    Indias tier I & II cities most active markets globallyfor shopping center development

    Globally, a total of 39 million sq. m. of shopping center space is currently under construction across the worlds major cities, representing a three million sq. m. increase from 2013, according to the latest Global Viewpoint from CBRE Research. Most of this development activity for shopping center space around the world is focused in China. According to the report, more than half of the shopping center space under construction in the 180 countries surveyed is taking place within Chinas borders.

    Shanghai takes first position with 3.3 million sq. m. of space under constructionmore than the combined total of all 86 European cities excluding those in Russia and Turkey. Just behind Shanghai is Chengdu with 3.2 million sq. m., followed by Shenzhen and Tianjin with 2..7 million sq. m. and 2.5 million sq. m. under construction, respectively.

    India continues to see a wave of new shopping center development despite some developers pushing back completion dates due to financing issues. Around 500,000 sq. m. of new retail space is under construction in New Delhi. The largest two projects, DLF Mall of India NOIDA (204,385 sq. m.) and Logix City Center Mall (111,483 sq. m.), are both located in Noida. Among tier II cities in India, Hyderabad is the most active market with a current supply pipeline (483,000 sq. m.) three times greater than its existing stock.

    Buoyant occupier demand is pushing a strong development pipeline in New Delhi with 500,000 sq. m. of new retail space currently under construction.

    Commenting on the findings of the report, Mr. Anshuman Magazine, Chairman and Managing Director of CBRE, South Asia Pvt. Ltd. said, Strong economic growth in many Asian markets has been attracting an increasing number of cross-border retailers. Even though China remains by far the most active market for shopping center development, the tier I and II cities of India are also among the most active globally. Unfortunately, however, there continues to exist a dearth of quality shopping space in many of our market places. Along with the large-scale urbanization of our leading cities and a burgeoning middle class population, it is this that has been driving shopping center development forward.

    According to CBRE research, New Delhi is ranked #21, Hyderabad #23, and Bangalore #31, among global cities with the maximum shopping center space under construction in 2014.

    The scale of new development in Asia and China in particular is staggering but there are a number of quite understandable factors behind it. The most reported is economic growth, which continues, although now with some signs of slowing down. In addition, Chinese cities, and many others in Asia, present a physical environment that lends itself to environment controlled shopping centers. Outdoor shopping can be too hot, too humid, too cold, too wet, too unsafe or too dirty and pollutedmodern shopping centers are none of these when managed properly, said Sebastian Skiff, Executive Director of CBRE Retail.

    Kuala Lumpur in Malaysia falls just outside the top ten coming in as the 11th most active market globally. Southeast Asia has 3.3 million sq. m. under construction and nearly 40% of this is located in the Malaysian city. In Vietnam, Ho Chi Minh City and Hanoi have also seen a large number of new developments in suburban areas and are seeing strong leasing demand from retailers attracted by lower rents and the lower-to-mid income residences nearby.

    New development proposed for West Chester calls for luxury apartments

    WEST CHESTER TWP.

    There are new plans in the works to build a mixed-use residential, office and retail development in Butler County, this time along Union Centre Boulevard in West Chester Twp.

    A developer specializing in Class A luxury, mixed-use projects has plans to build more than 250 multi-family units, 100,000-square-feet of office space, 20,000-square-feet of retail space and a 406-space parking garage in West Chester Twp. near the intersection of Union Center Boulevard and Centre Pointe Drive. Thats according to plans calling for multiple buildings to be constructed that was submitted to the township in March for requesting a property zoning change.

    The Square, as the development is being called, is described as resort-style living by developers Anderson Birkla Investment Partners LLC, based in Indianapolis, Ind. The project would provide housing for workers at adjacent employers, with work offices, restaurants and other amenities in walking distance, the developer told the township.

    The Square is different from other communities, as it delivers a living and working experience that introduces a new concept and new lifestyle defined by service, reads a description of the project submitted to the local government.

