    Flad Architects Announces Genesis Health System Breaks Ground on East Campus Expansion Project

    In its ongoing community commitment to provide the highest quality of care, Genesis Health System broke ground on June 18, 2014, on a multi-phased renovation and expansion project to improve the care they provide to patients and their families.

    Planned and designed by Flad Architects, a new seven-story tower will be constructed on the Genesis Medical Center, East Rusholme Street campus. The 215,000-square-foot addition will be located between the existing hospital and parking. An additional 150,000 square feet of the existing hospital will be renovated to include private prep/recovery rooms, OR support spaces, a new procedure suite, and a short-stay bed nursing unit on the second floor and on the first floor, a new cafeteria and dining area, chapel, and administrative/ancillary offices.

    The new tower addition will provide space for an expanded and improved emergency department, outpatient services, sterile processing, 12 new state-of-the-art operating rooms, an expanded PACU, 32 orthopedic surgery beds on the fifth floor, a 32-bed acute care medical nursing unit on the sixth floor, future shell space for an additional 32 beds on the seventh floor, and a helistop located on the roof.

    Consolidating and improving the surgical services in the new location will resolve a number of patient care and privacy issues. Patients will no longer have to be transported along public corridors or transferred between campuses. It will also enable Genesis to improve productivity by reducing the amount of travel between the East Rusholme Street and West Central Park campuses, as well as improve staff time, equipment, and supplies.

    The project positions Genesis for technological advances and the changing needs and expectations of patients, said Doug Cropper, Genesis Health Systems president and CEO. The 12 surgical suites will accommodate more sophisticated equipment and thus, more advanced procedures. That allows a higher level of care to be available here.

    A core design principle for the inpatient beds is to create an enhanced experience for patients and their families. In each patient room there is a couch that folds out for visitors to stay overnight, large windows for outside views, patient-controlled light and temperature, and noise management technologies.

    The focus has been on patients since the design work began, said Mark Trotter, project manager with Flad Architects. New entryways and the overall design will allow for better patient flow and eliminate some current inconsistencies.

    The project will also incorporate sustainable principles such as environmentally friendly green roofs, energy efficient lighting, and natural daylighting. The new tower is scheduled to be completed in early 2017 with renovations complete by the end of 2017.

    2,000 jobs on cards as retail project gets 100m revamp

    A mothballed retail project on the outskirts of Limerick city, which was abandoned mid-build during the property crash, is set to undergo a 100m redevelopment, with the potential to create 2,000 jobs.

    A planning application will be lodged with Limerick City and County Council today by Belfast-based developer Suneil Sharma, to complete the partially-built Parkway Shopping Centre on the main Dublin to Limerick road as Horizon Mall.

    The application will seek approval to amend the existing planning permission for the site and to reduce the projects scale, while retaining some of its core elements.

    The project represents one of the largest private sector investments in the Limerick area and, if sanctioned, will create 500 construction jobs and up to 1,500 retail jobs when completed.

    However, city councillors and some business interests have previously argued that the focus should be on investment in the city centre.

    Work on the Parkway site ground to a halt in 2007 when developer Liam Carrolls Zoe Group collapsed.

    Mr Sharma, who has property interests in Limerick for over 15 years, subsequently bought the site.

    He said its strategic location has already generated interest from several international retail brands, many of which would otherwise not consider locating in the city.

    Marks & Spencer have agreed to take 100,000 square feet in the new scheme their largest store outside Dublin, he said.

    Coweta OK's road abandonment for Fischer Crossing retail expansion

    The July 1 vote by the Coweta County Commission to abandon a portion of Wynns Pond Road in east Coweta paves the way for the development of the large Fischer Crossing retail development on the northeast quadrant of Fischer Road and Ga. Highway 34.

    The measure called for a median cut on Ga. Highway 54 at Wynns Pond Road and the installation of a gated cul-de-sac on the west side of the roadway near the retail area for use by residents of the Featherston Fishing Club and emergency vehicles.

    The approval came on a 4-0 vote, with Chairman Bob Blackburn excluding himself from the discussion and vote due to an affiliation with the Featherston Fishing Club.

    Though no tenants have been identified, signs posted on the Fischer Crossing property note plans to establish 200,000 square feet of retail space on the site.

    Unless other changes pertaining to the development are requested by the owner, the only issue preventing construction of the large shopping venue is securing the required grading and land disturbance permits.

    Project representative Steven Gaultney last year agreed to the conditions that pertained to the Featherston Fishing Club property immediately to the east and northeast of the retail development.

    Though Wynns Pond Road once ended at Fischer Road on its west side, the agreement called for closing the road approximately 1,000 feet to the east. One of the conditions stipulated that a cul-de-sac be constructed at the new western end of Wynns Pond Road and a gate and keypad installed to permit only Featherston Fishing Club residents and emergency vehicles access to the roadway and the homes located to the east.

