McDonalds will begin construction next year of a new restaurant at Highland Street and Southern Avenue near the University of Memphis.
The fast food giant won unanimous approval Wednesday from the Memphis-Shelby County Board of Adjustment for several zoning variances, the only regulatory approval the company needed to move forward with the project.
According to the most current site plan, the 5,353-square-foot restaurant building is situated along the sidewalk on Highland, and a looping drive-thru proposed earlier has been replaced with one that runs behind the building.
McDonalds won approval for several zoning variances, including for additional parking and the amount of transparency, or windows, required under the University District Overlay, a set of zoning regulations that promotes urban, pedestrian-friendly development.
Earlier designs of the proposed restaurant at the southeast corner of Highland and Southern ignited strong opposition from neighbors including university leaders and the University Neighborhood Development Corp. because it did not comply with the zoning overlay.
To make way for the new restaurant, the existing buildings that once housed Highland staples such as Whatever and the Super Submarine Shop will be torn down, along with a nonconforming billboard. The existing McDonalds just across Highland will be mothballed for sale once the new restaurant is complete, which is expected sometime in 2015.

When my husband and I first met we were both new to our careers, and money was tight. We had no budget for upgrading our new apartment in the Hollywood Hills, so we spent every moment together figuring out how to achieve a fresh design without breaking the bank.
Here are the three biggest lessons I learned when remodeling ona tight budget:
Do it yourself: When Justin and I were living in our apartment, the Internet was not the resource it is now, so we had to learn how to do things on our own. Together we tore out a wall, framed in a closet, laid new tile in our small kitchen and did extensive painting. Today, so many wonderful design resources are available both educational and inspirational. Before beginning your next DIY project, do your research. Check out websites such as Zillow Digs, where you can find design inspiration and learn how much those remodels would cost in your area.
Buy used: To this day my husband and I still go to estate sales and use various websites such as eBay and Etsy to find used furniture that we can revamp and make beautiful. My biggest tip is to always look for well-madepieces that you would want to pass down to a future generation. But remember, the important thing is to love the shape of the piece, not the finish!
Barter: Never overlook what you can offer others. Do you have a skill that you can trade with a contractor or tradesman to get something you need? If so, you should considering bartering! I barter, too. Right now Im talking to a hardscape designer about trading my interior design work for his hardscape services. You might be able to do the same.
There are many ways to spend little to nothing if you are willing to roll up your sleeves and do a little work on your own, or as a team. Ive found in the past that this type of activity has always brought my husband and me closer together even if we do argue over the finer points. Trust me, its worth it in the end when you have a beautiful home for a fraction of the cost.

Authorities say a man and his mother used plumber's tape to keep an 11-year-old boy restrained for several hours at a time at a southwestern Michigan home.
The Van Buren County sheriff's department says that 28-year-old Randall Hamilton and 46-year-old Peggy Hamilton are jailed on $1 million bonds after their arraignment Wednesday on torture and child abuse charges in South Haven District Court.
Their next hearing is Sept. 8. The Associated Press left messages Thursday seeking comment from their lawyers.
Sheriff Dale Gribler says Randall Hamilton is the boy's mother's boyfriend.
Gribler says deputies found the malnourished boy walking on a road Tuesday, and he said he ran away from his Geneva Township home after being physically abused.
The sheriff says authorities also removed a 2-year-old boy from the home.

SOUTH HAVEN, Mich. Authorities say a man and his mother used plumber's tape to keep an 11-year-old boy restrained for several hours at a time at a home in southwestern Michigan.
The Van Buren County sheriff's department says the 28-year-old man and his 46-year-old mother are being held on $1 million bond after being arraigned Wednesday on charges of torture and first-degree child abuse in District Court in South Haven.
The Herald-Palladium of St. Joseph reports the man is the boyfriend of the boy's mother.
Sheriff Dale Gribler says deputies found the boy walking alone on a road early Tuesday. According to Gribler, the boy told deputies he ran away from home in Geneva Township after being physically abused. He says the boy also was found to be extremely malnourished.