    Residents and visitors of The Square will enjoy an amenity package not currently found in West Chester, such as maid services, dry cleaning and a swimming pool among other amenities.

    Plans are still early, and the company is still conducting due diligence for the project, said Anthony Birkla, one of the developers principals.

    We tabled our development at the Butler County planning commission for us to resolve some issues regarding the plan, Birkla said.

    If everything moves forward, the residential, retail and office development would help fulfill the townships plans in place since 1990 for a walkable, liveable downtown community, said township spokeswoman Barb Wilson.

    The new community being proposed will bring necessary critical mass to West Chesters downtown, completing the urban setting and guaranteeing the viability of downtown retail and commercial services and amenities, Wilson said.

    Thieves steal thousands of feet of copper from Lexington street lights

    LEXINGTON, Ky. (WKYT) - Travelers on I-75 may have noticed a darker drive recently.

    Police say someone stole 4,000 feet of copper wiring from the Kentucky Transportation Cabinet's light fixtures at the 120 mile marker. Those lights guide drivers on and off the interstate.

    Transportation crews noticed the theft in late March when a driver called them to complain the lights were out. They sent a crew to inspect, and realized someone took the copper wiring out of about 20 luminaries. They think this happened in the early hours of the morning, when it's still dark outside, and very few cars are on the interstate. Leaders at the transportation cabinet tell us it took them about a week to replace the wiring, which is a big cost to taxpayers.

    "Every time we have one of these situations that occurs this is taxpayers money. And the replacement and the work that is involved to remedy the situation after the wire has been stolen comes from your taxpayers dollars," Natasha Lacy, with the Kentucky Transportation Cabinet told WKYT Tuesday.

    Transportation leaders are asking scrap yards to be on the lookout for a large amount of copper coming in. Lexington Police are investigating.

    Lacy doesn't have an exact amount of just how much it cost them to replace the lights. She does say they got them back up and working within a week's time.

    NCDOT clearing right-of-way for railroad siding track

    HAW RIVER - State transportation crews are working on a two-mile stretch of a rail right-of-way in Haw River and Graham for installation of a passing track. The project is among improvements to the railroad corridor aimed at reducing congestion and travel time between Raleigh and Charlotte, and involves a lot more than simply laying the new track.

    Crews have cleared 10 acres of trees and debris since work got underway in December. When the clearing is completed, workers will have moved about 200,000 cubic yards of dirt to prepare the ground for the new passing siding track.

    "That's about 20,000 dump truck loads of dirt that has to be moved on this project to build it," said Chris Kirkman, NCDOT resident construction engineer.

    It's just one of several steps in the project.

    "We're putting in some drainage pipe and we have a lot of pipe we have to bore-inject under the railroad," said Kirkman. They'll grade the track bed and use explosives to deal with the large amount of rock in the area.

    "There is a lot of rock that was already known in our information that will have to be drilled and blast," Kirkman said.

    Erosion control figures in the project, too.

    "We're putting in devices to control when it rains, Kirkman said. We have rainfall vents to control any type of movement and sediment, and we also have devices that are called skimmers that are put in basins to release the water at a certain rate, a flow rate."

    NCDOT said the new passing siding track will allow trains to pass one another, eliminating the current bottleneck along a 22-mile stretch between McLeansville and Mebane. Kirkman said Reconstructing curves on the existing track also would improve track speeds.

    "The main line we'll have a different horizontal alignment and it won't be as curvy as the existing alignment," he said

    Three bad-mouthed building materials you won't believe are really eco-friendly

    (BPT) - More homeowners are keeping Mother Nature in mind when undertaking a renovation, addition or new construction. Theyre seeking building practices and materials that are energy-efficient and environmentally friendly. If youre among these groups, you may choose to avoid construction materials youve come to think of as not green.

