    Visionary architecture in focus - March 12, 2015 by Mr HomeBuilder

    Speculative as well as realised works by renowned contemporary architects is the focus of the upcoming Communiqu 2015 lecture series at the University of Auckland. Hosted by the School of Architecture and Planning, the theme of this years popular annual series is Bridging the Utopian and the Pragmatic.

    Architectural visions will be presented by the authors themselves as well as critical historians, tracing the processes of space-making, from ideas to research and invention, to realisation for some.

    Communiqu 2015 begins with Gregor Hoheisel of GRAFT, the cutting-edge company known for collaborating with actor Brad Pitt to rebuild a neighbourhood in New Orleans, devastated by Hurricane Katrina in 2005. More recently they invented the worlds first solar kiosks; compact, autonomous, modular business units with solar panels, designed to provide affordable energy, products, tools and services to the approximately 16 per cent of the worlds population living in regions without access to electricity.

    Second in the series is Chris Bosse co-founder of the Laboratory for Visionary Architecture (LAVA), a firm that explores the frontiers that merge technology with the patterns of organisation found in nature, in the belief that this will result in a smarter, friendlier, more socially and environmentally responsible future. LAVA designs include pop up installations, urban centres, homes made from bottles, furniture, hotels, and airports.

    In the following lecture Senior Lecturer Ross Jenner, from the University of Auckland, will focus on the work of Portuguese architecture firm Aires Mateus, renowned for their sculptural minimalist buildings.

    Next Senior Lecturer Alessandro Melis from the University of Auckland and also co-founder of Heliopolis21, will discuss the design process of the firms award-winning, multifunctional complex Trentino. Heliopolis 21 designs environmentally conscious buildings and smart cities which aim to meet todays needs without compromising the needs of future generations.

    The fifth speaker in the series is Severin Soder from Architectus, who will reflect on designs from the firms archives which have never been fully realised, existing only as drawings and models.

    Later in the lecture series Associate Dean Julia Gatley, from the University of Auckland and author of the book Athfield Architects, will discuss the extraordinary vision of one of New Zealands best known architects, Sir Ian Athfield, who died recently.

    Communiqu ends with Jinhee Park and John Hong of Single speed Design (SsD), acclaimed for their inventive designs, particularly for small urban living spaces. They will discuss their projects and how they maximise architectures ability to change the way we live, work, and socialise.

    All seven lectures target issues relevant to architecture and planning and are intended to foster critical discussion and debate.

    Architects: Apple Tree site best for new Monticello high school - March 12, 2015 by Mr HomeBuilder

    MONTICELLO After evaluating six possible sites, school district architects believe land near the Apple Tree subdivision may be the best spot for a new Monticello High School.

    At a special Monticello school board meeting, they also rated three sites near Monticello Middle School as "good" options, but the land they looked at near the current high school came in fifth. Land on Bridge Street along I-72 finished last due to concerns over lack of access and utilities.

    "The Apple Tree site kind of stands above," said John Whitlock, an architect for BLDD Architects. "The three middle school sites are also very close."

    He placed Apple Tree's score of 3.05 out of 4.0 as "very good," and also felt the three middle school-area sites, ranging from 2.83 to 2.89, would be suitable should the district pursue a new school.

    "I think what we were able to show here is that you have four sites that are very appropriate for a new high school location," he added.

    BLDD was asked to evaluate potential sites after a November referendum question to fund a new high school was defeated. Board members heard that one reason people voted against the $40 million ballot issue was they did not know where the school would be constructed.

    The idea of placing a new school near the current one the preference last year of community engagement participants is not dead, however. The site evaluated by BLDD was located south of the existing baseball field and track. The board asked BLDD to calculate a new rating based on building a new school on the current fields, which are on 20 acres the district already owns. Additional land would then be needed for new athletic fields, but less than the 32-acre minimum recommended for a 135,000-square-foot, 600-student high school.

    Aspens silver-mining heyday produced many of the towns most iconic structures: the Pitkin County Courthouse, the former armory turned City Hall, the regal Wheeler Opera House and the crown jewel the Hotel Jerome.

    Its too soon to tell how the test of time will regard some of the more modern structures. But one thing is certain, longtime Aspen-area firm Cottle Carr and Yaw Architects has put its stamp on the modern era by designing some of the more high-visibility structures over the last 30 years.

    CCY, as the firm is now known, was selected to build what could arguably be called Aspens three most important and sensitive projects undertaken since the mid-1980s. It was selected by Aspen Skiing Co. to reinvent the base area of Aspen Mountain with the Silver Queen Gondola plaza in 1987 and Little Nell Hotel in 1989. It undertook the addition to the Hotel Jerome in 1987. It was the company under pressure for coming up with a design appropriate for the replacement of the Sundeck Restaurant atop Aspen Mountain in 1999.

    In each case, the firm was playing with fire. The base area project would define Aspen Mountain for decades to come. The Hotel Jerome addition had to blend with what is the most revered building in town for many people. The demolition of the old Sundeck was met with significant skepticism; CCYs design had to relieve the angst.

