What Is Cheaper Adding a Second Story Addition or a …

    - March 7, 2019 by Mr HomeBuilder

You definitely need more space in your one-story home, but you love the location and dont want to move. Your options are basically building up by adding a second story or building out by putting in an addition. While cost is always a consideration when making a decision, the nature of your space needs will also dictate the best way to move forward.

There's no surefire way to determine whether adding a second story or an addition is the less-expensive way to expand your living space without considering the details of the property. For some homeowners, the addition is less expensive, but for others, adding the second story is a better alternative.

If you have a growing family and too few bedrooms or baths, building up or out are both good options. However, if your primary needs concern more recreational room, such as a den or playroom, then it may make more sense to build an addition than to add a second story. Thats because you must concern yourself with your homes resale value, and most people prefer a ground floor family-type room rather than one based upstairs. Traditionally, the second floor is the province of bedrooms and not the place where you might entertain guests. If you want a bigger kitchen, it certainly doesnt make sense to put it upstairs.

Your propertys size and shape will play a big role in your decision. If you have a large backyard, an addition wont have as much of an impact as it would if your rear yard is relatively small. In some cases, you wont have a choice, as your backyard is simply too small to accommodate the kind of addition you desire. Consider whether you may want to make other improvements to your property in the future, such as installing a pool. Many homeowners realize they can have a buildout addition or a pool but not both. If you really like your yard, building up makes more sense.

Before making a decision, contact your municipality about the zoning laws in your neighborhood. Your town likely has ordinances regarding setbacks, which limit how close you may build next to your neighbors property line. By the same token, a town may also have laws on how high you can build a home, but relatively few municipalities preclude building a second story per se. If your home is in a historic district or planned community of one-story homes, you may not have the option to build upward. However, if you have your heart set on an addition and your plans dont meet the setback requirements, you may have the opportunity to go before a zoning board of adjustment and make your case as to why the board should grant you a variance and allow you to build. Since your immediate neighbors are notified of your plans, it may prove best to discuss your plans with them ahead of time to see if they will lodge an objection.

In general, it is less expensive to build up than out, but that comes with a lot of caveats. According to HomeAdvisor, the average cost for building additions is between $80 to $200 per square foot without regard to whether it is up or out. While it is usually cheaper to build up than out, thats just the actual construction expense. When you add another story to your home, you will probably have to relocate until the work is complete, as the contractor must remove the roof. Unless you have friends or family willing to put you and yours up for a while, youll have to rent another dwelling or stay in a hotel during this period, and those costs are considerable. If youre building out, you will have to deal with the dirt and disruption of construction, but you can generally stay in place.

Costs also vary depending on exactly what the contractor must do. An addition usually costs more because the builder must perform excavation work and install a new foundation. When construction is near completion, the contractor must open up the exterior wall of your home so the old and new are joined together. However, if you decide to build up, you have to make sure your current foundation is strong enough to support another story. If the foundation requires retrofitting, the expense includes removing your existing walls, which will raise your costs substantially. Keep in mind that adding another story means adding a staircase, which will take up precious floor space on your first floor.

One of the least-expensive additions is a sun room, which can double as a comfortable playroom or family room. The average prefabricated sun room costs about $16,315, according to HomeAdvisor. If you live in a warm climate, you dont have to worry about heating the sun room, and if you live in a colder area, you can save money by not heating this room and only using it during three seasons.

If your home has an attic, an attic conversion into a bedroom and bath or a family room may give you the space you want at a lesser cost than either building out or adding a true second story. While you may have to replace the roof if it is old or leaking, that often means just putting a new roof on top of the old roof, which a contractor can usually accomplish in a couple of days. Expect to pay between $50,000 to $65,000 for an attic conversion. Unlike a second-story conversion, you wont have to vacate the premises while work is happening.

The only way to know whether building up or out is less expensive is to go over the numbers with your contractor or architect. Figure that the latter will cost between 10 and 17 percent of the budget, but its important to hire an architect in most circumstances to ensure the addition complements the house. While an architect is necessary for a build up, if your addition consists of just one room with a one-door entry to the main house, a general contractor should fit the bill. If you go that route, ask to see similar work the contractor has done. You dont want to end up with an addition that looks tacked on to the rest of the house and is aesthetically unappealing.

Compare the costs of prep work. While excavation costs average $2,559 per HomeAdvisor, if your addition is larger than average, youll end up paying more. Concrete for footings is approximately $75 per cubic yard, while support beams and roof trusses run between $15 and $30 per square foot. Then there are the individual decisions, such as what type of flooring you want to install. Vinyl flooring is the least expensive, but its far less attractive than costlier wood, ceramic tile or natural stone.