    The truth, however, is that some maligned materials are actually more environmentally safe than alternatives that may seem more natural. Here are three popular materials that are greener than you may think:

    Plastic pipe

    You would probably have a hard time thinking of a material more universally reviled as bad for the environment than plastic. While its true that plastic doesnt break down in landfills, certain types of plastics, when used correctly and in the right applications, are eco-friendly thanks to their sheer durability. Theyll last longer, which requires less consumption of other materials and resources to manufacture replacements, and theyll reduce the waste stream.

    PEX (cross-linked polyethylene) pipe is a good example. Used in hot- and cold-water plumbing, residential fire sprinkler systems and radiant floor-heating systems, PEX is actually a better option than copper, another material commonly used for the same applications.

    The processes used for mining and refining copper, and turning it into pipe, consume a great deal of natural resources, says Dale Stroud, senior director of offerings/marketing for Uponor North America, which uses PEX in its plumbing, heating and residential fire sprinkler systems. Like all metal, it will eventually corrode and wear out. Replacing it can be costly and labor-intensive, and discarded piping is not always recyclable.

    PEX, however, is created through less energy-intensive means, and its durability ensures that it will virtually never wear out. Its use in new construction or renovation pretty much ensures the homeowner will never have to replace the product, meaning fewer resources consumed for repair, removal, reinstallation and disposal of discarded piping.

    PEX piping delivers clean, healthy water for household uses, including drinking, cooking and bathing, and can even help conserve water and energy compared to leaky, less-efficient metal pipes. When used in radiant floor heating and cooling systems, PEX is energy-efficient, and improves the overall temperature comfort of a home or a commercial building.

    While PEX is made from crude oil and natural gas, if you consider alternative uses of those resources, you might conclude that a durable use (such as pipe) is better for the environment than single-use applications like gasoline or diesel fuel for vehicle engines that contribute to greenhouse gases, Stroud says.     Dewey Beach Life Saving Station renovations begin

    Dewey Beach Interior and exterior repairs and enhancements are underway for the Dewey Beach Life Saving Station.

    It's occurring as we speak, said Marc Appelbaum, town manager, from his desk April 16.

    The town has been somewhat derelict in keeping up with the building's maintenance, Appelbaum said, but keeping up with repairs is essential because small problems become larger, more expensive problems if they aren't addressed in a timely manner. The work is budgeted at $70,000.

    We have the money. The time to do something is now, he said. We can afford it.

    The list of interior improvements includes new paint, 10 executive chairs, 50 assembly chairs, the installation of a kitchenette and new flooring.

    Exterior improvements call for the replacement of windows and rotted trim, a new deck and ramp, new storm shutters, and the fixing of leaks in the roof.

    Appelbaum said the estimated cost for the improvements came in close to $58,000, which means the budgeted amount should be enough to account for any unanticipated changes.

    The money for the improvements is coming from $208,000 of surplus revenue the town saw in fiscal year 2013. That money was divided equally three ways between these improvements, technology upgrades and town's rainy day fund.

    Dewey Beach Patrol Capt. Todd Fritchman said he applauds the town manager for pushing forward with improvements. He said for a number of years he has been recommending these improvements when handing in his final statistics at the end of the season.

    ROCKFORD - The City of Rockford Construction and Development Services Division is alerting property owners to be aware of soliciting roofing contractors and not to be pressured to accept work from unlicensed roofing contractors.

    The City of Rockford requires all roofing repairs and replacement projects to first obtain a roofing permit from the City.

    It is illegal for a person to go door to door in the City of Rockford without having first obtained a Solicitation Permit from the City.

    The solicitation permit is required to be easily readable on the individual and includes the City of Rockford logo and name, the solicitation company, organization or association, the name of the solicitor, and the effective dates of the permit.

    The permissible hours of solicitation are between 9 a.m. and 8 p.m. Prior to the City issuing a solicitation permit, individuals are required to pass a background check.

    The State of Illinois Department of Professional Regulation licenses roofing contractors and the City also verifies contractors are in compliance with State roofing license regulations. Not only does this help ensure that roofing work will meet minimum standards but it is also important because licensed roofing contractors are required to be insured in order to do business in Illinois.