    Another condition dealt with the median cut on Hwy. 54 at Wynns Pond Road that has long been a requirement associated with the large Fischer Crossing commercial project. The median cut was part of the overall approval of the development several years ago to provide direct access to Wynns Pond Road from Hwy. 54 for members of the Featherston Fishing Club.

    The condition agreed to by Gaultney stated that the developer will either install the median break or will provide an irrevocable letter of credit from a bank approved by the county to cover the cost of the installation. Certificates of occupancy for any new commercial construction will not be issued until the median break is installed.

    Gaultney last year told commissioners the development would represent a $32-33 million investment.

    Three-in-one commercial and industrial building goes on the market for sale or lease

    A high-profile corner site retail showroom, office, and light manufacturing complex in South Auckland has been placed on the market for sale or lease.

    The two storey property at 495 Great South Road in Penrose sits on 1070 square metres of land and features a 406 square metre showroom on the ground floor, with 188 square metres of office space above, and 60 square metres of basement storage and light industry capacity underneath. The location has car parking for 15 vehicles.

    Built in the 1980s, the property is only a few hundred metres from State Highway One via the Ellerslie/Penrose interchange, with Great South Road one of the busiest arterial routes in New Zealand linking Newmarket with the southern industrial centres of Onehunga, Penrose and Manukau.

    The property is being marketed for sale through Mike Adams and James Hill of Bayleys Auckland, in a tender process closing on July 17. The property features in the latest edition of Bayleys Total Property portfolio and is being sold with a vacant possession, with the vendors preferred settlement date being November 1.

    Mr Adams said the premises would suit either an owner/operator looking for the triple needs of a showroom, light industrial facility, and office space, or could be bought an investor looking for the reassurance of being located in a low-vacancy industrial precinct. The property has a built-in safe on the ground floor as a remnant of its previous incarnation as a bank.

    Banks are known for undertaking considerable geographic due diligence and location research before opening suburban branches. That process was obviously completed at 495 Great South Road in the 1980s before the rationalisation of banking groups networks in the 2000s, he said.

    Appreciating that research, its easy to understand why the corner location on Great South Road was identified, and then supported with ample easy-access parking off Greenpark Road. The buildings construction methods are also indicative of the high standards sought by banks as tenants.

    Mr Adams said the dual-use nature of the property easily lent itself to becoming the head office for a company with brands or products requiring a public-facing showroom facility, supported by the commercial requirements of housing administrative staff on site. This flexibility was also further enhanced with the buildings owner considering both outright sale or leasing proposals.

    The basement level also provides the benefit of a small production plant away from public sight and hearing, yet within the same building should public or trade customers require product repairs or specialised orders direct from the manufacturer, Mr Adams said.

    Glazers sell landmarked home for $12.6M

    Avram Avie Glazer and his wife, Jill, have sold their landmarked house at 5 Middle Road in the Estate Section for a recorded $12.6 million, according to a deed recorded Thursday.

    Jordan and Thomas A. Saunders III of New York bought the four-bedroom, Colonial Revival-style house. Hes a philanthropist and investment banker who spent much of his career at Morgan Stanley before starting his own private investment firm. He also is chairman of The Heritage Foundation think tank in Washington, D.C.

    The Glazers paid $7.4 million for the house in 2004 and carried out a major restoration, property records show.

    Avie Glazer son of the late billionaire businessman Malcolm Glazer is part of the family that holds controlling stakes in the Tampa Bay Buccaneers football franchise and Englands Manchester United soccer team. Several Glazer family members have bought and sold property on the island, including Malcolm Glazer, who with his wife, Linda, were longtime residents of South Ocean Boulevard when he died May 28.

    Designed by noted society architect Marion Sims Wyeth in 1935, the house on Middle Road had been listed for sale at $15 million in January by broker Lawrence Moens of Lawrence A. Moens Associates.

    Agent Cristina Condon of Sothebys International Realty acted on behalf of the buyers. She declined to comment, and Moens is on vacation and couldnt be reached.

    Thorough restoration

    With 13,696 square feet of living space, inside and out, the house stands on a lushly landscaped lot measuring nearly an acre at the corner of Gulfstream and Middle roads, two blocks south of Worth Avenue. Several of the rooms overlook a secluded pool area, according to Moens sales listing.

    The houses original owner was Joseph M. Cudahy, president of Sinclair Refining Co., who, with his family, used it on vacations from their home in Chicago. Wyeth adorned the facade with quoins at the corners, bay windows and a traditionally styled front porch. The town granted the house landmark-protection status in 1990.
