    One Of Severna Park’s Oldest Communities, West Severna Park Continues To Thrive | Severna Park – Severna Park Voice - March 5, 2020 by Mr HomeBuilder

    Located in the area at the intersection of Benfield Boulevard and Evergreen Road, West Severna Park truly is at the heart of it all. There are approximately 238 homes, most of which were built in the 1950s and 1960s. The community has a beautiful beach with a playground and cabana, a marina with a ramp and boat storage, and is an easy walk to the Severn River Swim Club and Evergreen pool. Kinder Farm Park is a short hike up the B&A Trail, and downtown Severna Park is just a short walk or bike ride away.

    The community cabana can be reserved for parties, and includes a long pier for fishing, a kayak rack, big sandy beach with a playground, and swimming pier. It is one of the few, maybe only, beaches with indoor plumbing and an outdoor shower.

    The West Severna Park residents host several events, including Oktoberfest, a luau, newcomers key exchange, cleanup days at the marina and beach, fishing derby, and an active moms group and senior group.

    Located directly across from the new Severna Park High School, children in this neighborhood attend Severna Park Elementary, Severna Park Middle and Severna Park High schools. Once in high school, there is no need to vie for a coveted senior parking pass, as students can easily skip the Benfield traffic and walk to school faster than any parent can get them to the drop-off loop.

    Ed Knebels family was planning a move in 1996, so they asked everyone they knew for suggestions. A coworker mentioned that he loved West Severna Park because of the sense of community, water privileges and the schools.

    The schools helped [with our decision], said Knebel, but I really fell in love with the marina. This is a very friendly community, with amenities that bring people together.

    Knebel said when he gets asked about West Severna Park, he recommends the community for its easy access to locally owned restaurants and businesses.

    The amenities here are a great way to build relationships with neighbors, said Knebel, adding that volunteering with neighbors and attending community events is a great way to get to know people.

    Many times over the years I have witnessed the community supporting each other, mostly with food support, but even with dog walking and dog play dates, Knebel added. We have personally received support from the community on several occasions, and were overwhelmed with the magnitude of generosity. We are grateful to live in such a caring community.

    Ed has volunteered as the communitys marina chairman since 1999.

    Scott Schaner graduated from Severna Park; his wife, Mary, graduated from Andover High School. When it was time to put down their familys roots, they chose West Severna Park.

    Mary and I were looking for a neighborhood with great schools and water amenity access. We lived in Pasadena and decided that once we had children, we would either send them to private school or just spend the same money on a house in Severna Park.

    All four Schaner children attended Severna Park schools. Their youngest will graduate from Severna Park High School this May and study nursing at Towson University. Their two oldest children are a teacher in Anne Arundel County Public Schools, and a naval officer who recently earned an engineering degree. Their fourth child is in college now. Scott feels the Severna Park school system prepared his children well for college and careers.

    West Severna Park is a very active community with amazing volunteers, said Scott. Our community is 100% volunteer and there is a ton of work! It is incredible to see how much work our members volunteer for, but they do it because it is the culture of our community.

    Scott credits his neighbors as being the best part of living in West Severna Park, and estimates that there are about 50 active community members serving as officers or members of committees, or simply doing things that help without recognition.

    Just recently, the Sullivans organized an annual Souper Bowl that collects pantry items for SPAN, a local food bank, on Super Bowl Sunday, noted Scott. One of our residents, Charlie Phelps, who just turned 100 years old, volunteers his time regularly cleaning up tree debris and other items at our community beach. Charlie seeks no recognition, but I think he is the embodiment of a WSP resident.

    If Scott had to narrow down the best aspects of West Severna Park, hed say first, that the community loves to have a great party, so there are lots of them, and second, is the very active volunteer mindset.

    Our neighbors, the Trentlys, are original homeowners, so I got to hear the stories about Severna Park back when Benfield was a dirt road and that the high school was originally very small, added Scott. Our adjacent neighbors are all very nice and vary in family size. I walk my dog daily and it is always just nice to see my neighbors as we are out.

