    Pleasant Grove’s Valley Grove project heads vertical – Daily Herald

    Construction trucks lined up Wednesday for an intricately timed dance of delivering tons of cement for Pleasant Groves Grove Tower office building.

    Despite weather delays, the crews were there Wednesday afternoon to pour the footings and foundation for the 192,000 square foot office space set to go vertical just near the northbound Interstate 15 freeway onramp and Pleasant Grove Boulevard. The building will be six stories tall, and will be able to house about 1,200 employees.

    It is the largest multi-tenanted office building between Provo and Sandy, said Daniel Thomas, regional partner for St. John Properties. St. John is the development company behind the 65-acre Valley Grove development project that will eventually house almost 25 other buildings in addition to the Grove Tower.

    The project brings an estimated $250 million investment into Pleasant Grove and will include one million more square feet of various types of office and retail space.

    We are thrilled with the investment St. John Properties is making in the gateway of our city. The Grove Tower represents the breadth, depth, and quality of their company as much as the development they are building, said Pleasant Grove Mayor Mike Daniels. The project firmly establishes Pleasant Grove as the business center of the valley.

    Thomas agreed that the site is a prime spot for this development, as it sits in the heart of Utah County, with unparalleled access. Instructure, an education company, has expanded into Utah County, and is already signed on to take the top two floors of the Grove Tower. Thomas cant share specifics on other tenants, but hes been excited about others who are coming in as well.

    Were finding financial users, medical users and real estate. Pleasant Grove is a great location for a diverse group of businesses, Thomas said. Were serving more than just the tech community.

    The project started with two low-slung buildings that Thomas calls the show row, fronting the corner of one of the busiest intersections in Pleasant Grove. Thomas said that office space allows users to have highly visible signage and direct access to their offices from the highly traveled Pleasant Grove Boulevard and North County Boulevard.

    Though it will have less signage opportunities, the Grove Tower will have unobstructed 360-degree views of the valley from its floor-to-ceiling windows.

    You put windows 100 feet in the air and the view will be incredible, Thomas said.

    As with many of the buildings in the Valley Grove project, the Grove Tower is LEED designed, though it adds more than a million dollars to the construction costs. Thomas said there may not be a lot of economic benefit initially to a more energy efficient building, but it will lower the operating costs for tenants to the tune of almost 20 percent. St. John engineers estimate the Valley Grove project as a whole will consume 39 percent less energy, 12 percent less water and 35 percent less greenhouse gas emissions.

    Were looking at the building and economic impact over 40 years. We hope were helping to solve some of the smog and air quality problem, Thomas said. We are building a legacy project in the heart of the county. This is a project that will stand for decades, and will be a critical part of the community and fabric of Pleasant Grove.

    The footings and foundation for the Grove Tower started Wednesday, with steel erection planned for May. Thomas said he expects the first tenants to move into the Grove Tower in January.

    Shared office evangelist WeWork is now designing private offices – Quartz

    WeWork made its name renting shared office spaces to startups and other small companies in trendy buildings with fruit water and ping-pong tables. But in a bid to lure larger and more mature clients, WeWork is testing a new business proposition: offices for companies that, when it comes to the workplace, dont actually want to share.

    In recent months, WeWork has begun providing design, construction, and management services to enterprise clients who want a workplace with the companys signature amenities and flair, but would rather pay WeWork to customize their space than lease one of its shared offices.

    What were seeing is that large companies want to be small, Dave Fano, WeWorks chief product officer, told press at a breakfast in downtown Manhattan this morning. What they really want is that space as a service, he added, riffing on software as a service (SaaS), a popular bit of jargon in the tech industry to describe software thats licensed on a subscription basis rather than owned. Community managers, fruit water, coffeethey get the full experience.

    WeWork decided to test an enterprise option after noticing that several companies had booked entire floors in its existing locations, effectively carving out their own offices. WeWork currently has 30 floors among its more than 135 locations that are rented out by single clients, or members. It has five buildings with only one or two occupants. One of them, an unnamed company in Chicago, reduced its leased space to two floors from three with WeWorks assistance. Real estate site The Real Deal also reported this afternoon that IBM has inked a deal for all eight floors occupied by WeWork in a building near Manhattans Union Square, and is set to move 600 employees to the space.

