The University of Louisiana at Lafayette will begin construction next week on a project to bring nearly 600 new beds and 5,000 square feet of retail space to campus.
The apartment complex is the latest step in UL Lafayettes ongoing effort to expand and renovate on-campus student housing.
Once built, the facility will offer students a choice of two-, three-, and four-bedroom units. Each furnished apartment will have a full kitchen, and washer and dryer. Meal plans will be offered, but not required.
The complex will include five buildings with 591 beds on a 12-acre tract at the corner of Johnston and East Lewis streets. One of the buildings that will front that intersection will have 4,883 square feet of retail space on its first floor, with apartments on the second and third floors.
The complexs outdoor recreation areas will include a swimming pool, sand volleyball court and grilling pavilion. A clubhouse will feature a fitness center, study and game rooms, and a lounge.
The facility is scheduled for completion by Fall 2019.
Plans include 632 parking spaces for residents, guests and retail customers. More than half of the spaces will be located on the east side of Coulee Mine, which runs through the tract. A new pedestrian bridge will connect the properties.
The University acquired the Youth Park in 2012 when it sold its former horse farm now Moncus Park to Lafayette Consolidated Government.
The dog park, skate bowl, dirt bike track and ball field on the site will be eliminated. A restroom building, set of bleachers, and some maintenance and storage facilities will be removed.
The agreement when the University acquired the park property from the city was that as long as we did not have plans to develop the site, the dog park and skate bowl could stay temporarily. But obviously, the housing project will affect them, said Bill Crist, UL Lafayettes director of Facility Management.
The University allowed public use of the Youth Park during the design phase of the student apartment complex and as plans to develop Moncus Park were finalized. The Youth Park will close May 9.
Dog owners have alternatives to Youth Parks dog park. LCG built a new dog park in Brown Park in Upper Lafayette, for example.
Also, Lafayette Central Park Inc. is including a dog park in Phase I of the Moncus Park construction that recently got underway. Phase 1 is expected to be finished in 2019.
LCG also maintains a dog park at Graham Brown Memorial Park, 1234 E. Pont Des Mouton Road. LCG may add another pooch playground at Beaullieu Park, 411 W. Bluebird Drive, later this year.
Cajun BMX Park, a 1,200-foot, all-dirt public bicycle racing track, recently opened at Picard Park in Milton, Louisiana.
The ball field at Youth Park is no longer in use; teams play at other city-parish facilities.
Were considering options for an alternative to losing the skate bowl, said Aaron Martin, the Universitys chief communications officer.
UL Lafayette currently can accommodate 3,180 students in its residence halls. The complex's additional 600 beds would enable nearly a quarter of its student population to live on campus.
Residents of the new apartments will range from sophomores to graduate students.
Construction of the five buildings on the site is anticipated to cost $48 million. The University of Louisiana System Board of Supervisors has approved the expenditure of up to $105 million if the University chooses to expand the apartment complex on this site.
The project will be financed through a partnership with the private, nonprofit Ragin Cajuns Facilities Inc.
Ragin Cajun Facilities Inc. maintains funds needed to design and build student housing and other University-related construction projects. It qualifies for tax-exempt status because it is a nonprofit. Bond funding enables the University to construct facilities without having to compete for state capital outlay funds.
RISE Real Estate, formerly known as Ambling University Development Group, is project developer of the new apartment complex. Niles Bolton Associates is the architect, and The Lemoine Company is the general contractor.
Contractors working on the project are expected to comply with all city noise ordinances, according to Crist.

(My Inspector) came out and checked the home in order to validate our termite bond. He provided me with knowledge of how to make my grass greener, get rid of some moles that I did not even know I had, and get rid of a pesky armadillo.

The cost of tree removal varies according to a tree's location, height, width, number of branches and proximity to utility lines or other obstacles, according to Atlanta-Tree.com[1] . Typical costs:
Simple medium height live locust tree. 1 man 2 hours just downed not cut up or removed. Job done less than 24 hours from initial contact. Just clearing a lot for a new home and this one tree couldn't be handled by us we needed a professional to ensure the safety of our neighbors homes.
