Fitting in: Shine Apartments, at 502-518 Canterbury Road, Campsie have been designed to be a part of the community.
A good new apartment building has two aims: to stand out from the rest and also to blend in with the locale. But, in reality, isnt that an impossible, and quite contradictory, combination?
Not at all, protests architect Dugald Mackenzie. You really want something that reflects the locality, the economic situation and the demographic.But at the same time, you want something of real quality design. To achieve both of those is the very best outcome.
With every new build, architects push to manage the double, and end up with distinctly different results, according to the neighbourhood. While Mackenzie has designed a sleek, smart 87-apartment building in Campsie called Shine Apartments to match the aspirational demographic, others also creating buildings of the same height six levels have quite contrasting briefs.

In beachside Terrigal on the NSW Central Coast, for instance, EJE Architects and SJB have come up with a bright, colourful seaside look and feel for their laid-back 50-apartment Pine Tree Lane block. Meanwhile, in leafy Lane Cove on the North Shore, architects Nettleton Tribe Partnership have designed a smaller, sharper 48-unit building called Atrium, set in stunning landscaped gardens, since their buyers are likely to want to be surrounded by greenery.

Its important to design something the fits in well to the area, says Mackenzie, the principal of Mackenzie Architects of his Shine. This building is linear, rhythmic and simple, and its for an aspirational demographic; Campsie is now much more inner west than middle west, and is becoming more and more like Marrickville and Dulwich Hill so you can afford to put more money into the construction and finishes.
Being developed by JIA Shun Development Group, one of the larger builder-developers in China, and to be built by Kang Group, its directly opposite Canterbury Hospital and within walking distance of the station and town centre.
Different approach: Pine Tree Lane, 6 Pinetree Lane, Terrigal will have commercial and retail space at the bottom.

Good design stands out, and blends in
Boora Architectswill design Beaverton's new high school in South Cooper Mountain, if the Beaverton School Boardapproves the contract Monday night.
The Portland firm was determined to be the most qualified of six firms that submitted requests for proposal to design the school, which is estimated to cost $109 million.
The state requires architect firms be selected based on qualifications not by lowest bid. The price is negotiated after the firm is chosen, said Dick Steinbrugge, district executive administrator for facilities.
The district will pay Boora $8.9 million to design the high school. Mahlum Architectshas been selected to design the new middle school but the district is just starting negotiations over price, Steinbrugge said.
An evaluation team reviewed the qualifications of each firm and its ability to meet the criteria in the proposal and gave each a score. Based on those scores, the firms were interviewed. The scores were then combined and the top firm was selected, said Mike Mathews, district capital projects purchasing manager.
Boora worked on multiple district projects paid for with the 2006 construction bond.
Boora donated $2,500 to the Yes for Beaverton Schools bond campaign. Mahlum donated $1,000.
The work is just beginning.
The $680 million bond will pay to construct three new schools, tear down and rebuild four other schools, renovate at least seven buildings and allot $98 million for new roofs, seismic upgrades and other repairs at nearly every one of the district's 51 schools. It will also pay for new technology.
The high school is estimated to be completed in 2017 and the middle school in 2016.

ONION Collective CIC has appointed two acclaimed South-West architects to create concept drawings for the first stage of Watchets regeneration.
Piers Taylor from Invisible Studio presenter of BBC2s The House that 100k Built and Louise Crossman Architects will help bring to life the first two of four schemes proposed for Watchet by Onion Collective.
Invisible Studio will create masterplanning drawings that include all four schemes as well as concept drawings for a culture and enterprise development proposal for East Quay.
Louise Crossman will create designs for an enhanced boat museum and visitor centre.
The redevelopment would transform East Quay into a lively development of small workshops, makerspace and studios, plus a gallery and harbourside restaurant or caf in a public space setting.
Piers Taylor said: Im thrilled to be working with Onion Collective.
Theres an extraordinarily rich context in Watchet and Im looking forward to immersing myself in this, and helping produce architecture that will enhance this fascinating place.
Louise Crossman added: It is a compliment to be asked to work with the Onion Collective to contribute to the imagination and energy they are bringing to their proposals for Watchet and West Somerset.

Architects all set to help enhance Watchet
Work continues on the new phase of St. Johns Town Center with permits issued last week for Yankee Candle ($120,000, 1,438 square feet, Alliance Retail Construction) and Boston Proper ($293,321, 2,453 square feet, Fred Olivieri Construction.)
The eight smaller stores in the new wing are scheduled to open Oct. 8 with the anchor, Nordstrom, opening on Oct. 10. The grand opening for the entire wing will be celebrated Saturday, Oct. 11.
BROKEN EGG
Another Broken Egg is building its first Jacksonville restaurant at 4828 W. Deer Lake Drive in Tapestry Park. The chain is based in Miramar Beach and serves breakfast, lunch and brunch. The permit for the build-out was issued last week: $356,833, 2,642 square feet, TWT Restaurant Design Construction & Development.
The owners of the franchise have said they plan to open three or four restaurants in the area.