When it comes to costs, you should also factor in how much an addition will add to your homes value. You will rarely get a 100 percent return on your money for an addition, meaning that if you spend $75,000, you can't necessarily add that amount to the value of your home. However, some additions pay back more of what you spent than others. Add a master suite and you could get 63 percent of your investment back when you sell. A new bathroom adds about 53 percent, and a sunroom adds just under 50 percent.

Clean Your Gutters: A Home Maintenance How-To | The Art of …

    - March 7, 2019 by Mr HomeBuilder

Cleaning your gutters is one of the un-sexiest home maintenance chores you can do. Its usually dirty, youre moving the ladder a lot, youll likely get wet from flushing the gutters, and its not exactly something you can show off once youre done (like you can with a clean and organized garage). Not doing it regularly, though, can spell trouble for your home. If the gutters are too full, water can actually damage the roofing and the fascia (the boards behind the gutters, rather than the tough tissue in the human body). Overfull gutters can spell trouble below deck as well, aswater pouring over the gutters versus going cleanly down the spouts can mean water getting to your foundation, and possibly into your basement and crawlspace. The torrents can also do a number on your garden beds if theyre right under the gutters.

While its a simple task, below I offer afew reminders and perhaps a couple new ideas on how to keep your gutters clean as a whistle, and thus protect your home for years to come.

Twice a year once each in the spring and fall is the recommended amount and timing for cleaning your gutters. In my neighborhood though, we have plenty of trees, meaning Im doing it much more than that. After a big storm, or even just a couple months of wind and rain, Im up there cleaning them out, even if its just to remove a downspout clog. And in the fall alone I do it a couple times as well with the bevy of leaves we get.

Its far more pleasant to wait until your gutters are dry to clean them out. Otherwise theyre quite mucky, which makes them harder to de-gunk. Its also not a bad idea to check your gutters before youre forecasted to get a big storm. Ive sat in my dining room and watched the rainwater pour over the gutters and into the garden and foundation, which I probably could have prevented by doing a quick 10-minute sweep of even just the spots near the downspouts. Better to do this chore too much and keep your foundation safe than not enough.

Dont attempt to clean your gutters from the roof. Youd be turning this chore into a needlessly dangerous proposition. A ladder is going to be your best bet. Make sure youre following best practices for ladder safety; cleaning out gutters is a simple task but it can quickly go awry if you arent paying attention. Perhaps most pertinent for this particular chore: dont reach out further than is safe to do. Its easy to think you can lean out as far as your body will take you, since it means moving the ladder less, but remember, keep your waist between the rails. Dont contort yourself trying to get an extra few inches; the risk isnt worth it. Since youre moving the ladder a lot, on potentially unsteady lawns and gardens, also be sure you have stable and even footing; get a spotter if needed.

Standoff stabilizers so you can clean your gutters without wrecking them.

If youre using an extension ladder, its a good idea to get whats called standoff stabilizers. These will prevent the ladder from lying on the gutters themselves, which can cause damage.

For collecting the debris (rather than leaving it scattered about your property), you can lay out a tarp underneath your gutters, and just move it along with you when you move the ladder. If using an a-frame ladder, its also easy to use a bucket with a handle, which can be attached to one of the built-in hooks on the top of most ladders.

Using a small garden trowel, or just your hands with a pair good gloves, scoop out the leaves and sediment, starting at the downspout. In my experience, your hands are a better tool for this job. Theyre just all around more maneuverable; getting downspout clogs loosened is far easier with hands than a trowel.

When youve cleaned as much as you safely can in one spot, move the ladder on down and repeat the process with all your gutters. Once youve got all that you can with your hands, use a hose to flush the finer debris, starting at the end opposite the downspout. Let it run for a minute, and ensure that water is coming cleanly through the spout. If its just trickling, you know you still have a clog. In that case, run the hose at high pressure right into the downspout to clear it.

If youre not the home handyman kind of guy, there are several options for alleviating this chore altogether. Gutter whiskers and other insert-type products simply lie in the gutters themselves and prevent leaves and other gunk from building up; theyre rather expensive though. Mesh guards are far cheaper, and act as just a netting over the gutters. Yet another DIY option are snap-in plastic covers, but you have to ensure that your gutters are compatible before committing to buying them for your entire home. Exploring these options is on my own home maintenance list for this fall; if you have recommendations, please let me know!

    - March 7, 2019 by Mr HomeBuilder

Keeping your gutters clean is one of the most important ongoing maintenance projects for your home.

Though you might not realize it, your gutters actually have an important role to play in keeping your house safe from water damage. Clean gutters funnel water off your roof and safely into your perimeter drainage system. This keeps the water away from the foundation, so it doesnt cause damage to your home. Shack Shines professional gutter cleaning service makes it easy to ensure that this important task is done safely and properly.