    WeWork has always been deeply involved in the design and management of its office buildings. The offices have a purposeful Silicon Valley vibe, with glass walls, wood-paneled floors, and industrial accents. Theyre designed to create a sense of community, a popular WeWork talking point, but also to be maximally efficient. Weve thought obsessively about the right dimensions for a conference room, Fano joked. The company recently received a $300 million investment from Japans SoftBank and is valued at more than $17 billion.

    That valuation is largely tied to WeWorks ability to brand itself as more than just another property management firm. As the company takes on a more obvious design and development role, its wary of being labeled a glorified facilities manager. Were not ever just going to do design and construction services, thats not for us, Fano said. What we really want to do is reinvigorate the culture.

    He added that WeWork isnt focused on making a profit on development work it does for corporate clients. We dont want to make money on that, he said. We dont want to lose money on that, but were really just letting them leverage our design and construction.

    A lot of the details still need to be hashed out. For now, WeWork is thinking about custom builds and on-site services for companies with 50,000 to 60,000 square feet and at least 1,000 employees. It would also aim to sign these clients to three- to five-year contracts. Thats a much greater commitment than WeWork asks from its typical member, who can rent a desk or office month-to-month. A rotating hot desk starts at $220 a month and a private office at $400 a month. WeWork leases and refurbishes its properties, but doesnt actually own them.

    WeWork believes theres a market for space as a service among companies that aspire to be more startup-like, even if they dont want to share their workplace. Companies are looking to be asset-light and commitment-free, so that they can be nimble, Fano said. Space is the full environment. Its experience as a service, culture as a service. And we see all of those as a subset of the space.

    Tax Credits for Doors and Windows: By The Numbers – DWM Magazine

    The end of the 2016 tax season on Tuesday also marked the end of tax credits for homeowners who installed energy-efficient doors and windows, because Congress didnt vote to extend them. But how many people actually took advantage of those tax breaks in recent years, and which credits were the most popular?

    According to numbers from the Internal Revenue Service (IRS), window replacements were the most common non-business energy property credit (Section 25C) claimed in both 2014 and 2013, surpassing insulation, furnaces and water heaters. In 2014, the most recent year for which IRS statistics are available, 726,903 filers claimed the credit for windows and skylights. In 2013, 843,265 people claimed the credit for those products.

    In 2014, a total of 605,726 taxpayers claimed a credit for the installation of doors. In 2013, the number of credits claimed for doors was 678,220.

    An analysis by the National Association of Home Builders (NAHB) shows that total claims for all energy-efficiency credits hit $5.8 billion in 2009 and climbed to $6.1 billion in 2010, then fell to $1.7 billion in 2011 and finally to $1.3 billion in 2012. Those totals include solar, wind and geothermal power upgrades, in addition to doors, windows, roofs, insulation and other products.

    Changes to the rules explain why fewer people used the credits for fenestration products, according to NAHB. From 2009 through 2010, the credit for existing homes was 30 percent of the cost of retrofit doors and windows that meet or exceed Energy Star requirements up to $1,500. In recent years, Congress pared it down to 10 percent of the cost of retrofit doors and windows up to $200 for windows and $500 for doors, with a cumulative maximum for all years combined set at $500. The credit wasnt just for replacements on existing homes, either; additions to residences, such as a new sunroom, also qualified.

    President Trump has vowed to overhaul the tax code, so its possible that tax credits for doors and windows could return in some form. However, it may not happen anytime soon. A report from The Hill says a push by Trump and Republican lawmakers to enact a comprehensive tax bill by August is highly aggressive to not realistic, according to Treasury Secretary Steven Mnuchin.

    Shares of Netflix (NFLX) fell on Tuesday after the streaming media company posted fewer-than-expected net subscriber additions for the 2017 first quarter, as well as weak earnings guidance for the second quarter.

    In the first quarter, the company added 4.95 million subscribers, lower than the company's own forecastfor 5.2 million subscriber additions and also lower than the consensus analyst estimates for 5.3 million net subscriber additions.

