Maharashtra government to create special machinery for clearing up wakf land

    - January 22, 2015 by Mr HomeBuilder

Moving to vacate encroachments on over 93,000 acres of prime wakf land located across Maharashtra and to monetise the value of these religious endowments for the welfare of Muslims, the state government is planning to create a special machinery for the removal of these encumbrances. It's also planning to link the lands to the ready reckoner rate, doing away with the present system of charging nominal lease for them.

"We are planning to increase the amount when we renovate the leases," revenue minister Eknath Khadse, who also holds charge of the minority welfare department, told dna. He added that the leases on many land parcels, which had been given out for 99 years and 39 years, were due for renewal soon.

"We are planning a special machinery to remove the encroachments (on wakf lands). Once they are removed, the land can be utilised for the welfare of the community."

State government statistics show Maharashtra has around 93,418 acres of wakf land spread over about 23,566 registered properties, with the maximum land parcels in Aurangabad division, followed by 9,310 acres in Pune division, 9,260 acres in Nagpur division, 8,350 acres in Nashik, 5,941 acres in the Konkan and 2,755 acres in Amravati.

According to the chief minister's study group headed by former IAS officer Mehmood-ur-Rehman, which submitted a report on the 'Socio-economic and educational backwardness of the Muslims in Maharashtra,' no detailed survey has been conducted to ascertain the exact extent of encroachment on wakf properties and about 60% of wakf land is under encroachment in Marathwada alone.

"Renowned politicians, well wishers of the community and Muslim intellectuals have often been expressing their views that if proper use of the properties is made and they are honestly managed, it can help uplift a large section of the deprived community. But unfortunately due to mismanagement and misappropriation on a large scale, it has been observed that every year encroachment and illegal sale of wakf properties has been rising," it noted.

"Apart from encroachment by the government, semi-government departments, and local bodies, the properties and open spaces are also in illegal possession of individuals, especially builders, politicians and other influential people," the report added, recommending that prime land or plots must be given on lease or on rent to banks or corporates to collect appropriate rent.

In the winter session, after Khadse had said to do away with the encroachments on wakf lands, the state had invited expressions of interest for collecting data about the encumbrances through satellite and videographic surveys.

In 2011, in a sustained drive across the state, the government had managed to recover over 465 acres of encroached land, most of which is in the Marathwada region. The department had also initiated action to recover 1,208 acres spread across 1,088 properties in districts like Aurangabad, Jalna, Parbhani, Nanded, Osmanabad, Latur, Beed, Pune, Nashik, Amravati, Sangli, Nagpur, Ahmednagar, Dhule and Jalgaon.

Mommy on a Shoestring: Decor on a dime

    - January 22, 2015 by Mr HomeBuilder

The colder the weather, the more I stay inside, which means more time to notice all the things around my house that really bug me. From scratched furniture and drab walls to window coverings that have seen better days, my house is in drastic need of a facelift.

Unfortunately, my vision doesnt match my budget. How can I update my house without spending a fortune?

Karin Silva understands my dilemma. As an interior designer and co-owner of KBS Creative Dcor, Silva works with an array of clients and firmly believes you can transform a room with only a few changes. Below are some of her top tips for updating your home on a shoestring.

    New pillows, rugs, curtains

One of the easiest ways to change up a room is with pillows, said Silva. You can add pops of color and new textures that will instantly brighten a room and add interest.

Silva also suggests investing in rugs and curtains, which can add warmth and modern elegance while remaining family friendly and functional.

To save money, I opted to design my own curtains, which consisted of painting stripes on inexpensive sheer fabric. The project is relatively simple, as long as you remember to use a yardstick and painters tape to ensure the stripes are evenly spaced apart. I also recommend using interior wall paint, as its easy to apply and works well on fabric.

    Refresh accessories

Just as earrings and shoes can change an outfit, home accessories can change the look and feel of a room. You can easily refresh a room by adding new vases, candles and other inexpensive accessories that feel more current, said Silva.

Current trends lean towards natural elements such as rocks, reclaimed wood and bamboo, which help bring a sense of serenity to any space, while gold, black and brass accessories are making an edgy comeback.

2015 connected home trends and what to expect in 2015

    - January 22, 2015 by Mr HomeBuilder

2014 has been a year of incredible innovation for the connected home. With lower hardware prices, increased bandwidth availability, abundance of cloud capacity, incredible sensor miniaturization, advances in wireless standards and an abundance of mobile devices and interfaces, the foundation is being laid for the Jetsons-style vision of the home.

Here are the trends weve seen in 2014 and what we could expect in 2015.

2014 saw an explosion of Do-It-Yourself (DIY) home devices in a wide range of categories, including hub-based systems, point solutions, DIY kits and self-install traditional home security. Strategy Analytics predicts that 2014 smart home systems and services will ring up sales of $18 billion in the U.S. and could more than double to $39 billion by 2019. While some of that growth resulted in consumer confusion, these initial vendors and early adopters have certainly proven the large connected home opportunity and that consumers want more.

Most new 2014 devices fall into the point solutions category, primarily focused on one narrow set of highly related use-cases. They range in everything from thermostats, doorbells and ceiling fans to slow cookers and irrigation controllers. Crowdfunding sites like Indiegogo played a major role in helping drive funding for connected home devices and startups. Most of these offerings are standalone point solutions and generally not interoperable with other connected home devices or platforms although many aspire to be and overtly share future plans to do so.

The most popular and successful 2014 connected home products from major retailers like Best Buy and Amazon.com highlighted the most sought-after feature set: home security, safety and peace of mind. Even popular non-security home automation products deliver some level of security and peace of mind. Features such as cameras, motion detection, intrusion notification, temperature monitoring, and in-home siren are all highly desired.

In Icontrols 2014 State of the Smart Home Report, 90% of respondents stated that personal and family security is one of the most important reasons for using a connected home system. Home automation and cost savings are also important, but they are a lower priority relative to personal and family security. One could contend that end users are still learning about the value of home automation, and conversely todays home automation products do not deliver enough value and convenience.

Consumers, especially in younger generations, expect mobile apps, security cameras, and mobile notification features with their home security systems. Older generations and the non-do-it-yourselfers have a hard time with installation and maintenance of DIY connected home solutions. The combination of needs from both the young and old are creating a favorable environment for strong sustained growth in the Do-It-For-Me (DIFM) interactive security and connected home space.
