Preliminary capital project discussions underway in Souderton Area School District

    - December 13, 2014 by Mr HomeBuilder

By Jarreau Freeman jfreeman@montgomerynews.com @JarreauFreeman on Twitter

The Souderton Area School Districts operations committee discussed some of the upgrades the district is looking into for 2015 through 2020. A majority of the proposed projects were brought to the committee last spring; however, district staff wanted to update the board on a few additional projects added to the list.

The capital projects, many of which focus on school safety and energy efficiency, include upgrades specific to each of the schools in the district, as well as districtwide improvements, according to the five-year capital projects plan presentation given by Business Affairs Director William Stone.

Through the course of the next five years, the district upgrades are projected to cost $10 million.

The projects will be funded from the capital reserve, which is currently housing $750,000, and the general fund budget, but the general fund figures could change based on the annual budget reviews, Stone said.

Other monies the district is slated to receive and possibly allocate toward capital projects include an estimated $6 million from the sale of the former Souderton Area High School building, as well as an estimated $1.85 million from the sale of the former Lower Salford Elementary School building. Both properties are under an agreement of sale.

In addition, a projected $1.9 million in assigned fund balance will also be available, the presentation outlined. There is a possibility that unassigned fund balance transfers may be directed toward capital projects, but thats pending 2015-16 budget reviews, Stone said.

Each school has a series of upgrades being proposed for the next five years that consist of things like paving repairs in the school parking lots, HVAC, lighting, security camera and generator upgrades and upgrades to the gymnasiums, the presentation outlined.

It appears that Indian Valley Middle School will see the most repairs in the next five years with upgrades like a new emergency generator, library and modular roofing repairs, auditorium upgrades and painting, sidewalk and curb repairs, exterior door replacements and track installations slated for the school, according to the presentation.

A few more projects have been added to the list for several of the other schools. E. Merton Crouthamel Elementary is slated for renovations that call for safety and equipment upgrades to bring the building up to code. Stone highlighted the fact that the district is scheduled to receive the results from a feasibility study in January or February of next year, after which the district will assess the design, pricing and construction of the building, he said. Wicked wind storm blasts the Lower Mainland, causing widespread power outages

    - December 13, 2014 by Mr HomeBuilder

VANCOUVER (NEWS1130) Some wicked, windy weather has downed trees and power lines, knocking out power to tens of thousands of people across the Lower Mainland and Sunshine Coast.

There are widespread outages reported including in Langley, Surrey, Abbotsford, Langley Coquitlam, and Surrey, along with North and West Vancouver.

At one point, the Lions Gate Bridge was closed because of trees down in the Stanley Park Causeway.

BC Hydro says it may take until 4 p.m. to get power fully restored.

Wind gusts have hit more than 90 km/hr in some areas.

The same storm is also walloping Washington State, with 75,000 Puget Power customers going without power, at one point.

Here is some important outage info from BC Hydro:

When your lights go out, check to see whether BC Hydro is already aware of the outage by visiting bchydro.com on a mobile device, calling 1 888 POWERON from a corded landline, or *49376 (*HYDRO) on your mobile phone.  If your outage isnt listed, report it to us when you phone. You can also log in to your BC Hydro account to report an outage online.

Heres some tips on what to do during an outage.

Never go near or touch a fallen power line. Always assume that a line or anything that it is in contact with is energized. Stay at least ten metres (33 feet, about the length of a bus) away at all times and do not attempt to remove debris surrounding the line.

Wood Trim and Moulding – Home – Orillia Trim & Door Ltd.

    - December 13, 2014 by Mr HomeBuilder

OTD is the largest full-line supplier of wood and MDF trim and moulding in Orillia including pine, oak, poplar, hemlock, mahogany, maple, cedar mouldings. Tip: Installing Crown Trim and Moulding

Installing any type of trim and moulding has its challenges and rewards. Prior to installing your crown moulding it is best to go around the room and put a pencil or chalk line along the wall where the bottom of the moulding will touch the wall. This distance, measured from the ceiling down on the wall is what we consider the height of the moulding and is dependant on the size of the crown moulding installed. You will likely install the moulding slightly higher or lower as you go along if you do not have a mark on the wall as a guide.

