    Tips To Give Homes An Annual Checkup

    Give your home an annual checkup before the rough winter weather arrives.

    Theres no better time than now to give your home the attention it deserves. Give it an annual checkup before cold weather arrives to help add comfort, save energy and cut home maintenance in the long-run.

    When inspecting your homes windows and doors, heres what to check:

    Inspect interior and exterior finishes: over time, paint and stain can weather away. Flaking or peeling may mean that its time to refinish or replace the unit. When replacing windows or doors, consider factory prefinished wood or fiberglass options from Pella, or vinyl options that dont need painting or staining, to save time and money.

    Look for damaged exterior surfaces or signs of leaks: Check your sprinkler system to make sure its watering your lawn and landscape, not soaking your windows or doors. Cracked or deteriorated wood may be a sign of water penetration. Leaks can linger and affect interior walls, floors or ceilings, so look closely for discoloration or other moisture signs.

    If you spot a problem, track its trail. For example, discolored trim around a window might actually be caused by moisture entering a ways away. With a leaky roof, water may run down inside the wall and appear at the window. Contact a professional for help in making home repairs.

    Clear windowsills and tracks of dirt and debris: Sand, leaves, insects or pine needles stuck in weather-stripping can affect the performance of your windows and doors. Open the windows and clean the opening with a soft brush, like a dry paint brush or vacuum attachment. Do the same for sliding patio doors.

    Try opening and closing: Open your windows and doors to make sure moving parts work, and units close properly. Replace worn or broken parts.

    Inspect weather-stripping: Re-attach loose weather-stripping around windows or doors, and replace material thats ripped or torn.

    Replace or repair broken locks: If locks feel loose or dont work smoothly, replace them. Keep windows and doors locked when not in use. Locks help hold doors and windows tightly, to lock out rain, wind, snow and insects.

    Agencies in S'pore remove ads likening maids to goods

    Advertisements likening maids to goods are no longer seen at Katong Shopping Centre and Bukit Timah Shopping Centre, two months after the Ministry of Manpower (MOM) warned against insensitive ads.

    Such demeaning banners and signs have been removed, while notices showing "maid fees" have been covered up at the two centres, which house about a dozen maid agencies each.

    Also absent were rows of maids usually seen seated outside the agencies, a practice which MOM had deemed "unacceptable".

    Bernard Ryan, operations director of Maids & Manpower Agency, used to have his agency fees and the biodata of maids displayed on his shop window but has since removed them.

    Maid agents told The Straits Times MOM officers had visited a few times over the last month to ensure they follow the guidelines.

    Brown Patches in Your Lawn?

    If you have brown patches in your lawn, I expect the cause is Japanese beetle grubs eating the roots of the grasses. Japanese beetles are out in full force, feasting on roses, linden trees and other favorite ornamentals, as well as puncturing and eating peaches, raspberries, blackberries and plums. Soon those same beetles will be landing on your lawn and depositing eggs in the earth. When those eggs hatch, hungry young larvae will begin feeding until fall when the soil cools and they burrow deeper in to survive the winter. Next spring those same larvae will crawl up closer to the roots of your lawn and resume feeding until they pupate and emerge as adults. The larvae are light gray with brown heads and curl into the letter C when disturbed. The brown patches you are now seeing are from last years larvae that survived the winter. Back when we lived in College Park, we did not have Japanese beetles. Thats because College Park was ground zero for the research that resulted in the development of the milky spore system of Japanese grub control. The developer was Dr. George Langford, chairman of the Department of Entomology. To test the effectiveness of the system, in the mid-1950s he treated all of the lawns within the city limits. A single treatment was highly effective. When Clara and I moved to Deale in 1990, the lawn was full of mole tunnels. Moles love to feast on. Realizing the mole problem was due to a large infestation of Japanese beetle grubs, I treated the entire lawn with milky spore powder the summer of 1991. It took three years before I had 100 percent control. I have never had to repeat the treatment. Japanese beetles are flying around and feasting on our little leaf linden, and they are laying eggs in my lawn, but the milky spore is digesting the larvae as they hatch. The milky spore system of control is self-supporting once it becomes well established. It has now been almost a quarter century since I first used milky spore, and I no longer have moles tunneling nor dead brown spots in my lawn. True, there are insecticides you can spread on your lawn that will kill the grub, but these insecticides have to be redone yearly. The use of them on lawns can also contribute to the pollution of the Bay. If you live near the Bay or its tributaries, do not use these insecticides; to be effective, they must be applied over the entire lawn. Milky spore is available in two forms, powder or granular. The powdered form is measured using one-quarter teaspoon at three-foot intervals. The granular form is applied using a spreader. One bag of granular milky spore will cover approximately 7,000 square feet. Milky spore must be thoroughly and promptly soaked into the soil soon after being applied. Applying it just before a predicted heavy rain is best unless you have an in-ground sprinkler system that covers the entire lawn. Milky spore can be used in the spring, summer or fall, but now is the best time because this is when the Japanese beetles are laying their eggs. Milky spore is a good, safe and effective grub control system, but it cannot be used in conjunction with any of the other harsh insecticides recommended for grub control. Having Japanese beetles laying eggs in your lawn every year keeps the milky spore population alive and well.

    Parking, traffic still concerns on 101 York project in Towson

    Traffic and parking continue to top the concerns of Towson residents who attended a community input meeting with the developer of 101 York, a student housing and retail project proposed for York Road near Burke Avenue.

    About 100 people crowded into a basement meeting room at the Towson Library on Tuesday eveningto air their apprehensions about the $75 million planned unit development project.

    Residents questioned the project's number of parking spaces as well as how increased traffic would affect an already clogged intersection at York Road and Burke Avenue, among other concerns.

    Construction on the 13-story development with 248 units and 611 beds could begin as soon as next summer with occupancy by September 2017, according to David Schlachman, of DMS Development, which is developing the project.

    Under the county's PUD laws, developments are allowed above a property's designated zoning density, provided there is a need for that development, a community benefit is included in the project and there is community input on the project.

    Four levels of parking would contain 495 spaces with two levels underground and two levels behind 9,300 square feet of retail.

    "You won't be able to see them from York Road," said Matthew Bishop, of Morris & Ritchie Associates Inc., a landscape architect on the project.

    Baltimore County requires dormitory buildings to have one parking space per four beds, according to William Monk, of Morris & Ritchie.

    "That is a Baltimore County regulation," Monk said. In fact, that regulation would require only 153 parking spaces for students, he added.

    Residents questioned the allotted number of parking spots.
