick behind getting your roof job shoehorned into the offseasonis having a large team of professional roofers who can knock out the work in hours, instead of days, thus taking advantage of dry periods.

You'll be able to make advised decisions when hiring a roofing crew if you understand the process, as well as the jargon used in the roofing trade.

A moderately-sized, professionally installed roofing job might take only 3 or 4 days. The overall process followed by the roofing crew goes like this:

The roofing business uses some special terminology when estimating materials for a roofing job.

Reroofing a house costs an average of $7,575, with most homeowners spending between $5,215 and $10,066. It's important to note that this price fluctuates depending on factors like:

When you're getting an estimate, it's important to know they're going to quote you on a "per square" basis. For these projects, 100 square feet is considered a roofing square.

The per square rate contains all relevant factors:

Roofing materials alone cost anywhere from $100 per square to $1,000 per square, depending on the type you choose. For an average roof of 17 squares (according to the United States Census, which puts average home size at 2,200 square feet and two stories), that makes for average total product prices like:

Consider that, for most projects, the quote breaks out to 40 percent product and 60 percent labor. You can find more information about your options and their unique pros, cons and prices in our guide to roofing costs.

The removal of an old roof can cost $1 to $5per square foot. The job averages $1,000 to $1,500. Some contractors charge hourly, which can run from$40 to $80per hour. Also, if you have rotting timbers or need new supports for a heavier material, you can expect to pay an extra$1,000 to $10,000, depending on what sort of repair or reinforcement it requires.

Pros often factor removal into the project quote alongside replacement. The rate fluctuates based on material, location, complexity and workload. Removing the old shingles is the hardest part of the job no matter if you're a contractor or a DIYer. While doing it yourself can save about $1,000, pros can do the job safely and efficiently. See our shingle removal tips for more insights.

Labor for roofing projects ranges from $150 to $300 per square or $1.50 to $3 per square foot, depending on factors like the product youre installing and the conditions of the structure. Labor and overhead usually make up 60 percent of the project total. For example, for the average spend of $7,500, $4,500 will go toward labor and overhead.

*The rates are based on the total to install architectural shingles ($350 to $500 per square) for a pitch of 4/12 on a single-story home.

Keep in mind that your roof size will not match the area of your house. You must consider factors like overhangs and pitch. You will learn more about calculating these measurements further on in this guide.

A new shingle roof, including removal costs, is $6,000 to $11,500. Shingles are a popular option for roofing in the United States. Although "shingle roof" often conjures up images of a typical asphalt product, the fact is that unless your roof features a single piece of material that caps the building, it falls under the category of a "shingle" style.

Your shingles might be asphalt, clay, slate, wood or metal. The right choice for your home depends on your tastes and your budget for both installation and maintenance. Each product has its own requirements for care, and it helps to first learn about shingle maintenance and life expectancy.

You can also get impact-resistant products, which come in various types. If you decide to invest in impact-resistant products, know that they:

Learn more about each type below and in this guide to shingle types.

Reshingling a roof costs $5,000 to $10,000 on average. The type of roofing you use will greatly influence the rate for reshingling your home. Different types have their own unique pros, cons and prices.

Asphalt Shingles:Professional asphalt shingle installation costs between$5,000 and $10,000.

Wood Shake:A natural wood shake roof installation costs$10,000 to $20,000.

Metal: Metal roofing installation runs from $5,000 to $12,000.

    Tile:Tile roofing costs $7,000 to $18,000.

Slate: Installing slate roofing costs $5,000 to $14,000 for the average home.

A new roof costs $5,000 to $10,000. However, you might get a quite that initially says $3,000 when you speak to the contractor on the phone. Then after closer inspection, the quote could go up to between$6,000 and $8,000. What your initial quote might not include are the hassles the contractor might run into during the project. These could be problems with your ventilation, gutters, chimneys, etc. Each could drive up the total for the project. When the professional does a walkabout, they will be able to point out problems and reassess the quote based on what they will have to do.

This could be due to a number of reasons, like:

Contractors will explain that there will be an overhead cost when they give you the quote, so you should budget additional funds just in case.

Replacing a garage roof costs $1,000 to $2,000, though your rate will depend on size, pitch and material. Consider adding better ventilation and insulation during this process if your garage needs it.

