On the Market: A Swanky Triplex Apartment across from Boston Common – Boston magazine - March 5, 2020 by Mr HomeBuilder

    For Sale/Rent

Check out the mahogany library in this four-bed Beacon Hill pad.

    14 Chestnut St. # 1, BostonPrice: $18,500 per monthSize: 5,000 square feetBedrooms: 4Baths: 3.5

Located right across the street from Boston Commons Frog Pond and nestled among a road of brick row houses with black shutters, it doesnt get much more quintessential Beacon Hill than this home. And now, for $18,500 per month, you can rent it as your own.

Yes, $18,500 sounds like a ludicrous sum to pay each month, even considering its primo location. But paying $18,500 for 5,000 square feet breaks down to nearly the same price per square foot as those of us wiring $1,800 to our landlords each month for a 500-square-foot studio. Such is renting in Boston.

Take a closer look inside this four-bedroom triplex to see its opulence come into focus. Probably the most remarkable room is the mahogany-paneled library, where long, scarlet walls offset the rich wood built-ins and beamed ceilings beautifully. The three-story apartment contains a total of six carved marble fireplaces, plus custom bathrooms, some of which were modeled after the marble-clad baths of the London Ritz Carlton.

As for spaces to get a breath of fresh air, you can take your pick between the private brick patio and the giant roof deck. Still not convinced? Short-term stays are allowed, so you can try out the swanky digs for a minimum of three months before committing to settling in for good.

A Light-Filled House in Toledo, Spain Where Patios Have Nobility – Design Milk - March 5, 2020 by Mr HomeBuilder

OOIIO Architecture have completed a single-family home, GAS House, in Toledo, Spain. Their clients, a young couple, wanted a bright home built on a plot where natural light was not particularly abundant. Therefore, OOIOOs team had to organize the house around four patios strategically placed on the site to serve as light wells and natural ventilation.

Each of the patios height changes depending on its function of nobility as the architects called it. A more intimate, personal function, like the living-dining area, is the most noble and therefore the highest patio on the plot. The lowest, meanwhile, is the garage.

Looking at the traditional patios of La Mancha, the architects found that the lower parts of the patios were made by ceramic baseboards.

In this modern house, the architects have decided to reverse it and put the ceramic at the bottom: the patios are covered by hexagonal ceramic pieces so that when light falls through the courtyards, it falls with a certain distinct, eye-catching visual personality.

Patio Weather Is Coming to DC Here Are the Best in Town – InsideHook - March 5, 2020 by Mr HomeBuilder

The communal tables at Lulu's Wingardens come with built-in ice buckets

    Brittany Carlson/Lulu's

When asked to describe the best day of the year, some would cite their birthday or Christmas. We, on the other hand, believe its the first day warm enough to suggest an imminent springtime. You can leave the jacket on the hook, grab an iced coffee, take a post-lunch constitutional to clear your head.

And as soon as 5 p.m. hits, its time to drink al fresco, surrounded by friends and no longer confined to the inside of a sticky bar. Perhaps the very best part is that its not yet hot enough to send beads of sweat down your back before you finish with your first round. In other words: it is perfection.

No one knows this better than the team behind the Michelin-honored Royal, whose soft opening of a new U-Street venture, Lulus Winegarden, celebrates its grand opening tomorrow.

We all know that when the first day of spring hits in DC, patios fill up quickly, says co-owner Paul Carlson. Washingtonians love savoring the sunshine after a long winter. Were lucky that our space at Lulus has not one, but two patios: one in the front overlooking U Street, and a hidden gem of a bar out back with lots of greenery and fountains.

The other half of the we that Paul is referring to is his wife, Brittany Carlson. The husband-and-wife team named the wine garden after their nine-month-old daughter, Lucilla.

We want it to be a place where people can come with big groups for an afternoon of drinking, a friend for dinner, or even solo for a glass at the bar. Eating and drinking outdoors is special to us, because we both grew up in warm weather climates and have great memories of family dinners alfresco, and theres just something so special about those summer nights outdoors.

Another perk of Lulus is how laid back it is. Dont expect a pretentious dinner menu or wine bottles thatll set you back hundreds. The culinary program is helmed by The Royals Cable Smith, who created a playful, shareable menu perfect for a modern wine bar. Their reimagined, nostalgic snacks include things like French Onion Toast and a Chicken Corn Dog Bleu, made with a house chicken sausage wrapped in melted swiss, all fried and served alongside ham fat dijonnaise. The wine list comprises 50 bottles that all cost less than 50 bucks.

We wanted people to order their wine based on what they like, and not based on price. Our goal was to make wine as easy and approachable as possible, so choosing to price everything at $49, we figured we would take one element out of the decision making process for them. You also get a much better value when you buy by the bottle you get better quality wines and more options available.

Just like at a beer garden, groups are welcome and most seating is communal. There are four large shared wood tables that seat up to 36, and built-in ice buckets to keep bottles chilled. Theres also a bar and ledge seating, along with plenty of standing room if youre tired from sitting all day. The indoor space, which Carlson describes as an indoor patio because of its openness, will feature two large flatscreen TVs to air sporting events, debates and more. The space is also family-friendly and dogs are welcome on the front patio.