The hemlock that required removal was rather large with a double trunk, (800.00). Another very large hemlock with multiple trunks had corrective pruning for 300.00. A very large sugar maple was pruned to reduce the size for 500.00 and a Crimson King maple required lighter pruning for 200.00. We had five, well-established trees worked on for 1800.00 total, including wood chipping/clean up, which was reasonably priced.
The cost of tree removal - and tree services in general - varies depending on type of tree, size and age of tree, as well as city and state laws. Not to mention the integrity of the providers. The best reviews I've found thusfar have been for Oregon Woodsmen in Salem, Oregon (http://oregonwoodsmen.com). They consult with you first, go over all your options, are knowledgeable about the tricky laws (Oregon is super protective of its nature), only charge you for what's needed, and finish their work in a timely manner.
Total was $3,500. Davio agreed to take down Limbs on Rope, instead felled large Oak which was near septic system drain station,Hoping no damage to septic. One large tree in back was also not lowered down by rope but was cut & dropped. Tore up most of my back yard. Filled some holes in yard with clay&rocks from Yard next door. Gave good dirt to my neighbor's driveway. My beautiful mountain Laurel is missing which Davio said would be saved. This has been an expensive nightmare!
One-Half of a Large Oak was already on ground. But They did not cut & lower limbs of other trees which was part of deal&price, $3600. Other Trees were dropped,& hit ground hard, septic system was under them. They took wood BUT Grass & yard torn up and was told that it wouldn't be. They took my Mountain Laurel plant which was to be left. They left trash & didn't clean all tree debris.Coming back to grind stumps. My advice ask all questions & get everything in writing.

This tree's base is over 72 inches in diameter. Close to garage, branches over garage, and its pulling up my foundation and garage floor. I got several bids they ranged from 2300.00 to 1000.00. The highest bid did not include removal of wood and the brush would be dumped on my property. He was NOT reputable, saw a woman asking for quote and thought he had a sucker.
Multiple neighbors were complaining after the last big storm that they felt our tree was unstable and could topple. We contacted alys tree service who we'd used before for trimming and they removed it and cleaned up for 1200. We had called another company and got an estimate for 1700. Some other guys in the past had said they'd try to remove it by tying a rope to the top and a pick up truck and trying to yank it out for cheap, but they seemed kinda shady. I like getting it done properly, they climb up and chop of a chunk and lower it, then lop of the next chunk, all the way top the bottom. Later they come back with a stump grinder. Since the tree was in our front yard, we called the city first to make sure it wasn't a street tree, and we got the ok. Was glad the city was able to come out quickly to give the ok on the tree, but I think it's weird that the rules seem so fuzzy.
Im with jon davis tree service. Any tree service that gives a price over the phone is dumb. there are many things that make the price. How close is it to power lines. Most states require you be (lineman certified)this employee will be higher paid. So will the cost of the job. How close can you get your chipper to the tree. If you can get you chipper close to the tree it will cost less, then one you have to drag branches 200 yard. Is it over a house, fence, etc.. Can the company sell the wood. Firewood does not sale well in Florida. You can not guess the price of a tree. A dead tree is more then a live tree. A live tree that has shed its leaves will cut cost. they removed two trees around 35 ft high, it took 3.5 hours per tree.
Charged 1550 to cut down 4 pine trees. Two were already dead and located far from house. The other two were live and located close to house, and the men had to climb at least 70 feet and limb them first. They also completely hauled off everything, but left the stumps since the trees were in a wooded area. Four men, roughly 8 hours of work. Insured, professional.
My neighbor's tree didn't fall but it was leaning precariously. It was a crab apple tree. Thank God it didn't hit the house. This price included hauling it away.

No other company comes close to the service they provide. Pin oak trees are a royal pain and when carpenter ants get into them they become a hazard. We had to have one removed and got several quotes which ranged from 600 to over 1500. These guys got the job and did an excellent job. They provide proof of ins. and the others wouldn't. I highly recommend them.
Came out the same day I called to give estimate. This estimate is for one oak tree only, about 3 ft diameter.To remove two large trees, $4600. I am still getting estimates.
