GOLD HILL, Nev. - The American Flat Mill Site outside of Virginia City is now closed to the public. The full closure order went into effect on Friday. Demolition is underway.

"We're in the preliminary stages of demolition," Leon Thomas of the Bureau of Land Management, Carson City District Office said. "We are mobilizing all equipment so we can go ahead and get rolling as far as demolition for the American Flat Mill site."

The area, known to many as American Flats, has been a gathering place for tourists and locals alike since the mill closed in the 1920s. Graffiti covers the crumbling walls that once made up one of the largest concrete structures of its time.

"The place has a warm spot in the hearts of many on the Comstock," said Michael "Bert" Bedeau of the Comstock Historic District Commission. "It's been used over the years for a wide variety of purposes, none of which were particularly sanctioned by the BLM. It was a party site, it was a paint ball place, it's obviously been an attractive place for artists of all styles so it's had a wide variety of uses since it actually declined and became a ruin."

A 2008 report from the Office of the Inspector General listed the site as a potential safety risk.

"There's tagging all over and if you look at the top you wonder, how did people get up there and tag," Thomas said. "People are climbing to the very top of the structures, we have concrete falling, we have Rebar, we have people trying to go into the structures where we have standing water where people can fall in and drown, hit their heads, so there were several safety issues we were concerned about at this site."

The plan is to complete demolition by next February and then restore the area with natural vegetation, add interpretive panels and open the area back up by 2016.

"We are doing a full interpretation of what was here before," Thomas said. "We're doing a diorama for the history museum, we have done a full historic American Engineering record that gives a full-blown view of the buildings inside and out before demolition that will be held with the National Park Service and we're doing a 15-minute documentary illustrating the site."

UNR Journalism Professor Howard Goldbaum has photographed the site extensively and is in the process of creating a virtual tour of the grounds and buildings.

"From various vantage points on the hillsides you can click into the center of the structures and you will be able to go into each of the buildings, point by point, 360 degrees and up and down," Goldbaum said. "When completed, the project will have more than 120 different points going into the buildings, into the system of tunnels and up to the Virginia & Truckee Railroad in the hills above."

St. Paul residents of the tight-knit Tangletown neighborhood near Macalester College gather every Fourth of July for a house party, a tradition that stretches back three decades. That's followed by a fall block party, a chili cook-off in the winter and knitting clubs, reading clubs and other excuses to enjoy each other's company.

But several dozen protesters gathered on the front porch of 1721 Princeton Ave. on Friday evening for a candlelight protest, chanting "Save this home" and "Don't tear it down." And a follow-up meeting is planned for Saturday afternoon at Don Arnosti's house. He lives directly across Princeton Avenue from the 2,000-square-foot house that's slated for demolition. The home recently sold for $475,000.

To the surprise of neighbors, the new owners at 1721 Princeton plan to subdivide the lot and build two houses, each about 4,000 square feet, according to plans submitted to the city by contractors. They also intend to build two garages, one for two cars and the other for three. It's not clear whether the new owners would occupy either house.

Tangletown residents say they're dismayed, and they're worried the pending lot subdivision is a sign of things to come. Another home demolition in the neighborhood, said Arnosti, recently resulted in a new structure "pushing right up to the lot lines ... out of character with everything."

Built in 1910, the three-bedroom Dutch Colonial at 1721 Princeton carries no historic designation, either local or federal.

Nevertheless, neighbors point out that one of the new owners, Sherelyn Ogden, is a book conservator at the Minnesota Historical Society, and they're hoping to appeal to her interest in preservation. A reporter's email and phone call to Ogden were not returned this week.

Victoria McCurdy, who grew up next door to 1721 Princeton, said a Facebook page dedicated to saving the house from demolition has drawn more than 1,100 "likes" and 88,000 post reads.

"This is an iconic house in a historic neighborhood," McCurdy said. "It's one of the nicest blocks in the city of St. Paul."

Her parents' Princeton Avenue property is home to a 100-foot-tall American elm on the property line bordering 1721 Princeton. She worries construction will damage the root system, leading to the tree's slow death.

The city granted preliminary approval for the lot subdivision on Oct. 23, and a 10-day appeal period has since passed. Neighbors learned of the imminent demolition Sunday and are asking the city to intervene. City officials, however, say they have limited authority over private real estate transactions and the demolition would violate no ordinances.

St. Paul neighbors rally to save Tangletown house from demolition

Demolition work is set to begin Monday on three dilapidated apartment buildings on the 900 block of East Walnut Street in Carbondale.

Dr. Michael Schifano, a representative of the developers preparing to break ground on a 20,000-square-foot medical/retail complex planned for the spot, said all parties are eager to kick off the razing.

(The seller) wants to get rid of it; we want to get into it, said Schifano, a founding doctor and managing partner of Heartland Womens Healthcare. Everybodys motivated to move.

The demo initially was slated to begin earlier this week but Schifano said those plans were pushed back when a utilities provider delayed disconnecting service.

Ryan Rawson of Carbondale-based Rawson Excavating said his company will employ a track hoe to reduce the building to rubble. The process will take between 10 and 15 days to complete.

Traffic lanes on East Walnut Street will not be impacted, Rawson said.

Ashton Stephens, director of marketing and public relations for Heartland Womens Healthcare, said last week her group has set a target completion date of May 2015 for the new facility, which will contain a 7,000-square-foot OB/GYN clinic, a 3,000-square-foot pediatric office and 10,000 square feet of retail space.

Last month, the Carbondale City Council approved a request to rezone the property from high-density residential to secondary business.

City Manager Kevin Baity said hes excited to see a fresh faade go up along that stretch of East Walnut Street, near the citys entryway.

When someone comes in and is willing to make an investment in that area, thats always nice, he said. Those apartments have been there for a great number of years and have probably exceeded their useful life.