    Larry Yaw, one of the three partners in the firm with John Cottle and Rich Carr, shrugged off the pressure of working on the Sundeck. It was no more than usual, he said. Every time you work on something purposeful, it reduces the stress, he said.

    Whether the partners want to admit it or not, the pressure probably couldnt have been greater then when the firm worked on the Little Nell Hotel and gondola plaza. Skico envisioned a five-star hotel and it required a design for the public plaza that tied the town and mountain together.

    We put a porch on the town to the mountain. We knit them together with that design. Thats fantastic, Cottle said, sounding much more like a proud papa than a boastful architect.

    The firms employees are absolutely aware that they are working on some of the projects that will help define Aspen and its ski areas, according Cottle.

    Statistically, he said he is uncertain if CCY has designed the most projects downtown, but hes proud of the legacy the firm is creating. I always thought we had the most robust history and forward-looking projects in downtown, he said.

    The partners said they want their designs to reflect the current era and the traditions of the community, but also be forward-looking.

    A pair of Castle Rock residents have been cleared to circulate a petition aimed at freezing construction of the Promenade at Castle Rock retail development.

    Town Clerk Sally Misare on Tuesday certified the petition that was submitted to by residents Keith Lattimore-Walsh and Linda Van Nostrand. The petition, according to a town news release, seeks to overturn the Town Council's approval of the development plan and new zoning rules for the 166-acre Promenade property, located north of the Outlets at Castle Rock between Interstate 25 and U.S. 85.

    The Town Council on March 3 unanimously approved plans that call for as much 1 million square feet of retail space and 350 housing units to be built on the property. A vast majority of people who spoke at that meeting, including Lattimore-Walsh and Van Nostrand, urged that the project be voted down, largely because its construction will lead to the extermination of a large prairie dog colony.

    The clerk's approval of the petition language this week gives supporters until 5 p.m. on April 13 to gather enough signatures from registered Castle Rock voters to force council to either change its vote or push the issue to a referendum. The threshold is 5 percent of town voters as of Tuesday, or 1,945 people, according to town officials.

    The Promenade project is being led by Greenwood Village-based Alberta Development Partners. The $177 million project broke ground in November.

    Jobs joy as Silverlink Shopping Park expansion plan by The Crown Estate is given green light - March 12, 2015 by Mr HomeBuilder

    Hundreds of jobs are set to be created after The Crown Estate was given the go ahead for a 30m extension of Silverlink Shopping Park.

    North Tyneside Council has given a resolution to grant outline planning permission for the property giants plans to carry out major expansion plans at the complex one of 16 it owns across the UK.

    The former Travelodge site opposite the park will now be converted into a new retail scheme, creating 175 construction jobs and around 300 retail jobs once it is up and running.

    Four new retail units will take up 106,000sqft of space, with Next already confirming that it will relocate from its current store at the existing Silverlink Shopping Park to open a flagship Next Home and Garden store at the development, which is scheduled to complete in autumn 2016.

    Other furniture and homeware retailers are being sought out for the remainder of the units, to join the lengthy list of tenants already at Silverlink including M&S, H&M, Next, New Look, River Island, JD Sports, Boots, Outfit, Argos and Currys/PC World.

    With planning consent granted for the development, construction is set to begin this summer.

    And The Crown Estate will work in partnership with the council to deliver two training packages, creating almost 50 new construction jobs for young people.

    As well as new retail units, the plans include additional car parking facilities, enhanced landscaping, improvements to access routes into the park, and the widening of footpaths around the site.

    Road improvements will also be made to provide a new access to the redeveloped site, the existing shopping park and Cobalt Business Park.

    Hannah Milne, regional portfolio manager at The Crown Estate said: Were delighted with the committees decision and look forward to progressing our plans for regenerating this site.

    If you had water leaks in your home or business this winter, you werent alone. Local restoration companies say they have been busy the last few weeks with calls from home and business owners.

    Steve Allen owner of S Allen and Sons said this is the worst year hes seen in more than 25 years in the business.

    Theres tons of ice damage, he said.

    He said the freeze/thaw cycle in February created a large amount of ice buildup on roofs pushing up on the shield designed to keep it out.

    The snow that build up afterward melts, but with the ice acting as a dam, the water has nowhere to go but inside, often dripping down through lightfixtures.

    Theres a lot of interior wire damage, Allen said. Right now he said he has about 80 files. Those range from old to new houses. Some roofs were replaced just last summer he said.

    He said hes been working 12 hours a day to keep up with inspections and estimates, but until the snow and ice are completely off the roofs, theres little repair that can be done.

    Basically all you can do is advise the homeowners to try to get the ice off the roof, he said.

    He cautions people against trying to use an axe or other tools on the ice, because it can be damaging to the roof underneath. His recommendation is calcium chloride, which like salt helps ice melt, only with less damage to the shingles than salt causes.
