Top quality at a fair price Peachtree just finished a 1200 sq.ft. deck of Ipe with a substantial structure and some elevations of up to 15' above ground. The deck is certainly the best quality of construction that I have ever witnessed, and being an engineer I have seen a few. His flexibility and eagerness to work with my design input was a huge plus. If I ever contemplate any more work around here that Peachtree can do they will be the only ones that I call.

The popularity of cedar roofs continues, despite the lesser quality in the product. The need for periodic roof treatments and costly replacements occur in as little as eight to fifteen years. This, in combination with the fact that the cedar used for these roofs is 200 to 600 years old and not being replanted, suggests to me that the time of cedar roofs may have passed, especially in light of the many alternative superior products. The cedar siding used in today's spec. homes is often only half an inch thick and produced of flat grained and tight knot material. Such siding, in order to last, will have to be re-nailed, caulked, and re-stained or painted within two to five years after the construction of the house. My current favorite siding products are the concrete composite systems such as Hardi Board.
The soil around the perimeter of the house and the subsequent landscaping with the associated bark soil covering, often results in soil-wood contact. When siding or framing of the house is in constant contact with the soil, it will likely result in wood damage from mold, bacteria, or insects. Use pressure treated lumber on all decks, and other locations where lumber will continually be wet, and unable to regularly dry out.
While most of the fixtures and surfaces in the bathrooms of today's spec. homes are of good quality, some attention to construction practices and subsequent maintenance is important in this area of the house. In bathrooms where tile is used for the tub or shower walls, most spec. builders use a "waterproof drywall" as a substrate for the tile. While this product is an improvement over regular plaster or drywall, it is not an ideal substrate for tile in a wet situation. Regular inspection of the grout lines for cracks and deterioration should be performed, and careful use of silicone caulk is recommended for repair of cracked grout lines. In those bathrooms where fiberglass tubs, fiberglass tub walls, and plastic laminate is used, it is important to avoid the use of any types of abrasive cleaners.
Interior wall surfaces may require some early cosmetic upgrading. It is not unusual to find a few hairline cracks, especially at doorways and above window corners, and some plasterboard nail pops or corner bead cracking. While such defects are usually not a sign of structural problems, they are deceptively hard to correct. Once the damaged area has been re-nailed, taped and re-spackelled, very skillful re-texturing will have to be performed in order to avoid "bald" or "over textured" spots. It is also not unusual for hairline cracks to reappear over time, since the basic cause of these cracks is due to some continuous movement in the framing of the house. An alternative method of repairing such cracks is the careful use of latex caulk prior to the painting. The elasticity of this material may provide a longer lasting solution.
Many spec. homes are heated with medium efficiency gas furnaces. Given today's fuel costs, this is a very reasonable way to heat Pacific Northwest homes. While most of these furnaces are reliable and give the appearance of operating well without any service for a long period of time, they are complex mechanical devices and should be serviced every one to three years. The high efficiency gas furnaces, those with a rating above 90% in efficiency, are even more complex systems and require service every year. See the topic page on Heating Your Home.
While most of the kitchen appliances are of good quality, there is a tendency by some spec. builders to save a few dollars and install a recirculating, ventless hood over the stove. Such hoods are of no value in exhausting any excess moisture from the kitchen. They also provide very low quality air filtration from the kitchen. Their only benefit seems to be that they can usually contain a light bulb, which helps to illuminate the stove top.

We built a 400 sq. ft. bedroom/bathroom suite onto the front of our home, remodeling the 4th car garage into a new expanded laundry room and foyer, leading to the new bed and bath. They showed up every day and kept to a tight schedule even with a 6 week delay in acquiring a window, through no fault of Las Vegas Remodel; and waiting for Inspectors, sometimes for hours. Our Supervisor, Eddie was always here early, always addressed all our concerns immediately and was completely reliable and trustworthy. The workmanship was excellent, all of the sub-contractors chosen by Las Vegas Remodel did excellent work i.e. painters, carpenters, electricians, plumbers, stucco, roofing, etc. There are always a few workmen that are completely disrespectful of ones home and property but Las Vegas Remodel did their best to remind them of the error of their ways and keep them on the straight and narrow. They never billed me for work until it was done, their contract was comprehensive, their billings precise and itemized, their recommended products of excellent quality and I feel the job was worth every penny I paid for it. I would recommend them to anyone looking to remodel their home.

