FRANKFORT Construction will begin this fall for a new two-story retail and office building in downtown Frankfort.
The Sangmeister office building will be razed to construct a new 13,166-square-foot building at 28 Kansas St., according to a news release. About 6,000 square feet will be devoted to retail and restaurants on the first floor. The same amount of space will be used for offices on the second floor.
Village board members approved details for the downtown building at a meeting Monday.
Village officials said in a news release the project will benefit Frankforts historic downtown by bringing in more quality shopping, dining and office activity.
The Francescas Restaurant Group, which is developing the building's restaurant space, plans a Mexican-themed restaurant in the building. The project's expected completion is spring 2015, with restaurant and retail shops opening in the summer.
Frankforts 1890s theme committee, plan commission and board approved project plans unanimously last spring. The villages economic development committee recommended approval of an economic incentive program, with incentives capped at $220,000.
Richard Wright of Rowhouse, Ltd, will construct the building and the Linden Group will serve as its architect.

In advance of Harris Teeter's further expansion in the southeast as well as Publix opening its first store in the North Carolina Triangle, Lowes Foods is seeking to regain its competitive edge with a new advertising campaign that underscores the Winston-Salem-based grocer's commitment to local sourcing.
According to a report in the Raleigh, N.C.-based News & Observer, the grocer's new campaign is part of a larger strategy to fight for market share against the area's existing and emerging supermarket competitors, which will be accompanied by major remodels of 10 stores and the closure of four underperforming stores.
A spokesperson for the company did not respond to Progressive Grocer's request for comment at press time.
Lowes, whose parent company, Alex Lee, ranks 46 on PG's Super 50list of the nation's top-ranked supermarkets and whose Raleigh area market share is pegged at 5 percent, aims to tout a superior customer experience in an effort to defend its turf compared with the retail heavy-hitters that can rely on price competitiveness. Walmart currently holds the largest market share in the area at 23 percent, followed by Food Lion (19.5 percent), Harris Teeter (16 percent) and Kroger (7 percent), according to the report.
Lowe's new remodels will include a full slate of new features that support the campaign's slogan, "You Can't Fake Local," including a farmers market-style produce department where shoppers can have their produce chopped, diced or sliced in-store; a beer den with craft beers on tap and a select-your-own six-pack option; as well as chef talks, recipe tastings and in-store how-to sessions.
Additionally, signage will prominently denote locally sourced products across store shelves, including 20 flavors of North and South Carolina-made sausages as well as homegrown fruits and vegetables
In conjunction with the new campaign, Lowes also launched a new website, which explains: "By now you probably noticed that our logo is different and our website has been given a makeover. "He developed a lot from his own designs, he has a real eye for being able to see the application and working out a solution. He can make something out of nothing," Nicholas said.
"I grew up watching and learning from dad, I re-roofed our house when I was about 15, it is in my blood."
Nicholas worked as a labourer but decided to formalise his qualification attending TAFE to become a qualified roof plumber.

The City of White Rock will spend more than half a million dollars to replace windows in its city hall and library.
Council voted unanimously last week in support of the work, which is a component of renovations and upgrades that got underway earlier this year.
Weve been waiting a while for those, Mayor Wayne Baldwin said, following the council vote.
Windows were replaced in council chambers last February; tenders for the remaining windows closed Aug. 13.
In a Sept. 8 report to council, director of engineering and municipal operations Greg St. Louis recommends the work be awarded in two contracts totalling $528,000 ($654,100, including tax and contingency), with both going to Dubas Management & Construction.
The replacements are already included in the citys financial plan, St. Louis notes.
They along with a new roof on city hall expected complete by the end of the month are to increase efficiency of the new heating, ventilation and air conditioning (HVAC) systems in the two facilities.

Here is a list of road projects around the Heartland scheduled for Tuesday, September 16.
East and westbound traffic will be restricted. Existing lanes of Route 67 from CR 323 to Route 160/158 will be signed as Route C. The north end of Route C (existing Route 67) will remain closed for about two months as work is completed at the intersection of Route 67, Route C, and CR 323.
US 60 in Butler County will be reduced to one lane as Missouri Department of Transportation crews repair the shoulder. The section of roadway is located between US 67 and County Road 409. Weather permitting, work will take place Monday, Sept. 15 through Friday, Sept. 26 from 7 a.m. to 4 p.m.
Cape Girardeau County, MO
Route V will be reduced as crews perform drainage repairs. The section of road is located between Route 177 and Route Y. Weather permitting, crews will be working on Tuesday, Sept. 16 from 7:30 a.m. to 4:30 p.m.
Route 72 will be reduced while crews perform shoulder repairs. This section of road is located between Route 34 and Route B. Weather permitting, crews will be working on Tuesday, Sept. 16 through Thursday, Sept. 18 from 7:30 a.m. to 4 p.m.
Route EE will be closed while crews perform work on the railroad crossing. This section of road is located between Route 25 and County Road 264. Weather permitting, crews will be working on Friday, Sept. 12 and then again on Monday, Sept. 29 through Thursday, Oct. 2 from 8 a.m. to 5 p.m. daily.
Route Y in Cape Girardeau County will be closed as Missouri Department of Transportation crews replace a pipe under the roadway. The section of roadway to be closed is located between County Road 621 and Route V. Weather permitting, work will take place Monday, Sept. 15 from 8 a.m. to 3 p.m.
