Its another round of office-space musical chairs among Amherst office tenants.
Architecture and engineering firm Wendel Companies is expanding and moving its headquarters office to Ciminelli Real Estate Corp.s Centerpoint Corporate Park, gaining more space but leaving behind an empty two-story building on John James Audubon Parkway.
Wendel Companies, with seven offices around the country, will occupy 37,000 square feet on the second floor of 375 Essjay Road, the largest building at the Centerpoint complex, with 75,461 square feet of space on two floors. Thats 10,000 square feet more than what Wendel currently has at 140 John James Audubon, where it shares a long, two-story building with Columbus McKinnon Corp.
Meanwhile, the Essjay building currently houses operations and employees of Independent Health Association, which in turn is vacating the entire building after acquiring another one nearby from Ciminelli. Wendel will take up half of 375 Essjay, while the entire first floor will become available for lease, as of Nov. 1, at $22.50 per square foot, according to a real estate listing on CityFeet.com.
Our focus during this process was on productivity and sustainability, said Stewart Haney, president and CEO of Wendel, in a news release. We decided that keeping an Amherst address would best accommodate the majority of our employees and provide access to transportation to support clients in Western New York and across the U.S.
Wendel, which employs more than 200 people in all, will take occupancy of its new corporate headquarters space in April 2015 under a long-term lease.
The firm now has about 145 employees at the Audubon building but is getting cramped as it grows and adds more staff, prompting the move. Plans also call for moving its architecture group to its downtown Buffalo office at the Electric Tower, which it also plans to maintain and expand.
The biggest driver was growth, our need for additional space to grow into in the next five to 10 years, Haney said in an interview. Our intent is to grow in all our offices if we can.
Additionally, he said, the firm decided it wanted to re-use an existing building, not construct a new one.
We thought it best to find something already in Amhersts inventory, and this building works perfectly, he said. He noted the presence of a Wegmans supermarket, nearby restaurants and other services as appealing.

The federal government has suffered a surprise defeat on a temporary scheme to determine future wages for intellectually disabled Australians.
The federal government on Monday was confident it had the support of enough crossbench senators for its temporary scheme - known as a business services wage assessment tool - to pass the upper house.
But despite securing the support of the Palmer United Party the legislation was defeated, with three key crossbench senators siding instead with Labor and the Australian Greens.
Assistant social services minister Mitch Fifield, who argued the scheme would have given disabled Australians greater choice, was clearly unimpressed.

"There will now not be a business services wage assessment tool payment scheme because of the way you voted," he told the chamber.
In its original form it evaluated thousands of Australians with disability, determining their pay based on their competency and productivity.
Wages can be as low as 33 cents per hour.
The court in 2012 found two intellectually disabled employees were discriminated against by using the tool and the government moved to replace it.

Butler County, MO
Route 72 in Bollinger County will be reduced to one lane as Missouri Department of Transportation crews perform shoulders repairs. This section of roadway is located from Old Route 72 to Route B.
Existing lanes of Route 67 from CR 323 to Route 160/158 will be signed as Route C. The north end of Route C (existing Route 67) will remain closed for about two months as work is completed at the intersection of Route 67, Route C, and CR 323.
Cape Girardeau County, MO
MoDOT plans to replace the bridge on Route 61 over Hughes Creek - two miles from Route CC. Construction is set to begin in 2015.
From the north: Route 61 south to Route KK, west on KK to I-55, south on I-55 to Route E, then east on Route E to Route 61. From the south: Route 61 north to Route E, east on Route E to I-55, north on I-55 to Route KK, then east on KK to Route 61. Maps are available at MoDOT's Sikeston Office on N. Main St. Property owners can request a hearing in writing if affected.
Pemiscot County, MO
Route J in Pemiscot County will be closed as Missouri Department of Transportation crews replace a pipe under the roadway.This section of roadway is located between Reed Street and Cleveland Street.Weather permitting, work will take place Monday, Nov. 24 from 7 a.m. to 3 p.m.

Public Meeting Arranged for Briefing on Coromandel Great Walks Project.
A public meeting has been arranged to provide an update on the Proposed Cathedral Coast Walk, which is part of our Coromandel Great Walks Project.
Everyone is invited to the meeting at the Hahei Community Hall onSaturday 29 November, from 10am until midday.
"This is a chance for us to share with everyone where we're at with the Walks project and to discuss parking issues around Hahei," says Garry Towler, Council's spokesperson on the Proposed Cathedral Coast Walk. "We need to talk about the impact that increasing visitor numbers is having on Hahei and how we can best manage it short and long term," says Mr Towler.
The Proposed Cathedral Coast Walkway is being developed in partnership with DOC and local iwi Ngati Hei. Stage 1A and 1B of the Cathedral Coast Walk is approximately 10km in length from the iconic "Blowhole," at Te Pupuha Recreation Reserve at Hahei through to the Purangi Estuary at Cooks Beach. It takes in DOC estate, Council reserve and QE2 Trust land. A private section of land at Lees Rd is also being negotiated, which will help to provide additional car parking for anyone wanting to walk the route.
"While the public meeting is primarily as an update on the Walk project and parking around Hahei, DOC are also coming along to give an update on its Integrated Plan for Cathedral Cove and Hahei," says Mr Towler.
WRC has also been invited along with Council staff and elected members from our Mercury Bay Area office.
One of the next steps in the Proposed Cathedral Coast Walk project will be finalising the names of a working group , made up of permanent Hahei residents, non-permanent residents, the Hahei Business Association and Coastal Walkways. This group will be the major forum through which the Hahei community and stakeholders can table views and issues and report back to the Project Governance Group, which is made up of our Council, DOC and local iwi Ngati Hei.
