Duo allowed 6 months to pitch Port Neches riverfront plan

    - February 23, 2015 by Mr HomeBuilder

For 10 months, the Neches River Wheelhouse has enticed hungry customers and increased traffic to Port Neches' scenic waterfront.

The restaurant could be the first of many as two Texas developers with Mid-County roots hatch a plan for more construction along the city's 51 acres of prime riverfront real estate.

The pair, Tom Frasier and Mike Bolin, have 180 days to make a pitch to the city or lose exclusive development rights.

City council members agreed Thursday to let Frasier and Bolin - who are originally from Mid-County but now live in Houston and Dallas - take six months to organize their plans. In exchange, the city agreed not to talk to any other developers.

It's too early in the process to determine what price the city would sell the property for or what kind of businesses the developers would bring in, said City Manager Andre Wimer.

The folks at The Wheelhouse are excited to see more interest in the area.

"As a rule of thumb, it's nice to have what's commonly called a restaurant row," said Shag Jordan, the restaurant's general manager.

Most cities have strips hopping with restaurants, bars and retail shops, said Jordan.

He would like to see the waterfront area become Port Neches' restaurant row.

Greeley family uses sale of oil, gas interest to build luxury apartments

    - February 23, 2015 by Mr HomeBuilder

    Alpine Flats

The Richardson family has proposed a $20 million apartment complex in west Greeley, just south of Aims Community College. The plan is to have 142 units couched in six three-story buildings. The family opted to start construction this summer, and have apartments occupied by the end of the year.

For eight years, a massive lot south of Aims Community College helped Greeley landscapers bloom their gardens and sharpen residential curb appeal.

Come this year, it will be the site of a $20 million luxury apartment complex courtesy of the Richardson clan, led by father Arlo Richardson and his sons Tyler, Collin and Logan, daughter Amy Boyd and her husband, John Boyd.

The Richardsons, having divested much of their Greeley oil and gas assets through Mineral Resources Inc. last year, have taken some of the proceeds and dreamed up a luxury apartment complex that will once again bring life to a lot that has sat empty since 2008.

The Richardsons have owned and operated Mineral Resources, an oil and gas development company, not even a block away for years.

Its pretty simple, said Tyler Richardson, vice president for real estate for the Richardsons companies. Most of us live nearby in the neighborhood and drove by the location every day for last several years. Weve seen it as kind of a blighted corner. It didnt seem to have its highest and best use. We looked at it every day, and talked on a regular basis on what might work there for development.

The family, who now has several real estate and commercial projects through Richmark Holdings, also knew their market. The Greeley area has been booming for three years with oil and gas development, which has resulted in a housing shortage. The obvious idea was to give people a place to live.

It caught my eye every morning on the way to work, Richardson said.

We thought it would be really beneficial to the community and the area. Theres a shortage of multifamily housing in Greeley, and housing in general. And its a good size.

Using elements of the Cree SC5 LED technology platform, the CXA2 series of COB LEDs will enable reductions in system cost and size.

Applications such as sterilization and purification will be enabled by the LEDs that were developed in part by Nobel-winning professors Akasaki and Amano.

Active-dimmer-driver technology eliminates flicker and Fairchild says the IC is compatible with more than 90% of the dimmers on the market.

Chip-on-board, or COB, packages contain a number of chips attached directly to the substrate, then packaged together by silica gel, epoxy resin, or other materials. COB assemblies improve package performance and are a preferred application by process engineers. This report looks at the COB packages that were specifically sold as COB, not simply manufactured in house and put into an end product.

Japanese LED traffic lights just too cool when snow falls

    - February 23, 2015 by Mr HomeBuilder

7 hours ago Energy saving traffic lights in Japan are failing to melt snow covering them

Energy-saving LED traffic lights seemed like a cool way to cut back on electricity costs, but Japanese police said Monday they might just be too coolbecause they don't melt snow.

Light-emitting diodes (LEDs) account for around 45 percent of all of Japan's stop-and-go signals and that proportion is growing as local authorities cotton on to their economising possibilities compared with regular incandescent lights.

But in wintery northern Japan the lights have encountered a problemdrivers can't see them because they don't get warm enough to melt accumulated snow.

Akira Kudo of Aomori Prefectural Police said snow has to be removed manually between December and mid-February during blizzards.

"We don't have enough staff members to remove snow as more and more LED lights are being introduced," he said.

LED lighting is becoming ever more popular in public and private spaces because of its lower energy consumption.

The technology has been big news in Japan since three local-born physicists won the Nobel Prize last year for the development of the blue LED, the breakthrough that led to the white LED now commonly used worldwide.

History of the Lawn Jockey Statue jocko graves faithful …

    - February 23, 2015 by Mr HomeBuilder

In this section we will discuss the origins of the 3 versions of the great American Lawn Jockey sculpture in the specific time frame of 1776-1913. There are 2 distinct historical time frames associated with this statue: 1. 1776-1913: Original versions manufactured of SOLID iron or zinc and weighing approximately 300-400 lbs. designed for FUNCTIONAL use(tying up horses). 2. 1913-present: Reproductions of the statue manufactured of HOLLOW iron(about 150 lbs.), concrete, plastic, or aluminum designed for DECORATIVE use.

Imagine travelling back in time to 1872... clipclopping along the cobblestone road and slowly passing by the gas lights, and then stopping off your horse drawn carriage at the Composite Iron Works, 9 Mercer St., New York City... to pick out a hitching post!

Documented history on the Lawn Jockey is solid back to the 1850's, but prior history is based on putting pieces of a puzzle together through eyewitness accounts, legend, and speculation. The trail of puzzle pieces traces the history of the Lawn Jockey back through the civil war in the 1860's to the Underground Railroad in the 1850's, and all the way back to George Washington in 1776. But to truly understand the origins of the Lawn Jockey statue, you must first turn the time machine clock back further still, way back to 500 bc in ancient Greece where the public display of the human form in sculpture was perfected.

In 500 bc, the ancient greek sculptors perfected statues of the human form... clothing on sculpture is used to convey social structure. The jockey's timeless design was borrowed from ancient Greece and reinvented in colonial America.

Many copies of this popular design were made all the way through the end of the Roman Empire in 476ad. Note how all had bare feet and had their right arm extended to hold horses reins just like the original jockeys.

Apollo was also linked with oracles associated with wishing to know the outcome of an illness. Healing belonged to Apollo's realm: he was the father of Asclepius, the god of medicine.

2 milleniums later, the American Red Cross was established in the US. Coincidentally, a red jockey looks like a red cross. Many doctors who made house calls by horsedrawn carriage in the 1800's had red jockey hitching posts at their own homes to identify their profession. The unusual huge popularity of jockeys in the medical community still continues today in the tradition of Apollo and the Red Cross.
