Saturday is the big groundbreaking on the Gathering Place, the $350 million dollar park along Riverside Drive. The neighbors of the park worry the price of progress will cost them their peace and quiet.

The timeline for construction is three years, just on phase one.

Neighbors know their property values will soar when it's done, but until then, they worry about living next to a huge construction site, especially a temporary office building that is twice as big as any of their homes, and right next door.

At the Gathering Place site, there's a rush to get ready for the groundbreaking, but it's nothing compared to the job that's just ahead - massive dirt work and road repairs through the park.

Alongside all the upcoming construction is a quiet street, Boston Place, which runs along the eastern edge.

Where the park and neighborhood meet on a lot sized for a house, Manhattan Construction plans to build a 7,000 square foot temporary office. Neighbors like Millie York don't want it there.

The big giant building does not fit in with the neighborhood, when you're in a neighborhood, all the buildings should conform somewhat, that's not a commercial lot, it's single family, York said.

The city requires a zoning exception for the building, and the neighbors hope to influence the plans during the process.

MINNEAPOLIS (WCCO) Work continues in St. Paul on an $89 million dollar State Senate Office Building thats become politically charged.

But a Freedom Club television ad blasting the project may be digging itself into a bigger hole than the buildings basement.

The ad starts with one kernel of truth:

Governor Dayton and the Democrats completely control state government, says a woman with a child in a playground. And look at what theyre doing.

But the ad then packs more whoppers in 30 seconds than a Burger King franchise, making false and misleading claims like these:

FALSE: Theyre building a new luxury office buildingfor themselves.

TRUE: A building that will cost taxpayers $77 million.

FALSE: And to pay for their new luxury office building, they passed a record-setting tax increase.

Drivers on phones, diesel on corners, changing road surfaces and that ever-present threat of dopey oncoming traffic motorcyclists have quite enough to worry about without having to stare constantly down at their speedometers. But with speed enforcement cranking up in many areas worldwide, there has never been a greater calling for a motorcycle heads-up display that can keep information in view without being a distraction. There are a bunch of different companies racing to get an integrated HUD helmet to the market, but there's only one company that has a working HUD solution out there, for sale, right now. Loz Blain spends some time with Britain's BikeHUD.

People have been talking about motorcycle heads-up displays for a long time. There's a bit of a race on between Skully, Reevu and Livemap to decide who gets the first integrated-HUD helmet to market, each group tackling the challenge from slightly different angles. Then there's Nuviz, which is building a stick-on jigger that fits to the chin piece of any helmet.

The integrated helmets all look very expensive up to US$2,000 (the projected price of the Livemap) and knowing helmets, they'll fit some heads better than others. And as fancy as all their Kickstarter project photoshopped efforts might look, none of them have got anything to the market yet.

British startup BikeHUD actually does have a product you can buy right now; a retro-fit device that will mount to just about any helmet, and it costs $485, or $549 when optioned up with the GPS navigation kit and speed camera warning system.

I've been playing with one for several weeks now, so let's have a look at how it works.

The BikeHUD system is a slightly invasive installation on your bike. The key bike-mounted components are the BikeHUD ECU itself, wired into your ignition circuit, and a handlebar-mounted GPS sensor that also acts as your four-button control interface.

BikeHUD reads your speed through its own GPS, takes an engine tacho reading off a sensor coiled around one of your spark plugs, and splices into the bike's wiring to get a hold of your indicator signals and neutral light.

The GPS sat-nav Wi-Fi dongle plugs in to a USB cable hanging off the main ECU, and splices into the BikeHUD wiring for power. It also comes with a USB socket you can use to charge your phone on the go.

As I have the electrical aptitude of a stoat that also has no electrical aptitude, I was assisted in the installation by 2012 British National Natural Beard, Styled Moustache champion Matthew Brown, who taught me several new swear words in the process.

At the helmet end, you get the "monocle," which fits into your lid on a flexible arm that's mounted to a bracket that BikeHUD builds custom for any lid. In the case of my Nolan N104, the bracket fits perfectly and is held solidly in place by one of my cheek pad press studs. It's easy to add or remove.

A tree can be a lovely addition to a front yard, but be careful about what you plant and where you put it.

Although the sycamore tree in our winner's front yard is considered young, it could eventually reach 150 feet tall and pose a big problem to the home and landscaping.

It's also in the way of the perfect spot for a flag pole for our 16 Curb Appeal winner, Staff Sergeant Jordan Willsey.

"I'm really looking forward to Linton's to see if we can get a really good presentation of America in our flag in our front yard," Willsey explained.

With the help of Big B's Tree Service, the sycamore came down.

The lower branches were cut first to allow the tree climber to get to the top. The branches were carried away by hand and sent through the chipper. The rest of the work was done from the top, down.

A stump grinder takes care of what's left.

By the front porch, the old spirea shrubs were also removed. They have a shallow root system, so it was an easy job.

"We take the spade, go around the spirea in a circle, just work the roots, pry them up" explained Charlie Clarke, from Linton's Enchanted Gardens. "When you get all the way around, you can get under it and pull it up."

Out with the old, and ready for a new look for our 16 Curb Appeal project.

The present lending market is ideal for investors low interest rates and considerable competition among lenders, especially the non-bank lenders. So there is no shortage of options when it comes to investment property loans. When choosing your loan, you should consider the following questions:

Does the borrowing structure support your tax position? Is an interest only or interest and principal loan the best option?

The right property manager can make a big difference to the success of your investment. Attracting and retaining the right tenants, rent collection, overseeing ongoing repairs and maintenance work and carrying out regular inspections are some of the key responsibilities they undertake which not only helps maximise your rental income but helps protect your property from damage and the effects of wear and tear.

When selecting your property manager you should not only research, review and compare commission levels and other costs (which could significantly eat into your rental income if they are unreasonably high) but also their track record, knowledge of the market and renter preferences, as well as their connections with quality and competitively priced tradespeople.

Most investors understand the concept of depreciation but not everyone gets the maximum benefit meaning they are not minimising their tax liability.

In general terms properties built after July 17, 1985 are eligible for a depreciation allowance of 2.5% of the original construction cost a year for up to 40 years. So for a dwelling on a land which cost $200,000 to build, you could claim $4,000 a year depreciation as a tax deduction.

For all properties fixtures and fittings can be depreciated in line with the rules set by the Australian Taxation Office (ATO). Interestingly not all allowable depreciation claims are made because owners are not always aware of what can and cant be included, especially for older properties. And this includes major renovations of a capital nature. For this reason its a good idea to appoint a quantity surveyor who can inspect the property and prepare a depreciation schedule which will normally be acceptable to the ATO.