Built in the early 1840s, St Patricks stands in Sydneys historic Rocks area, with a history reaching back to the very beginnings of Catholic life in Australia. Inseparably linked with St Patricks history is the name of William Davis, an Irishman transported for his part in anti-British uprisings in Ireland in 1798. Davis obtained land in The Rocks in 1809, and in the early years of the colony, when there was no resident priest in Sydney, his home became a centre of Catholic prayer.
In 1840 William Davis donated the land on which St Patricks is built, gifting that section of his 1809 grant bounded by Gloucester and Grosvenor Streets. The foundation stone was blessed on 25 August 1840, and the now elderly Davis astonished everyone when he came forward and placed a cheque for 1000 on the stone, an incredible sum in those days. Davis had prospered over the years through his business ventures, which included interests in grazing and licensed premises. Davis donation was matched by an equal grant from the colonial government.
The plans for St Patricks may have been loosely modelled on St Anthonys Church (1833) in Liverpool UK, and were drawn by William Fernyhough, a Sydney draughtsman. Unfortunately the design did not fit the site, so the architect John Frederick Hilly was employed to re-design the church and supervise its construction. Even then, the church porch extended beyond the street building line, and a special Act had to be passed through the NSW Legislative Council in 1840 to legitimise the encroachment.
Built by Andrew Ross & Co., the church was officially opened on 18 March, 1844, a date chosen in preference to March 17, the feast of St Patrick; organisers were persuaded to avoid St Patricks day itself, lest the opening be marred by inebriated revellers and religious bigotry. Davis did not live to see the building completed, having died the previous August.
William Davis place in early Catholic history in Sydney rests not only on his substantial contribution to the construction of St Patricks, but also on his association with the inept and short-lived ministry of Fr Jeremiah OFlynn, who arrived in the colony in November, 1817. At that time there were no resident Catholic priests in Sydney, and the only clergy sanctioned by the British Government were Anglican ministers appointed primarily to provide religious services for the colonys convicts.
OFlynn had letters of appointment from the Holy See to minister in Sydney, but had been unsuccessful in obtaining authorisation from the British Government. On arrival in Sydney he told the colonys governor, Lachlan Macquarie, that appropriate permissions would shortly be forthcoming from the British Colonial Office, and commenced a semi-clandestine ministry to Catholic convicts and free settlers. Since there were no Catholic churches in Sydney, he used private homes for the celebration of Masses; two such venues were Davis cottage near the corner of Grosvenor Street and Harrington Street, and the home of James Dempsey, another Irish convict from the 1798 troubles, who lived nearby in Kent Street.
When no official papers arrived to authorise OFlynns ministry, Macquarie had OFlynn arrested in May, 1818, and deported him as an illegal immigrant. Whether by accident or design is unknown, but OFlynn left the consecrated communion sacrament in a pyx in Davis home prior to his capture. It became a focus of prayer for a small group of Sydney Catholics, who kept daily vigil before the eucharistic sacrament for a period of 18 months; in November, 1819, the Catholic chaplain on a visiting French naval ship celebrated Mass for local Catholics, and most probably retrieved the sacrament.
Among historians there is some dispute as to whether OFlynn left the sacrament at Dempseys home or at Davis home. There is convincing evidence in support of both traditions, and perhaps the best explanation for the existence of two parallel traditions is that OFlynn left the sacrament at both locations.
Certainly the site of Davis cottage at St Patricks has been consistently revered by generations of Sydney Catholics because of its link with the early ministry of Fr Jeremiah OFlynn, and the tradition of the veneration of the eucharistic sacrament there during 1818-19.