It is usually best to put an adhesive (PL Premium, etc.) on both edges of the moulding and on the joint between each piece of crown moulding. This will assist in holding the crown moulding up during installation. It will also prevent the moulding from separating down the road.

A change in temperature from summer to winter and back will cause your walls to expand and contract so if you dont put adhesive between the seams you will begin to see ugly gaps between each piece of trim and moulding. First, apply a continuous bead of adhesive on the moulding, and then put it up in place on the wall. Using a finish nail gun to hold crown moulding snug to the wall and then finally wipe off any excess adhesive that might ooze out.

When you are joining two pieces of moulding along a straight part of a wall you can either do a butt joint or a mitred joint. With wood crown moulding there tends to be slight variations in thickness of the pieces so it is customary to do a mitred joint to make a smooth transition. MDF or vinyl crown trim and moulding are typically uniform in thickness so you can use a simpler butt joint.

Mitred joints of trim and moulding are an art unto their own and not covered herein. When creating a butt joint you are just joining the two pieces of crown moulding together at a zero degree angle. To create a butt joint, first piece remove 1/8 off of the ends of both moulding pieces with a mitre saw to create a clean, smooth end. If it will be going into a corner leave the length of the crown moulding about 1/16 longer than needed so it will apply pressure into the joint. Make sure you use a good adhesive between the joints to prevent it from ever separating during seasonal temperature and humidity changes.

Use a lightweight spackling like DAP DryDex to effectively hide any nail holes. Note that the caulk will shrink slightly when it dries and you will see little dimples when the caulking dries. A slight sanding will smooth these out before painting.

Once painted you would have to strain your eyes to ever find the seams or nail holes.

There are advantages and disadvantages of painting before or after installation of any trim andmoulding. Painting the trim andmoulding in advance goes very quickly. But, after you install any trim and moulding, there will be spots like the nail holes, the seams and the corners where you will have to touch up the paint.

If you want wait until after you install the trim andmoulding to paint, then you will have a be up and down the ladder and you will have to tape of your ceiling and wall if it is not yet painted.

2015 Fiat Doblo starts at 1,000 less than current model

    - December 13, 2014 by Mr HomeBuilder

The new Fiat Dobl has been unveiled, with a revised range for the UK market.

The fourth generation of the Fiat Dobl, which has achieved 300,000 sales since it was first launched in 2000, features a restyled front end for 2015 with a sculpted bonnet; new front wings; distinctive new headlamps and a bold new grille.

At the back there are new light clusters, with a sleeker shape and a new body-coloured moulding across the tailgate. A new dark grey exterior colour and new wheel cover/alloy wheel designs round out the exterior revisions.

The 2015 Fiat Dobl is available in three engine/transmission choices, three trim levels, two roof heights and a choice of five- or seven-seat versions. Twin sliding rear doors are standard and there are a choice of tailgates and the option of a fold-flat front passenger seat.

Five seat models have a 790 litre boot (up to the parcel shelf) which can be increased to 3,200 litres when all the passenger seats are folded down, and the parcel shelf can be positioned at different levels and can carry loads of up to 70kg.

Other improvements to the 2015 Dobl include lighter and more precise gear changes, a more responsive throttle pedal, new instrumentation and better noise insulation.

The UK range has been completely revised for 2015, offering better value on key models and aligning it more closely to customer expectations in the segment.

A new entry-level Pop trim joins the range for 2015, equipped with start&stop, remote central locking, electric front windows and a 60/40 split rear seat as standard. In terms of safety, new Dobl is equipped with electronic stability control; ASR (anti slip regulation), hydraulic brake assist, hill holder; ABS with EBD (electronic brake-force distribution); front airbags (side bags are optional) and tyre pressure monitoring system.

Available with a 95hp, 1.4-litre petrol engine, the new Dobl Pop starts at 13,480 OTR, reducing the entry-level price of the range by 1,000 compared to the current range.

The MyLife trim level is replaced by the new Easy version and adds body-coloured bumpers front and rear, front fog lights, body-coloured electric door mirrors, steering wheel audio remote controls and a height adjustable drivers seat compared to the Pop specification. Prices for the Easy start at 14,650 OTR for the 95hp 1.4-litre petrol engine, with the 1.6-litre MultiJet 2 105hp priced from 15,900 OTR.