Replacing a townhouse roof costs $2,000 to $5,000. There are several unique factors for townhouse projects, including those that affect price and responsibility:

A new roof costs $7,500 on average, versus an average of $550 for repairs. Just because you have a leak doesn't mean you need tocall a roofing contractorright away. Here are some cases where you dont need a full replacement.

    Consider replacing your roof when:

Certain products cost more to repair than others. Slate roof repairs cost $700 to $2,000, for example. This is versus asphalt repair costs of $300 to $1,000.

For more information, see this material-based look at when to repair or replace roofing.

Removing slate or tile shingles costs $125 to $150 per square. The basic premise of stripping slate or tile is the same as for asphalt. However, the weight of slate and tile builds up much faster, so the pros have to remove them in smaller quantities. Also, some people re-use old tiles and slate in other projects, so it's not wise to break any that are in good shape. This extends labor time and adds to the total budget youll need. Learn more about the advantages and disadvantages of tile roofing.

Wood shake removal costs $100 to $125 per square. Pros remove wood shakes in a manner almost identical to asphalt except that many crews work horizontally instead of vertically. The first step is always to remove the ridge cap, but instead of working downward to jacks, they roll up the shake and underlayment horizontally from one side of the surface to the other. If you tried this with asphalt, the roll would become too heavy to lift safely or throw into the debris bin.

Removing metal shingles or panels costs $125 to $175 per square. Metal roofs aren't a new concept. Many homes dating to the 1930s have them. The fact that they still have their original metal roofing after almost a century attests to the durability of the material. However, those that have been poorly maintained will need panel replacement. Also, some do not have the soundproofing of modern products, and the homeowner wants to upgrade while keeping a high-quality product overhead.

These products come off in large panels and pros have to cut new panels to shape. They rest on a framework to provide maximum support, and this framework lays on top of the underlayment. The crew has to remove all of this to inspect the boards beneath. While it's a lot of work, it also tends to go quickly compared to other types because the crew can work on large sections at a time.

If the structure is in good shape but could use an aesthetic boost, consider having it painted instead. Painting a metal roof costs $1,200 to $3,700.

Redoing a roof with a different material runs from $7,000 to $12,000 and more. This rate includes the tear-off.

If you are replacing one product with another of the same type, you usually have no major concerns. However, if you are replacing a lighter product, such as asphalt, with something heavier, like slate or clay tiles, you'll want to be sure that your framing can support it. Before going with heavier option, have your frame and trusses inspected and strengthened if necessary to make sure they can support the weight of the new product.

Potential added elements of this project include:

Building a brand-new roof on a home costs $10,000 to $20,000 or more, depending on the products you use. This installation involves the cost of new framing and trusses, underlayment and shingles, and supplies and labor. Metal framing costs more than wood.

To get an idea of how much material youll need for your roof, you have to find the surface area, height and pitch of your roof. Youll use these numbers to find how many squares of material will cover the area. For help with these measurements and formulas, use our roofing calculator and measurement guide.

You can get the height and pitch of your roof without getting on the roof. These methods involve measuring from the ground with weighted string and taking measurements in your attic. Knowing these measurements ahead of time can help you get more accurate quotes from pros in your area, and it can help you get an accurate understanding of the budget youll need. Reference our roofing calculator and measurement guide for detailed steps and formulas.

A new roof and gutters should cost $8,500, as gutter installation averages $1,000 and a new roof is typically $7,500.

Flashing replacement costs $200 to $500 per project area. Project areas are places like valleys in the structure and features like chimneys and skylights. When you replace your roofing, youll definitely want to replace the valley flashing and any cracked or rusted materials.

The roofer wont always need to replace the fascia and soffits when they replace your roof. If these features are in good condition and arent housing pests, they can usually be integrated with the new roofing system. However, if they are in poor shape, its best to get this work done at the same time as your roofing project. Replacing fascia and soffits costs $600 to $6,000. Your expert contractor can help you determine whether or not you should upgrade these features.

Replacing your roof as a DIY project costs $2,500 to $5,000 versus the $5,000 to $10,000 average to hire a professional. This is a sizable job that can lead to all kinds of unexpected complications. You may:

It's because of these unforeseen problems that many people, even those who know what they're doing, leave it to the professionals. Expert contractors will ensure that:

If youre confident in your skills, see this advice on DIY roofing. However, given that a lasts anywhere from 25 years to the life of the building, it can be well worth it to hire a professional. To start on the right track, find a roofer near you.