    In the U.S., Netflix added 1.42 million subscribers, while outside the U.S., the company added 3.53 million subscribers.The company now has almost 99 million subscribers worldwide.For the first half of 2017, Netflix is expecting to add 8.15 million subscribers, vs. 8.42 million added in the first half of 2016.

    For the second quarter, Netflix forecast additions of 600,000 U.S. and 2.6 million international subs, better than consensus estimates for 373,000 U.S. and 2.17 million international adds. But its EPS guidance of $0.15 was below a $0.24 consensus estimate.

    On Tuesday afternoon, Netflix shares were down 2.2% to $144.05.

    A conman has been jailed after being caught using a window repair business to cheat elderly and vulnerable people out of thousands of pounds for the third time in as many years.

    At an earlier hearing at Truro Magistrates' Court Liam Hawkins, 36, from Trelissick Road, Hayle, had initially admitted one charge of obtaining money by deception, contrary to the Fraud Act, but had denied eight other charges. But in a a last-minute change of heart he admitted further charges of taking money from elderly customers with no intention of undertaking the repair works or providing a refund.

    The court was told that Hawkins had two previous convictions relating to 12 almost identical offences and that one of the latest offences was committed just seven weeks after he received a suspended prison sentence in July 2015. He has also failed to make any refunds or compensation payments as ordered by the court at the 2015 hearing.

    This time the magistrates heard that Hawkins had admitted cold-calling his victims and lying about working in the area and that he had never ordered the promised replacement windows from the suppliers. Instead he deliberately took the cash deposits, according to prosecutors from Cornwall Council Trading Standards, who had carried out a lengthy investigation into his fraudulent actions.

    One charge he admitted involved making a false representation to Roger Dugdale in November 2015 that he had taken a deposit to order parts or materials and perform work at his home, intending to make a gain of 3,100 for himself.

    Magistrates sentenced Hawkins to a total of 38 weeks behind bars with a warning that he would serve longer if he failed to make satisfactory arrangements to repay his victims.

    Nigel Strick, Cornwall Council's Fair Trading team manager said: "This is the third time that Mr Hawkins has appeared before Truro magistrates in three years and the third time he has been convicted of offences involving fraud. These latest offences are almost identical to those for which he received a suspended prison sentence in July 2015. Yet despite his previous convictions Mr Hawkins has taken no heed of the warnings issued by the previous courts and has continued to offend.

    "Trading Standards investigators were particularly concerned that once again his latest offences were specifically targeted at elderly and vulnerable consumers and the impact of Mr Hawkins' behaviour on his victims in terms of increasing their fear of crime, of losing trust in other people and of causing anxiety and upset has been graphically seen during the investigation.

    "Once again this case reinforces the message that you should never deal with anyone who turns up at your door unannounced, no matter how convincing they may seem and no matter how tempting their special offers may sound."

    City capital plan boosts projects in Dot, Mattapan: $19m marked for firehouse on Meetinghouse Hill – Dorchester Reporter

    The $2.08 billion capital plan that Mayor Martin Walsh unveiled last week highlighted a slew of infrastructure projects in Dorchester and Mattapan, including school and library repairs, park investments, and a new firehouse for Meetinghouse Hill.

    This plan prioritizes investments in Bostons neighborhoods and is a direct reflection of the feedback we received from thousands of residents who contributed ideas to our planning processes, Walsh said in a statement. I am proud that we are able to put the wheels in motion to begin investing in projects that are important to Bostons people, and that will prepare our city for a year of groundbreaking success.

    A major ticket item for Dorchester, the new Engine 17 fire station, was slated for $13 million in FY17s budget and is now allotted $19 million across five years. Fire officials say the station is sorely needed to support one of the busiest fire companies in the city.

    The centrally located hilltop fire station is not in the most convenient location, with the Fire Department in talks with First Parish Church about the possibility of constructing the new station on vacant church-owned property closer to the Winter Street intersection.

    Education is a hallmark of the FY18 budget, for which the city rolled out capital and operating plans separately this year, guided by the citywide planning study Imagine Boston 2030. Walsh has committed $1 billion in facility investments over the next decade for Boston Public Schools buildings.

    Planned capital investment projects in Dorchester, MattapanFive schools would receive a collective $9.8 million for roof or boiler repairs, including replacing roofs at the McCormack and Dever schools and replacing boilers at Boston Latin School.

