    VP of Vitt Heating & Air Conditioning Co., Inc. Offers Insight Into EPA's R-22 Phaseout - February 3, 2015 by Mr HomeBuilder

    The U.S. Environmental Protection Agency (EPA) is calling for the gradual phasing out of R-22 production, with production allowances gradually decreasing from now until reaching 0 in 2020.

    R-22, whose full name is virgin hydrochlorofluorocarbon (HCFC)-22, is a refrigerant traditionally used in heating, ventilating and air conditioning (HVAC) systems. It's also a highly-powerful greenhouse gas, which is why many developed nations are gradually phasing it out in pursuit of alternative refrigerants.

    According to The News (12/30/2013), the EPA's phaseout timeline establishes an R-22 production allowance of 30 million pounds in 2015, 24 million pounds in 2016, 18 million pounds in 2017, 12 million pounds in 2018, 6 million pounds in 2019 and eventually zero in 2020.

    Jeffrey Vitt, Vice President of Vitt Heating & Air Conditioning Co., Inc., says the EPA's phaseout timeline will have drastic impacts on the HVAC industry as a whole due to its long-time reliance on the refrigerant.

    "A large majority of HVAC systems utilize that type of refrigerant," Vitt says. "It has been widely used for over 50 years, so to have zero R-22 all of a sudden would drive the cost of the remaining R-22 through the roof."

    However, Vitt says his company has been working toward adapting to alternative refrigerants for a long time, meaning Vitt Heating & Cooling plans on being prepared for the R-22 phaseout.

    "For the last 10 years, we have been instructing customers to go with the new environmentally-friendly refrigerant," Vitt says. "New refrigerant is lower in cost, because the supply is plentiful."

    For HVAC customers who still have systems that use R-22, Vitt recommends getting a full replacement of their heating and cooling systems sooner rather than later.

    "Ultimately, the best option long term for the customer who has a system that leaks refrigerant is to upgrade their system," he says. "It will save them money in the long run, as they won't have the inflated cost of R-22, as well as the savings on utilities they'll enjoy by utilizing more energy-efficient products. We also offer replacement refrigerants for units that utilize R-22, but they affect the capacity of the units slightly. In most cases, this won't be a problem, but the customer should be aware either way."

    Leading New York metro-area mechanical construction, service and energy services firm Trystate Mechanical is pleased to announce the completion of new cooling and heating systems for the restored Kings Theatre in Brooklyn, NY. Trystates HVAC design and installation contract was awarded by the projects general construction manager, Gilbane. Trystate has also been retained by ACE Theatrical Group, which operates the Theatre, to provide ongoing HVAC maintenance service.

    The $95-million public-private project broke ground in January 2013, and the herculean task of its thorough restoration was recently completed. An icon of the golden age of New York City architecture that had been shuttered and neglected for nearly 40 years, the theater will hold its grand re-opening concert featuring Diana Ross on February 3.

    Design-assist HVAC construction

    Kings Theatre is a great example of Trystates approach to HVAC design-build / design-assist project delivery. Shortly after the developer was selected by the City of New York for the historic restoration and modernization of the theater, and more than 24 months before construction started, Trystate completed surveying of the existing buildings HVAC systems and worked with the owner, construction manager, and design team on HVAC system design, equipment selection, and energy efficiency. Trystates pre-construction services proved to be a strong financial investment, with its recommendations leading to the construction of an energy-efficient HVAC system that matches the operational needs of the theater with the comfort requirements of its visitors.

    We could not be more pleased to have been part of this exciting and challenging project, said Trystate president Michael Liberta. And we were very pleased to be able to assign individuals from the surrounding community, both Brooklyn-based subcontractors and Brooklyn-based workers, said Liberta.

    HVAC equipment and salvaged features

    Trystate installed two air-cooled chillers in partnership with Trane, which provided controls systems, and four large packaged rooftop gas-fired units powered by natural gas. The chillers and boilers are connected to three air handling units controlled by advanced variable air volume (VAV) units. Refrigeration split systems were installed to provide spot cooling in critical high-heat areas such as projection booths.

    Fortunately much of the original ductwork was able to be salvaged by Trystate, which worked with strategic partner TechClean to clean, repair, sanitize, and reline the existing ductwork. Additionally, a series of existing tunnels underneath the seating bowl was cleaned, sanitized, and coated so that they could serve as the return air system for the theater. These important steps reduced the need for demolition of the architectural ceilings, avoiding the associated cost, waste, and loss of important features.

    MONTGOMERY: Heating problems spark fire in Wellington Court home - January 26, 2015 by Mr HomeBuilder

    MONTGOMERY Heating problems turned into a fire that spread from the basement to the first floor of a Wellington Court home on Friday.

    Montgomery police went to the residence in the Belle Mead section of town to check on smoke inside the residence. One resident and two heating and cooling repair workers had evacuated the home.

    Police saw heavy black smoke coming from the basement.

    The resident told police that there were heating problems on the first floor of the home and the workers had just arrived to work on the heater in the basement when the smoke appeared. Then, a fire started in the basement and spread to the first floor.

    Montgomery Township Fire Companies No. 1 and No. 2 responded to the fire with the assistance of Hillsborough Fire Companies 1, 2, and 3, Rocky Hill Fire Company, Elizabeth Avenue Fire Company (Franklin), Millstone Valley Fire Company (Franklin), Kingston Fire Company, East Amwell Fire Company, Hopewell Township Fire, Princeton Township Fire, Montgomery Township EMS, and Hillsborough Township EMS.

    No one was injured during the incident.