Sunday Business Notebook: New wing of St. Johns Town Center starts taking shape
WEST CHESTER, Ohio (AP) Major new retail developments and plans for a sports complex have helped spur a boom in hotel building along Interstate 75 in southwestern Ohio.
More than 700 new rooms will be added to market over the next 12-18 months, The Hamilton-Middletown Journal-News reported (http://bit.ly/1oODfI6).
In some cases, plans delayed by the recession are now moving along with construction of a new Bass Pro Shops and a Cabela's in the Butler County area. Both of the sporting goods stores are expected to open next year.
The Streets of West Chester shopping and entertainment area just off I-75 north of the Interstate 275 is expected to add more retail and dining space in late 2015.
A new sports complex also is being developed to attract out-of-town teams to tournaments.
Cincinnati Children's Hospital is adding to its Liberty Township campus, and the $350 million Liberty Center project is being constructed nearby. It will include a hotel among its retail and entertainment options.
Among projects underway is Centre Park of West Chester, which will have a Holiday Inn and 650-seat event center.
"West Chester is growing very well, but also, why do we want to building amongs the other hotels there?" said Neha Bhatnagar, of developer Middletown Hotel Management. "You don't have a facility that can accommodate 650 people with a hotel attached to it."
Sharonville officials said the city plans a hotel and meeting facility project, expected for 2016, which should complement West Chester projects while its recently remodeled convention center draws trade shows and regional events.
"It makes the package of the region stronger and more attractive to these events" said Jim Downton, the Sharonville Convention Center's executive director.
San Francisco is experiencing one of its biggest development waves since The City rebuilt itself after the 1906 earthquake and fire, and industry experts are reaching out to teens interested in construction about potential career-related paths.
Recently, 45 high school students primarily from Bayview-Hunters Point gathered at a first-of-its-kind construction and trades exposition at the former Hunters Point Naval Shipyard for a glimpse into The Citys largest private development project that will ultimately revitalize the area into residential, retail and park space.
Construction jobs are bouncing back in San Francisco with full force after unemployment hovered around 30 percent in the Great Recession, due in part to the technology boom and more trade workers retiring.
We have a real need in the building trades to replenish our workforce, said Mike Theriault, secretary-treasurer at the San Francisco Building and Construction Trades Council, citing an aging labor pool and recent development surge. Were going to need folks to step in and take our places and build this town.
Theriault was one of about a dozen trade union representatives who encouraged the 14- to 17-year-old students to explore careers as painters, pile drivers, engineers, sheet metal workers, plumbers, pipefitters and ironworkers, among others.
It is a career. Its a good-paying job [that offers] immediate gratification, Chris Fallon, lead painting instructor at Glaziers Training, said of entering work as a painter, dry wall finisher, glazier or floor cover craftsman.
When you walk out of that building at the end of the day, youre able to look over your shoulder and say with pride, I did that, Fallon said.
Raynesha Mims, 16, is only a sophomore at Balboa High School, but she said she already has a goal of building a company from the ground up literally.
I want to be able to manage and build my own building, said Mims, who has taken a particular interest in seismic safety. I find that really interesting in how to make safer structures, so people ... dont have to worry about earthquakes and floods.
Mims enthusiasm is precisely why Lennar Urban, the development firm leading the shipyard effort, and Young Community Developers, which provides training and support opportunities for Bayview-Hunters Point residents, teamed up to offer the workshop to students, Lennar Urban spokeswoman LaShon Walker said.

Normally, shelves used to dry homes from water damage is full of equipment at MX Group, a Winnipeg home restoration company.
Thanks to the significant rain fall last week, most of it is out and in homes doing what renovation experts say we should all do after water seeps into a house.
"Look for traces of water initially but the first and foremost is to actually deal with it immediately," said Bob Leigh of MX Group.
If not, he says mould will almost certainly start to form.
"It's hazardous to our health right. It's hazardous to people that are. You know seniors are affected by it. Young children are affected by it. It's something you want to mitigate and get rid of from your home," added Leigh.
Experts say if you start to notice mould forming on children's clothes or toys, it's best to get rid of it.
Leigh said the first sign of mould is usually a musty odour and by then it may be too late to salvage most things.
To prevent mould from forming in the first place, Leigh suggests cleaning surfaces and items with soap, not bleach, as soon as possible.
