Officials discuss demolition issues - February 23, 2013 by Mr HomeBuilder

MT. VERNON The demolition of the former Horace Mann school leads city officials to discuss how to prevent being responsible for disposal of old buildings in the future.

"This school was originally District 80 property and we wound up with it for $1," City Councilman David Wood said Tuesday. "Depending on the bid process, we will spend hundreds of thousands of dollars to take it down. ... We need to be working toward communication and solutions so this type of problem doesn't reoccur."

The council approved seeking bids for the demolition of the building on Tuesday, which will include abatement of friable asbestos and black mold. The school was deeded to the city in 2002 after the consolidation of District 80 schools into the Primary Center, J.L. Buford Intermediate Center and Casey Middle School.

The facility, after it was deeded to the city, was used as a community center, and was host to several fundraisers as well as a meeting place for the Heartland Young Marines. It has also been used as a storage facility for city property.

In 2009, the city had to close the facility to the public due to finding black mold. An environmental report released last year indicated the building not only has black mold, but friable asbestos, which is more easily released into the air and requires specific abatement procedures during demolition.

Wood said he is concerned the city may be in a similar situation in the future when Mt. Vernon Township High School vacates its existing campus and moves to a new school building to be built on Wells Bypass.

"I know the school districts are another taxing body, but all the money comes from our citizens who are taxpayers," Wood said. "We need to be sure we don't have to spend this kind of money again to tear down a building."

City Manager Ron Neibert said he is working with the city's legal counsel to prepare a recommendation for the council on the issue.

"We want to address how school districts and other taxing bodies get rid of the buildings so it doesn't become a burden on our taxpayers," Neibert said. "There are a couple avenues we can pursue, but I want to evaluate those plans with our legal counsel."

Neibert added he expects to have a recommendation prepared for the council in March.

Demolition begins for downtown project - February 23, 2013 by Mr HomeBuilder

A demolition project to make way for two new housing complexes in downtown Newark began this week.

Independent Investors, LLC, the owner of Klondike Kates, proposed the original plan in December 2011. Both projects are adjacent to the restaurant.

A project at 144-150 East Main Street, to be called Kates Place, will be a four-story building consisting of 2,760 square feet of retail space on the first floor and 22 two-bedroom apartments upstairs. It will replace the vacant building where Gecko Fashions, Cats Eye Hair Salon and the Marine recruiting station once resided.

A nearby complex at 21-27 Choate Street will be a 7,000-square-foot building consisting of five, three-story townhouses and be named Choate Street Townhouses. The townhouses will have four bedrooms and attached garages.

The site will replace the former Casablanca Restaurant that is currently used for storage.

The housing complexes will have a density of approximately 25 units per acre, in close comparison to the new Campus Edge Apartments located at 210 East Delaware Avenue, offiicials said.

The project will occupy a total 1.079 acres, but a half acre of the site is presently leased to the city as part of Municipal Parking Lot #4. That agreement will remain intact, and the new project will allow city parking officials to reconfigure the lot to slightly increase the number of parking spaces.

City Planning Director Maureen Feeney Roser said she expects the demolition will only last a couple of days. She said the entire construction project should be completed in 11 months.

The plan is to move on it as quickly as possible, she said.

Six houses are being demolished on the cliff edge Demolition experts warn more properties could be at risk 'It's heartbreaking to watch homes being crushed' says local resident Residents had said a pipe from a factory was to blame for landslips

Several homes were being demolished today after a series of devastating landslips has left houses precariously near a cliff edge.

Four houses at at Knipe Point, near Scarborough in Yorkshire were bulldozed today and a further two will be tomorrow, after a series of landslides since 2008 has left them unsafe.

After three had to be pulled down in 2008, residents say they fear which of their houses overlooking Cayton Bay will be next.

Demolition for Hotel Charlevoix? - February 23, 2013 by Mr HomeBuilder

    DEVELOPMENT

Detroit officials said Thursday they expect to receive a request for a demolition permit soon to raze the derelict Hotel Charlevoix near Grand Circus Park.

Built in the early 1900s, the onetime hotel has been vacant for about two decades, and the interior has been gutted over the years. Published reports have cited falling bricks and other problems as prompting a move to demolish the structure.

A city official who asked not to be named said late Thursday that no application for a demolition permit had been received yet, but that one was expected soon.

The site at Elizabeth and Park is expected to be used for surface parking following demolition. The structure is in an area of growing popularity for nightclubs.

    TECHNOLOGY

Hewlett-Packard's latest quarterly results provided a glimmer of hope after months of gloomy news.

The fiscal first-quarter numbers announced Thursday topped what the slumping personal computer maker's own management and stock market analysts had forecast.

Like other PC makers, HP has been struggling to adapt to a shift toward smartphones and tablet computers, which are siphoning sales from desktop and laptop machines made by HP and other companies. Adding to the problems were some acquisitions gone awry. Over the past two quarters, HP announced losses totaling $15.3 billion as the company accounted for those mishaps, to the shock of Wall Street. The jolt caused HP's stock to plunge to its lowest price in a decade just three months ago.

The shares have rebounded since then, though they remain about 20% below where they were in September 2011, when the company fired Leo Apotheker as its CEO and hired Meg Whitman.

Demolition of houses to push thru - February 23, 2013 by Mr HomeBuilder

AT LEAST 56 families along the North Reclamation Area in Cebu City may soon lose their houses.

Regional Trial Court Branch 7 Judge Simeon Dumdum denied their omnibus motion that seeks to recall the writ of demolition.

The motion came too late, said Dumdum said in his one-page order.

On Feb. 10, 2012, Dumdum issued the writ to demolish the houses at Lot 18, Block 15 on J. de Veyra St.

The 810-square-meter property is owned by Domingo Garcia, who filed a complaint in 2008.

    Background

Garcia said the residents occupied his property without his consent. At first, Garcia said, he tolerated their stay. But over the year, their numbers grew.

Garcia said he demanded that they vacate his property, but they asked for an exorbitant amount for their relocation.

Replying to the complaint, the residents said they only occupy 380 square meters and roughly 140 square meters of it is owned by the Cebu City government, being a sidewalk.

They said Garcia owns only 240 square meters and not the entire 820 square meters. They said Garcia should not include those who do not occupy his property.