    Scott was the community beach maintenance chairman for a few years and also served as community president for five years. Currently, hes on the board of directors. Mary organizes a showcase of homes for neighbors who had home improvements and want to share ideas with neighbors.

    Dan & Katie MillsResidents for 5 Years

    Dan, Katie, Ashley and Noah Mills moved to West Severna Park from Canton in Baltimore City in 2015. Katie Mills is a Linstead native and a Severna Park High School graduate.

    The Mills children attend Severna Park Elementary School, and Dan and Katie say the family could not be happier.

    We absolutely love the school! Amazing teachers and staff who organize fun activities including a spring fair, ice cream social, plays and musicals, a variety show, and more, said Dan. When our oldest child, a girl, started kindergarten, there were at least 13 other West Severna Park girls in kindergarten at Severna Park Elementary School!

    Katie isnt the only one who wanted to move back to Severna Park.

    When we moved here in 2015, we met so many kind people, many of whom have lived here for a long time, but also folks like us who wanted to move back to Severna Park once we had kids, added Dan. To us, the residents are what make West Severna Park so special. The amenities are great, but its our neighbors who make it where we want to live in for a long time.

    Dan serves on the community board, and Katie and Dan both volunteer at the elementary school on a weekly basis. The whole family helps out with beach cleanups and, and Katie is in the community moms club.

    After the Raptors made NBA history by beating the Warriors last summer, showings at 134 Birch Ave. increased significantly. Listing agent Voula Argyropoulos says its because potential buyers noticed that there is a basketball court on the property.

    The 60236-foot lot, deeper than most properties in South Richvale, she says, also has tons of room for a pool and cabana.

    Other than Raptors fans, a mix of buyers were drawn to the 5,300-square-foot brick-and-stone house, including young families looking for a large lot close to amenities and good schools. There are a range of schools public, private, Montessori, Catholic and other religious-based schools nearby, she says.

    We had lots of interest. There were a number of comparable homes listed at the time. Buyers had options and they took their time house shopping and comparing, Argyropoulos says.

    A fireplace, one of many throughout the home, graces the master suite. There is also a laundry room on the second floor.

    The homeowners have two children and Argyropoulos says they are a very active and social family. They created an outdoor space that can be used and enjoyed by all members. They created two other seating areas for dining and entertaining. Its a great space to enjoy with family and friends.

    In addition to the basketball court, she says, The sellers built a lanai (a Hawaiian covered patio) that is heated and set for outdoor entertaining. It has a large screen TV and lots of seating.

    The attached garage is equipped with a car lift. My seller loves fast cars and having a two-car garage wasnt going to cut it. He installed a car lift for his sports car and decided to include it with the sale of the home, a feature the buyer also loved.

    If you're in the process of house hunting, the price of homes for sale may not surprise you.

    A report from Middle Tennessee State University's Business and Economic Research Center shows that in the third quarter of 2019, the Tennessee housing market showed positive trends with rising home prices across the state. Compared to this time last year, home prices have jumped.

    Two Rutherford County homes sold for more than $1 million in 2019, down from three a year ago. Four of the top 10 are located in Murfreesboro's Mirabella subdivision.

    This list reports the top-selling homes on residential-zoned properties across the county and relies on data provided by the Rutherford County Property Assessor's Office as of Dec. 20.

    DENVER, CO It doesn't take millions of dollars to live in your own 'fairy tale' home, but for a few listings in Colorado, money definitely helps.

    Denver's metro area has no shortage of luxury homes; however, not every local mansion has a rich history and fairy tale-like appeal.

    Here are three homes that belong on the pages of childhood classics:

    This old-world Denver luxury home on Cedar Avenue has been listed for $7.9 million. Built in 1933, the fairytale-like Tudor estate was commissioned by famous Denver architect Temple Hoyne Buell.

