    Price Per Square Foot Construction Cost for Multi Story …

    Time again to look at the current construction market activity and analyze construction costs per square foot for various types of office buildings. How much does it cost to build an office building? Below is some data from RSMeans construction cost data that we keep a close eye on in order to estimate construction costs for all of our office building projects. This data is sorted by region from the most expensive to the least expensive.

    For the most common office building size, two to four stories tall, the range is from just over $130 per square foot in Winston-Salem to over $230 per square foot in New York. The spread here is largely due to the local cost of labor and regulations that allowvarious construction types that are allowed in low rise construction. For example, in some cases wherewood frame construction is still allowed, depending on location and occupancy,this would help tokeep costs lower. In areas that are restricted to non-flammable construction, price per square foot will go up.

    By taking advantage of savings provided by vertical construction, you will see approximately a 4% savings in cost per square footby increasing the stories to between five and ten stories. While one might expect a larger savings for that economy of scale, several new requirements come with the mid-rise building that are often not dealt with on the low rise buildings. For example, elevator shafts and service corridors get more complicated as well as HVAC systems.

    The geographic spread in cost per square foot is identical to the low-rise data. This is still principally driven by local factors such as labor costs and local regulatory requirements.

    Finally, the high rise buildings see the most economic cost per square foot. For buildings between eleven and twenty stories tall, there is approximately an 11% savings over the mid rise buildings and 15% over low rise. this is largely due to the fact that similar elevator, HVAC and service equipment requirements are required for mid and high rise, resulting in more economy of scale for going up.

    Again, the geographic spread is still the same, telling us that the cost per square foot isvery sensitive to geographic location. Note that over twenty stories starts getting into more unique building characteristics that will drive costs in various ways.     Pillsburys new local leader predicts period of growth

    In his 23 years as a real estate lawyer in Northern Virginia, Scott Barat the new managing partner of law firm Pillsburys McLean office has seen how ebbs and flows in the local economy have affected his firm.

    During the rise and fall of the local real estate market, and the explosion and retrenchment of dot-coms during the 1990s, Pillsburys presence in Northern Virginia fluctuated in kind, going from a dozen lawyers to nearly 100 lawyers before scaling back to its current 45.

    Now, as Barat takes over as managing partner for the local office, he is overseeing another period of expansion driven partly by the churn of the industries that the firms Northern Virginia outpost represents, such as real estate, government contracts, intellectual property and technology.

    Now were in growth mode again, said Barat, who represents local real estate owners and developers in construction projects, including that of the regions tallest office building at 1812 N. Moore in Rosslyn. I see nothing but construction cranes out my window right now, which is construction lawyers favorite bird.

    Barat said one of his goals is to raise the firms profile in Virginia by getting more involved in community events such as fundraisers, as well as business groups such as the Northern Virginia Technology Council, where one of the firms partners, Craig Chason, is a board member.

    Id like to focus on getting the firms name out there, more than it already is, he said. We want Pillsbury to immediately come to mind along with the other top Virginia law firms.

    Shaw Pittman the District-based legacy firm that Pillsbury Winthrop merged with in 2005 to form Pillsbury Winthrop Shaw Pittman opened its Northern Virginia office in 1984 primarily to represent real estate developers who were just getting interested in Tysons Corner. That was years before many national law firms began setting up in the area during the 90s to chase legal work in technology and real estate.

    With the dot-com activity, everyone was opening up a Northern Virginia office, said Barat, who has worked at Pillsburys Northern Virginia office since 1991. It seemed like every other week there was a new one because of all the tech firms out here.

    Like almost every other large law firm, Pillsbury, which has about 700 lawyers around the world including 160 in the Washington region, has been under pressure to grow revenue as demand for law firms services shrank during the economic downturn.

    Its still a challenging legal market because competition is tough, but I think everyone is more optimistic than they were 18 months ago, Barat said.

    Hailstorms hitting Front Range in waves

    Roofers and insurance adjusters are scrambling to keep up with a series of damaging storms that have hammered neighborhoods along the Front Range since late May, including a round that pelted Boulder and northern Jefferson counties Monday night.