Climber and 3 man team removed about an 80' pine and maybe a 90' oak leaning on the pine for sunlight in about 4 hrs. They cut the oak into 16" sections and stacked it for me to split later. Hauled away the pine and cleaned up all debris. Took down a 100' pine the next day and hauled away, cleaned up, and left stump, this cost me $1000.
The tree service had to cut and rope each piece down, and they cut it into long sections which they hauled away (to sell, no doubt). We asked that they leave a few loads of firewood, but they did not leave us anything except mud and stumps. I am having a hard time knowing that we paid them to take down a healthy (although damaged) hard wood tree which they they sold. That is stealing in my opinion!
Found this company on Google maps. The climber took his time and had everything roped down safely avoiding my house and wires. The cleanup and removal of debris left me with a good sense of normalcy. Defiantly recommend
I seen a ad on craigslist for this company, they primarily do driveway sealcoating, but offer tree cutting services, they came with 3 guys, cut down my oak tree that was 4 feet from my house, in 4.5 hours, to the stump, worked total of 10 hours, cut all the pieces in fire wood size chunks, split it all and stacked it measured the amount of wood the tree gave, was about 1.25 cord. I did not want the wood, they offered to sell the wood for me no cost, they did the advertisement for me and the wood sold on craigslist for $300.00, a guy came paid me and picked the wood up and I made my money partially back for the tree removal I very pleased with the work, and this company gave me the cheapest stump removal service which the money I made for the wood paid for it. I am very pleased with the service and the cleanup all the limbs and other debris was removed. This company was very professional and very safe. I recommend them to anyone.

How much does it cost to install new carpeting?
Carpeting is an attractive, soft, and comfortable floor covering suitable for many rooms in the home. Available in a wide range of styles, materials, and depths, carpet is often seen as a warm, inviting flooring surface. While throw rugs can be put down by anyone, real wall-to-wall carpeting must be installed by professionals. The material needs to be measured, stretched, and tacked down properly to avoid wrinkles or hazardous nails.
While carpeting has a wide range of prices, the average homeowner pays between $7 and $12 per square foot ($63-$108/square yard), with the average installation size roughly 10-feet by 14-feet for an average cost of $980 to $1,680.
Keep in mind that carpeting is usually sold by the square yard, around 9 square feet, with the average roll being 12-feet wide. While this will not impact the cost of your installation, it does make it more difficult to compare costs with other materials like hardwood. For this reason, prices will be given in both square foot and square yard measurements.
Like all materials, carpeting has its attributes and its drawbacks, so it may not be right for every project.
Carpeting has a wide range of associated costs. Some materials, like wool or Berber, for example, may cost more than synthetic options.
Because carpeting is sold by the yard, the larger the area you are carpeting, the higher your total costs will be. This is also true for the padding2 you choose to go under your carpet since the thicker the padding, the higher the cost.
Stairs, corners, bump outs, and other irregularities in the installation may also impact the total cost of the installation. If you are carpeting over concrete and need a vapor barrier3, this may also add to the final costs.
Before new carpeting can be put down, a lot of prep work needs to go into the job. The amount and type of prep is dependant on the surface you are carpeting and its current condition.
The first step involves your subfloor4. If your subfloor is old or unstable, it may need to be replaced. If your subfloor is made of concrete, it may need a vapor barrier to help prevent moisture from seeping into your new carpeting. If you need a new subfloor, this will be installed by a carpenter. Typically, this costs around $70 an hour at a rate of 2-3 hours work for a total of $140-$210 for a new subfloor.
Your installer will put down a carpet pad over the subfloor. Carpet pads act as a shock absorber beneath your carpet. They make the surface more resilient, as well as more comfortable. Each type of carpeting has a recommended pad type and thickness. While you may have options, its always best to choose the pad made specifically for the carpet youre having installed.
The general rule of thumb for carpet pads is to make sure that they fall between -inch and 7/16-inch thick with 6 pounds per cubic foot density. If installing a Berber or other low-profile carpet, however, you will need to use a pad that is less than -inch thick with 8 pounds per cubic foot density.

You know better, of course. The next step is to be knowledgeable and prepared for the big day when the new carpeting will transform your home.
Being ready for the installation of your carpet will make the entire process go faster and more efficiently.