    Garden District14th Street

Also back open for the season is the popular Garden District, a crowd favorite for its low key vibe, good selection of beer and delicious barbecue.

Picks from their opening-day beer lineup include a porter from Old Ox Brewing in Virginia, a hazy IPA from Elder Pine Brewing in Gaithersburg, Maryland, and big-boy bottles of Sperryvilles Pen Druid Brewing Rarities. Look forward to menu items you already know and love, like pulled pork and barbecue brisket sandwiches as well as sides such as half-sour pickles and buttermilk onion rings.

    The MidlandsPark View

A DC mainstay, this massive outdoor beer garden is known for being consistently crowded with a lively atmosphere and plenty of dogs. Adding to the fun is their insane happy hour special every Monday through Thursday: from 4-7 p.m., if you buy one beer, you get another for free.

Sure, its not the prettiest beer garden, but thats not what youre there for. Youre headed to Midlands for a good time, cheap beer and maybe a buffalo chicken hoagie. On weekends, get the party started early with some hair of the dog and an order of their breakfast tacos, which are served only on Saturday and Sunday until 3 p.m.

    Anxo Cidery & Pintxos BarBloomingdale

Those ready for a break from beer and wine will love Anxo, a local artisan cidery that also serves delicious Basque food at their outdoor-indoor restaurant and bar. Now that the weather is turning for the better, we suggest sitting outside on their charming patio to soak up the sun and order a tasting flight or two.

Their bottomless brunch on weekends is also an option: choose between endless booze, endless food or both depending on the desired outcome for your day. Personally, we wouldnt pass up the opportunity for unlimited croquetas, pork sausage sliders and bravas poutine all washed down with some cidermosas and plenty of coffee.

More than 200 multifamily apartments and patio homes may soon come to Middletown area – Courier Journal - March 5, 2020 by Mr HomeBuilder

A 166-unit apartment complex and 59 ranch-style patio homes may be coming soon to roughly 22 acres of land just east of Middletown near the Parklands of Floyds Fork.

Sunshine English Station Development LLC, a Louisville-based company, filed an application with the city Monday to rezone the land at 1007 S. English Station Road. This would allow the company to construct multifamily units.

According to the application, there will be eight three-story mutlifamily buildings constructed as part of the project. The plan calls for 26 one-bedroom, 106 two-bedroomand 34 three-bedroom units, according to Damon Garrett, a managing member with Sunshine English Station Development LLC.

The apartments will cost anywhere between $950 and $1,400, Garret said. They will come with granite countertops and washer/dryer hookups, among other things.

More development news: Here's what a developer has in mind for the Joe Ley Antiques store and NuLu neighborhood

Additionally, the patio homes will be in the $300,000 to $400,000 range and have "more of a craftsman look," according to Garrett, who added that they will be composed of a mixture of brick and stones. Some homes will feature walkout basements.

Everythings going to be designed with the pure aesthetics of the neighborhood," Garrett told The Courier Journal.

In an effort to make the apartment complex and patio homes a community, there will be several amenities, such as a two-story clubhouse with a fitness center, outdoor grills and a nature trail.

Garrett said he did not have an exact cost estimate at the moment. He hopes to get the zoning application approved by the city by July and August and immediately start work from there, with a two- to2 1/2-year timeline for finishing the project.

For those in the area who would like to learn more about the project, a neighborhood meeting has been scheduled for March 17.

Drago, best Italian in the Mile, inside and on the outdoor patio – Larchmont Chronicle - March 5, 2020 by Mr HomeBuilder

ENTRANCE, through the patio on Fairfax Avenue.

The weather in Los Angeles has been all over the temperature map recently, but weve had enough unseasonably warm days that it was with great anticipation that I headed to Drago Ristorante, the Sicilian-leaning eatery in the Petersen Museum, to try dinner on their new patio. At least that was my hope. In fact, even surrounded by heaters, it was too chilly and the warm glow from the interior beckoned through the windows and won me over. Indoor eating again.

There arent too many patio options in the Miracle Mile, so the arrival of a spacious outdoor space is a welcome addition to the neighborhood. The restaurant and terrace are hidden from Fairfax traffic behind the museums decorative metallic ribbons. Red exterior walls form a bright backdrop to the casual, modern patio design white tables and umbrellas, charcoal chairs, and leafy greenery scattered about.

I can imagine spending a balmy summer evening there with a glass of Italian red and a bowl of wild boar pasta or a leisurely lunch munching a prosciutto and mozzarella pizza, Aperol spritz in hand.

Sadly, that experience will have to wait. Happily, the food is the best Italian in the Mile, no matter where you sit. The Drago brothers, Celestino, Tanino, Calogero and Giacomino, learned their love of cooking with fresh ingredients while growing up on the family farm in Sicily where what ended up on the table was often what was grown in the garden, including the ever-present olive oil, pressed from olives plucked from their trees.

The menu at Drago Ristorante reflects the rugged island terrain of their youth lots of seafood, lots of bold flavors with capers and olives, sage and chili flakes. The white-tablecloth restaurant does keep things light, however sauces kiss the pasta, rather than bludgeon them.