    The 11,500-square foot house features intricate exterior brick walls that were built by skilled England bricklayers, listing agents said. Most of the home's rooms surround a spiral staircase that leads to the third floor, where a 60-foot tower offers 360 degree views.

    The home also features its original leaded glass windows, crystal chandeliers, ornate handcrafted wood paneling, parquet flooring and hand-painted ceilings.

    The home's kitchen has been upgraded and a new family room has been added.

    The property also offers more than one acre of land with a covered formal patio, rose gardens, 4,000-square-foot patio, an outdoor kitchen, a fire pit, a large pool and a cabana with a TV.

    Lakewood's most expensive home listing features eight bedrooms, six bathrooms and a tennis court. Listed for $3.2 million, the 8,500-square-foot home sits on a five-acre lot at 6650 Lakeridge Rd.

    The English Tudor 'fairy tale' home, which features private lakefront access, includes a boat house, a dock and a sandy beach.

    "Enjoying your coffee overlooking the sprawling mountain views," the home's listing read. "Surrounded by equestrian land and exquisite estates, this property is serenity at its best."

    The house also features a two bedroom, one bathroom guest house.

    The mansion was built in 1918, and maintains many of its original features, listing agents said.

    This six-bedroom, nine-bathroom country club home, at 380 N Gilpin St. in Denver, has been listed for $5.9 million.

    Dubbed 'The Corner Chateau," the property also includes fairy tale-like, professionally landscaped gardens.

    "Designed by Burnham Hoyt in the 1920's, it retains much of its original character, including a 4,000 volume wood-paneled library, leaded glass windows with the initials of the original owners, a weather vane designed and gifted to the owners by Hoyt, and much more," the home's listing read.

    The home also includes an exercise room, three fireplaces, walk-in closets and a home theater.

    The first things that may strike you about the newly constructed two-and-a-half-story, six bedroom, six-and-a-half bath luxury home at 3 South 30th Avenue in Longport are the extraordinary elegance and grace of its exterior design, the way its southern exposure maximizes the amount of sunlight it receives and, of course, its proximity to the beach in a shorefront community whose geography makes it less apt to attract crowds of visitors.

    But if your first impression is how enticingly all this comes together, you may be further beguiled to discover that theres a whole lot more to its appeal than meets the eye.

    Everyone sees a faade, but they never get to look behind the walls, says custom builder Albert Puggi, owner of Puggi Construction LLC, in describing his approach to designing and constructing homes for over 30 years, which this particular residence exemplifies. I build homes with meticulous attention to detail and maintain a high-quality standard as if I was going to live in them or even retire in them.

    Every bedroom of this particular home, for example, has its own private custom-designed full bathroom, affording residents and guests complete privacyand each bathroom, as Puggi notes, is 100 percent marble, including showers, floors and sills, rather than tile, and comes with a window to keep it bright.

    Theres also an elevator thats accessible from the outside and transports occupants from ground level to any of its three floors, and vice versa, which eliminates the difficulties (and hazards) of navigating stairs for retirees that keeps many of them from buying a house with more than one story. Even though these windows are no longer required by code, theyre still a standard feature of all the homes Puggi builds, along with insulation in all interior walls and floor joists to insure privacy for each room.

    The many additional amenities to be found throughout this custom home include a fabulous gourmet kitchen, upper and lower LED accent cabinet lighting, and 1-inch granite countertops with OG edges. Occupants can experience outdoor dining with an oversized exterior covered deck accessible from the kitchen for added ambiance. The living room includes a remote-controlled gas fireplace, and it is pre-wired for a surround-sound system complete with built-in speakers.

    Among its other advantages are three-zone heating and air conditioning units; a security alarm system for the interior as well as pre-wired surveillance cameras for the exterior; an attached garage with a driveway big enough to accommodate four additional vehicles; an extensive ground-level storage area on a concrete slab under the entire house, and two enclosed private outdoor showers with motion sensor lighting for added convenience and safety.