Knowing what to expect and being prepared will also be a lot less stressful on you, your family and your home.
Carpet installation is a skill that is developed through years of experience, so using professional installers is just plain smart. Also, understanding the basics of carpet installation will increase your knowledge of the process and enhance your confidence in the professionals working in your home. Some of these basics follow.
This shows the overall layout of the carpet, the correct placement of seams and transitions, and assists them in the preparation and cutting of the carpet.
While seams are inevitable, its the professionals who excel at minimizing and hiding seams. They call on years of experience and tried and true methods. Case in point: theyll insure seams are placed away from areas subjected to pivoting traffic, and not run seams perpendicular to doorway openings.
Some carpet styles can show the placement of the seam tape more than others. This is referred to as telegraphing, or peaking, and it is particularly noticeable in low cut pile and looped carpets. A seam may be excellent and considered tight but can still be seen.
You should keep in mind that, occasionally, additional carpet must be ordered to better match patterns at the seams, which will add to the cost.
The pros know what to do about transitions. When two different flooring products meet say, carpeting and a hardwood floor its called a transition. Your professional installers will try to match the surface heights of various flooring products to minimize transitions.
Furniture is step one. Remove all furniture and other objects and materials from the areas to be carpeted. Some installers will move your furniture, but there may be an additional charge for doing so.
Before moving, youll also need to empty the contents of china cabinets, closets and the like.
Please consider how your old floor covering will be taken up and disposed of. This can be a time consuming and messy task. We would be happy to discuss removal options with you.
If you prefer to remove your present floor covering, do it at least one day prior to installation to allow for cleanup and floor preparation. If removing old carpet, please leave tack strips in place and pull the staples out of the floor from the original pad.
You should know that, in many cases, moldings and baseboards need to be removed for carpet installation. Your installer may do this but at an additional charge and they will probably not be responsible for damage or beakage due to dry or brittle wood.
Painted baseboards, woodwork and paint may need retouching after the installation is complete. If necessary, this is your responsibility.
Your existing subfloor may need to be prepared to receive the carpet, or a new subfloor may be required. This is a job best left to the professionals and, again, we can help you with these decisions.
When carpeting is installed, theres always the possibility that the doors, especially closet doors, basement and bedroom doors, may not clear the new carpet and swing free. Another thing to keep in mind is how the color of carpet affects the apparent size of the room. Lighter colored carpet will visually expand the size of the room. Darker carpeting will seem to bring the walls closer together, and create a more intimate feeling.
Some installers will remove doors in order to install the carpet and re-hang them if possible. They probably wont shave or cut down doors to insure clearance. You may need to arrange for a qualified carpenter to provide this service after the installation of your new carpet.
Installing new carpet will produce waste.
Usually these materials are collected by your installer and left at your trash collection site. Check with your retailer before the day of installation so youre clear about the clean up, if there are added costs to do so, and ask about the plan for carpet remnants.
Be prepared to be at home the day of installation and be available in case the installation crew has questions. Your presence will insure that the correct carpet is installed in the right areas. Because it is difficult to estimate the length and circumstances of each job, some installers may not be able to give you an exact time of arrival. We suggest you be flexible and keep in touch with your retailer/installer.
Your installers will use a variety of tools and techniques that can make the work area hazardous. Please make sure that your children and pets are kept out of the work area on installation day.
We recommend that, prior to the completion of the installation, you walk thru the job with the chief installer. This will give you the opportunity to ask questions and be clear on any final details.
If you are sensitive to odors, good ventilation should be established. Some of the chemicals used in the construction of carpet, as well as the adhesives or hot melt seaming tapes, can have an odor for as long as 48 to 72 hours after installation. So be prepared to provide the room with adequate ventilation.
Shedding is a natural part of a new carpet. Frequent vacuuming for the first few days should remove any loose fibers from the carpets surface.
Sprouting refers to small tufts or loops of carpet that become visible after the installation. Use a small pair of scissors to carefully trim the loose fibers flush with the surface of the carpet.
Finally, if wrinkles or ripples appear in the carpet, it may be necessary to re-stretch the carpet. Please contact us to have this done professionally.