There are numerous starters and salads $14 burrata and eggplant, $18 roasted veal in tomato sauce, a $16 salad with apples, bacon, candied walnuts and mixed greens. They also offer what might be the best octopus Ive ever had. Pan roasted, the tentacles were beautifully seasoned and extremely tender. The $14 dish was anchored by a flavorful celery root puree. I could eat this every day and die happy.

Pasta, though, is the centerpiece of the menu homemade and always al dente, the eight dishes featured on the current menu include a $28 spaghetti with shrimp, calamari, bay scallops, mussels, and clams in a light tomato sauce, $22 tagliolini with sea urchin and lemon, and $18.50 ravioli filled with braised short ribs in prosciutto sauce. The $18 fusilli in a prosciutto and vodka sauce was exceptional. Perfectly cooked little corkscrews of pasta were enhanced by the ham-flavored, liquor-enriched red sauce. The $22 giant rigatoni with cherry tomato, shrimp and Thai chili was rightfully recommended by our server. Each bite yielded distinct bursts of fresh tomato, sweet crustacean and the barest touch of heat.

There are the usual soups (bean and pasta, minestrone, each $9), and well-executed thin-crusted pizzas ($14.50 to $16.50). Mains swing from $32 seared ahi tuna puttanesca to $32 pork chops with marsala apple sauce. $28 chicken breast is served crusted with fine bread crumbs and black truffles, accompanied by a fragrant truffle sauce and haricots verts.

The aroma was spectacular, and the chicken was juicy and flavorful, although the texture hints that the poultry spent a tad too long in its brine.

Do finish with one of their nine $10 desserts. Why resist walnut semifreddo or profiteroles with hazelnut gelato and hot chocolate sauce?

There’s a new vegan burger spot with a sunny patio and plenty of milkshakes – Time Out Los Angeles - March 5, 2020 by Mr HomeBuilder

There are few food combos more iconic than a burger, fries and a shake, and in L.A.the vegan land of plentythere are a growing number of restaurants serving it up plant-based. Funnily enough, the city's latest just found a home in a meaty chain's first location: Meet NOMOO, the vegan burger shack that opened over the weekend in Johnny Rockets' former first storefront.

The diner vibes live on with NOMOO's pared-down menu of shakes, malts, fries and double cheeseburgers, but get a modern spin with add-ons like truffled cheese sauce and even CBD.

Whileit relies on Impossible Foods and Chick'n for their between-buns "meat,"NOMOO does much of their menu in-house, making their pickles, sauces and even their own cashew-based soft servea process that takes 18 hoursand when they don't, they've tried to partner with local outlets such as Rockenwagner Bakery, who bakes custom vegan brioche buns for the operation.

The format is simple: Order up at the counter, then take a seat either at the few stools overlooking the kitchen's flat-top, or out on that 40-seat patio under the umbrellas just tucked away from Melrose.

    Photograph: Stephanie Breijo

Sides are just as straightforward as the choice between either a burger or the Nashville-style hot Chick'n sandwich: Opt for shoestring fries or a salad (a miso caesar or some superfood slaw), or go half-and-half. Of course there are those aforementioned add-ons, including avocado or some truffled cheese sauce for $3, and if you'resipping an organic soda or vanilla lemonade, you can throw CBD in there for around $6.

And because this is an all-vegan joint, you can expect at least some form of clear conscience every time you dine there: Each month, NOMOO will donate 10 percent of its profits to a different charity aimed at eliminating animal suffering. First up isMercy For Animals, a global nonprofit whose political, environmental andeducational programs work toward ending animal cruelty.

    Photograph: Stephanie Breijo

NOMOO is now open at 7502 Melrose Ave with hours of 11:30am to 10pm Tuesday to Sunday.

    Pet-friendly patios

Lazy Dog (Downtown Summerlin and Town Square) is the standard bearer for dog patios. Both locations offer ample space and special menus for your pup. If Downtowns more your jam, Triple George Grill (201 N. 3rd St.) has classic American fare that never disappoints, and neither does its outdoor space, which offers prime people- and dog-watching. If you have a more active pet, fuel up at Mt. Charleston Lodge (5375 Kyle Canyon Road) with its stunning vistas, then take pup for a hike after.

Big Dogs Brewing Company (4543 N. Rancho Drive) is tops for handcrafted microbrews and a good place for lazy weekend afternoons. Shakespeares Grille & Pub (790 Coronado Center Drive) is a beloved Henderson joint offering more than 100 draft and bottled beers. And Grape Street Cafe (Downtown Summerlin) is an elegant spot for a tipple, with signature cocktails and wines by the glass or the bottle.

Plenty of local java joints feature patios for those dog day afternoons. Sunrise Coffee House (3130 E. Sunset Road), the original Mothership Coffee location, has pour-overs and handcrafted espressos, as well as vegan and vegetarian food options. The Boca Park location of Sambalatte (750 S. Rampart Blvd. #9) is a good respite in a busy shopping center. And should your pet happen to have insomnia, Madhouse Coffee (8470 W. Desert Inn Road) is open 24 hours a day year-round.