    "Both lines were ringing" Tuesday morning, said Matthew Rock, owner of Rock's Roofing in Wheat Ridge. "A lot of people are asking us to come out and look at the roof before the insurance company comes out."

    Rock, who examined several roofs Tuesday, said the hail hit at a high rate of speed but was mostly marble-sized, which could limit overall damage.

    "It has been continuous, storm after storm after storm," said Carole Walker, executive director of the Rocky Mountain Insurance Information Association.

    The storms haven't packed a single huge wallop, but they made up for it in frequency and the claims are adding up.

    Insurance adjusters, who need to approve payment for any repairs, can take up to a week to make their evaluation, roofing contractors said.

    A light hurricane season and the lack of any major wildfires in the state so far this summer have made it easier for insurers to shift personnel around to deal with the storms.

    "We have had to bring in additional resources to help our customers quickly," said Angela Thorpe, spokeswoman for State Farm Insurance, Colorado's largest carrier.

    The extra help came after damaging storms hit the state the third week of May and has stayed on as successive waves of wind and hail have rolled through.

    Buffalo is facing big bills

    The bill is about to become due for City Halls chronic failure to maintain and update many of the 240 buildings and 2,180 acres of parks it owns.

    Consultants two years ago gave Mayor Byron W. Browns administration an estimate of $607 million to bring those buildings and parks up to snuff over the coming decade, and said that $253 million of that work ought to get done right away. The bill for leaky roofs alone stretched into eight figures.

    The bill is about to come due for Buffalos disinvestment, and its got a lot of zeros in it.

    Administration officials have kept the estimates under wraps, insisting they are too high. They were scheduled to meet Friday with the Boston-based firm that inventoried the citys holdings and estimated the cost of necessary repairs and upgrades.

    Public Works Commissioner Steven J. Stepniak said hes hoping to finalize the cost estimates shortly, which he expects to be drastically lower than the $607 million estimated by VFA Inc.

    Regardless, the tally will total hundreds of millions of dollars.

    U.S. SENIOR OPEN: Kansas man king of the course

    STILLWATER, Okla. If youve got a problem at the U.S. Senior Open Championship, odds are Charlie Pierce will know.

    As the chief field marshal, hes the man who is in charge of more than a 1,000 volunteers and by default the resident problem-solver at Oak Tree National. This weeks senior championship, which runs through Sunday in Edmond, marks the eighth time hes volunteered at a senior open; hes worked six womens opens; and one PGA Open.

    And he does it all for free.

    The soon to be 56-year-old Hutchinson, Kan., resident volunteers at an average of two big golf tournaments a year, leading thousands of volunteers a year. As the volunteer who is often among the first to arrive each day at 6 a.m. and the last to leave at about 8 p.m. the U.S. Golf Association even gives him his own golf cart that has his initials on the front when he volunteers.

    I dont lose my patience very often, he says.

    When people mob a golfer seeking an autograph, he is the one who steps in to help a golfer escape. Hes the one who helped re-arrange walkways after this weeks rainstorm made the existing ones a muddy mess. His people also deal with guests who have imbibed too much alcohol. He oversees the gatekeepers who make sure people stay off the course when golfers are playing.

    Every golf course has got something crazy, he said. This golf course its (holes) 10, 11, and 18. Thats where most of the trouble is. They all cross over and they all mix up. So youve got a lot of people going different directions. So youve got to figure out whats the best way for them to go, the most efficient way for them to go.

    Pierce, himself, is always on the go.

    You getting enough fluids and stuff? Youve been out here three straight days, he queries one volunteer as he speeds by in his golf cart to address the latest problem an allegation about lack of strong volunteer leadership on Hole 16 and a volunteer who gave away all the Powerade to course visitors drinks that were supposed to hydrate other volunteers working in the scorching heat.

    Then his radio buzzes. Uh oh. Charlie where is that scooter down at?