Our friendly, uniformed technicians will take care of all your gutter cleaning projects safely, efficiently, and effectively. Everyone knows clean gutters are critical to maintaining your home, however its a job most people dont look forward to. Hauling ladders around your home, scrambling onto the roof and trying to access those hard to reach areas can make gutter cleaning a difficult and dangerous task. With our state of the art equipment and professional training, Shack Shines friendly, uniformed technicians will take the worry out of cleaning your gutters by doing the job safely and efficiently in just one detailed visit.

If you dont keep up with regular gutter maintenance, you can end up with all sorts of problems. The most common issue is overflowing water, which can seep into your home and cause damage. You could end up with water seeping into your siding, basement, walkways, and foundation. You also risk doing damage to the gutters themselves, as the weight from water and leaves can cause them to sag, and sometimes become detached from the house.

Also the wet, swampy environment created by clogged gutters makes it a perfect breeding ground for insects and can attract other pests. Thats definitely a problem you want to avoid! This is why its so important to stick to a regular maintenance program.

To be effective, your gutters need to be cleaned more than once per year, depending on your climate and the density of trees. The peak times to clean your gutters are in the spring before the heavy rain, and in the fall when the leaves come down. If you stick to this schedule, youll minimize the risk of water damage to your home, and ensure that you wont have to replace your gutters any time soon.

Thankfully, Shack Shine has made it easy for you! By signing up for our annual maintenance program, you will get priority on our schedule for the busy gutter cleaning seasons, and will be able to easily bundle your gutter cleaning service with our other house detailing services. Custom Touch Homes

    - March 7, 2019 by Mr HomeBuilder

Custom Touch Homes does not build manufactured homes or mobile homes. Not even close. Custom Touch Homes builds structures customized to your wants and needs. Custom Touch does not build your structure as a typical modular structure. At Custom Touch Homes, we are anything but typical.

The Custom Touch structure is usually built as an entirely complete home, capable of being transported in widths up to 36 feet and up to lengths of 90 feet, complete with an intact roof in most cases. Simply secure it to the foundation, hook it up to the electrical service, complete the plumbing and turn the key. We can make your structure literally stop traffic, both on its way down the road to your site and when the neighbors drive by. Building your structure in a factory setting allows Custom Touch to control the weather simply by keeping all of the weather outside where it belongs. We use every one of those 260 working days a year to our advantage. We dont have to wait for a foundation like a site-built construction must do. While you are excavating the site and pouring the foundation, we will be building your structure and saving you valuable time. The Custom Touch structure is the closest thing to a site-built structure that is still built in a manufacturing plant. As such, the construction and inspection processes are similar to that of site-built construction than the typical modular in-plant construction and inspection processes. But Custom Touch takes the site-built comparison a step further. We use a 32-point inspection that will not allow a noncompliant item to be covered up. Site-built inspectors will let your contractor cover up construction simply because the inspector cant make it to your home. So why not come to Madison, South Dakota and see what Custom Touch Homes can do for you?

Lawn Lime Treatment: Should You Add Lime To Your Lawn?

    - March 7, 2019 by Mr HomeBuilder

Depending upon where you live, adding a lawn lime treatment to your lawn is as necessary as adding fertilizer or even mowing it on a regular basis. Unless the pH of the soil is determined by a soil test, the fertilizer you apply may provide little benefit to the lawn. If your soil is too acidic, meaning that the pH is below 6.5, the fertilizer is not properly utilized by the grass plant and the lawn will appear weak and have a dull green to yellow color.

The soil in some areas of the US is naturally acidic, so adding lime every year is a necessity. For other parts of the country, having a soil test will help determine if lime is needed to counteract acidic soil or sulfur is needed to correct soil that is too alkaline. The most common soil pH problem involves the soil being too acidic.

There is other valuable information that you can learn from a soil test beside the pH level, such as the amount of phosphorus and potassium that the soil contains. There may be a situation where the addition of supplemental nutrients is necessary. The other reason for determining the pH of the soil is that applying lime to a lawn that has a high pH can harm the lawn instead of helping it. If the soil test of the lawn shows it to be very acidic, yearly tests may be necessary.

A lawn lime treatment can be applied at any time of the year, but spring and fall are probably the best times to apply it. The main reason to do so is that is when the most rain fall occurs. An added benefit for a fall application, is the normal freeze and thaw cycles help break down the lime and allow it to work faster.

If your lawn does not seem to respond to fertilizer applications and appears weak and has a dull color, contact your neighborhood lawn care professional at Spring-Green. They can advise on the best practices to help ensure a healthy, green lawn, including soil samples and lawn lime treatment applications.