    About $2.5 million for security improvements would go in part to the Everett School, the Rev. Haynes Early Education Center, the Murphy School, the Henderson School, and the Chittick.

    A $29.9 million window replacement program for seven schools is under way, including work at the Community Academy of Science & Health, TechBoston Academy, and Young Achievers K-8 School. The Mattapan Early Elementary School, which remains operational through June as the Mattahunt school, receives $1.2 million in the proposed budget for renovations.

    Several Dorchester library projects have been given boosts in the proposal, which sets aside $18 million across multiple years for site acquisition, design, construction, and furnishings for a new branch library at Uphams Corner. The budget also proposes a $94,000 investment in an interior reconfiguration project at the Lower Mills Branch Library.

    The plan includes a $12.1 million investment to conduct a facility assessment, develop a building program, and support the construction of a new facility for the Fields Corner Branch Library. A study is under way to assess the value of a $12.6 million investment for a new branch library on Adams Street.

    The mayors office maintains that accessible neighborhood green space is an ongoing priority, with $1.2 million of a $3.7 million renovation of McConnell Playground already allocated for this fiscal year. In FY18, the Doherty-Gibson Playground would receive $400,000 to repair or replace field floodlights and upgrade the electrical system. Downer Avenue Park would be given $1.15 million for an overall refurbishment. The former Hopkins Street Garden is slated for a $50,000 investment in to design the Odom Serenity Garden.

    Mattapan is less robustly served by proposed investments, benefitting from the broader $5 million pathways investments in Franklin Park and the $3.7 million renovation of nearby Harambee Park in Dorchester. Walsh has also committed to a $28 million investment funded by the sale of the Winthrop Square garage to fully renovate Franklin Park, the citys largest green space.

    BCYF projects in Mattapan are budgeted for multi-million-dollar boosts. The Gallivan Community Center is slated for $2.96 million in improvements, and the Mattahunt Community Center would see a $1.9 million investment for an interior refurbishment and $500,000 to improve exterior lighting, which would conclude in FY18.

    Historic building at Nampa Train Depot gets modern upgrades … – Idaho Press-Tribune

    NAMPA Thanks to the financial aid of two grants, the Canyon County Historical Society is making some modern upgrades to the historic train depot building in downtown Nampa.

    Scorching-hot summers and frigid winters tend to deter potential visitors to the Nampa Train Depot and the artifact-filled building next door, commonly called the Red Building, officials say. At times, summer temperatures inside can get close to 130 degrees or as low as 10 degrees during the winter season.

    Until Tuesday, the Red Building lacked a heating and air conditioning unit.

    Inside the Red Building, historic artifacts abound, including a steel-gray metal high school sign for Kenwood High School, a polished black typewriter and Rosabelle, a mechanical dairy cow mascot that at one time could talk.

    The first phase of upgrades, now underway, involves installing a heating and air conditioning unit and insulation in the Red Building so visitors can more comfortably enjoy their visit throughout the year.

    Maintenance Director Daryl Hood, who is helping with the project and gives tours in the building, enjoys when visitors explore the Red Building because he likes seeing them learn. Sometimes, he said he even learns something new in the process.

    Theyll see something they relate to and start talking, Hood said. That building creates a lot of learning both ways.

    The upgrade, being done by Carlon Heating & Air and two volunteers, will cost about $13,100 and is funded by a grant from the Canyon County Board of Commissioners.

    Later this summer, a retired baggage room in the Nampa Train Depot will be repurposed as a research room, where visitors can investigate their family ties to the city.

    The room will have a desk and a computer, which can be used to click through digitally-preserved photos. Other resources will include bookshelves lined with yearbooks, old newspapers, locally-published books and more.

    The room is currently being used for storage.

    The new heating and air conditioning unit in the baggage room, also put in by Carlon Heating & Air, is funded through a $8,123 grant from Union Pacific Railroad Co., which the historic society will recognize this weekend when a steam locomotive passes through Nampa.

    Hood is seeking a grant from the states historical society to get equipment, such as a computer, for the research room.

    Were trying to improve things all around, said historic society director Larry Cain. Well keep doing that as long as theres funding.
