The 6th Annual Oriental Boat Show Kicks Off in April on the Inner Banks of North Carolina - March 12, 2015 by Mr HomeBuilder

Wilmington, North Carolina (PRWEB) March 12, 2015

The 6th Annual Oriental Boat Show soon will showcase the boating lifestyle of North Carolinas Inner Banks in Oriental North Carolina. The show takes place April 10th-12th at the Oriental Harbor Marina on the Neuse River about an hour north of historical New Bern and two hours north of Wilmington. Whether the families boating pleasure is power, sail, fishing or paddling, with approximately 90 exhibitors, its all covered at the show. Its a great place to shop for a boat, nautical gear and accessories and anything folks need to enjoy the local waterways. Nicknamed the Biggest and Best-Ever Small Town Boat Show, the Oriental Boat show features several seminars aimed at teaching attendees many different aspects of boating. Among the topics covered are:

"First Aid on the Water" presented by Mac Rubel, EMT Pamlico Rescue "Using Your Camera Effectively While Boating" presented by photographer Ben Casey "Weather for Mariners" presented by John Cole NOAA, Newport, NC "Tips on Cruising Coastal Waters" presented by Claiborne Young Cruising Guide Author "What to Expect When Boarded by the Coast Guard" presented by US Coast Guard Station Hobucken

A wooden boat exhibition is a very popular part of the show. It includes newly built and restored wooden boats. Voting by patrons and exhibitors takes place on the first and second day of the show. Prizes will be awarded Saturday afternoon.

Last year, the boat show drew 90 exhibitors of nautical goods and services. Dealers and brokers bring boats that fill the land and the slips at Oriental Harbor Marina making many of the boats available for sea trials. The Boat Show is sponsored by the Oriental Rotary Club as a fund-raiser for its scholarship program that enables deserving local students to further their educations after high school.

Oriental North Carolina is a great choice to host this boat show. The town is known by sailors as the midway point between New York and Florida when traveling along the Intracoastal Waterway. Oriental is home to regattas, sailing clubs, fishing, and more events than seem possible in a small town. With just 875 residents and over 2,700 boats, its obvious how Oriental earned its title of The Sailing Capital of North Carolina.

Pamlico Sound real estate is known for warm coastal breezes and mild year round temperatures. There is always something to do. There are boating activities of all kinds, waterfront restaurants and an active arts community. Living in Oriental means folks are ready to kick back, relax and enjoy their North Carolina waterfront property on the Inner Banks.

Only 5 miles from Oriental, River Dunes is a top notch boating community with a beautiful marina, guest cottages and easily accessible North Carolina waterfront property. Real Estate Scorecard finds this Pamlico Sound real estate development to be one of the best places to live in North Carolina especially if folks love sailing and boating. The Outer Banks can be reached by boat in about 2 hours by crossing the Pamlico Sound. Amenities at River Dunes include a harborside swimming pool with Jacuzzis & cabanas, a fitness center and tennis courts. The beautiful Grace Chapel overlooking the harbor is a delightful place for intimate weddings and family gatherings. Under construction, a new General Store will offer provisions and outdoor amphitheater and performing arts pavilion will open this spring with a concert by Jeremy Davis and the Fabulous Equinox Orchestra. Soon to break ground in the Harbor Village are a post office and workout facility, and a caf/bakery that will offer casual indoor and outdoor dining.

All of these factors led to River Dunes winning Real Estate Scorecard's prestigious 2015 Bliss Award for Best Boating Community of the Year for the third consecutive year. These are a few of the amenities property owners and guests enjoy every day at River Dunes:

Real Estate Scorecard Commends 2015 Bliss Award Winner Grand Harbor Golf & Beach Club – Best Florida Community of the … - March 9, 2015 by Mr HomeBuilder

Vero Beach, Florida (PRWEB) March 09, 2015

When people think of Florida, its natural to think of sun-drenched beaches, amazing sunsets and championship golf courses. For those living on Florida's Treasure Coast, they have the unequalled opportunity to experience a tropical paradise in Vero Beach. Residents enjoy an azure colored ocean, deserted beaches and an enticing sea floor scattered with hidden Spanish Galleon treasure. Sunken ships can still be seen at low tide from the Vero Beach beaches. Treasures on land include high end art galleries, a world class art museum, performing arts theater, and tasty restaurants. Disney recognized the value of this area and built the Disney Vero Beach Resort in 1995 just south of the Sebastian Inlet, one of Floridas best surfing beaches.

The barrier island is populated with private and expensive gated communities. After years of studying communities in the area, Real Estate Scorecard chose Grand Harbor Golf & Beach Club as its 2015 Bliss Award winner for Best Florida Community of the Year and here's why:

The Developer of Grand Harbor Golf & Beach Club had the foresight to secure an oceanfront land parcel near Disneys Vero Beach Resort to build the communitys private oceanfront beach club. The staffed Beach Club amenities include an oceanfront swimming pool, beach cabanas, oceanfront dining and the beach club is about a 10 minute drive from the Grand Harbor neighborhoods.

Five star amenities at Grand Harbor are extensive: two championship golf courses, a 32,000 square foot grandiose Mediterranean clubhouse with four diverse venues for dining, 144-slip protected deep water marina, tennis center with 10 Har-Tru courts and 2 stadium courts, 3 bocce ball courts, a modern fitness center staffed with personal trainers and jam-packed social calendar. Grand Harbor offers over 200 monthly social events which include themed parties, dinner shows, golf invitationals, tennis exhibitions, and all kinds of special interest clubs. Volunteerism is the common thread weaving through heart of the Vero Beach country club.

The gated community has incredible curb appeal with tree lined roads providing a sense of peace and exclusivity. Grand Harbor is golf cart friendly making it easy to get around the huge community. The community has also been recognized as a Certified Audubon Community. Golf, tennis and social club memberships range from $272 to $894 per month. Were told club membership has not imposed assessments. Deposits for membership provide 100% equity return or 80% of the current values, which ever is greater so the investment in joining the club is worthwhile. During the summer months, the club has reciprocal arrangements with 13 local Indian River golf courses adding variety for the avid golfer.

In addition to the diversified way of life it offers, what makes Grand Harbor special to Real Estate Scorecard is the one-of-a-kind boating opportunities the community has boating on the Indian River Lagoon, one of the largest protected estuaries in Florida. The lagoon basin contains 685 fish species, 370 bird species, 2,100 plant species, 2,200 animal species. Beaches in the lagoon region attract some of the highest numbers of nesting sea turtles in the western hemisphere. Manatees, otters and bottlenose dolphins now inhabit the estuary. For outdoor enthusiast and boaters, this is an incredible backyard. For the more adventurous boater, the Sebastian Inlet provides the gateway to the Atlantic Ocean and is approximately 11 miles to the north. Conveniently located within the community is the independently owned Loggerhead Marina, a 144-slip protected deep water marina.

Since its commencement in 1988, a lot of thought went into the master plan of the Vero Beach country club. From impressive estates to low maintenance villas, townhomes and condominiums, the gated community offers something for every price point. Believe it or not, homes can be found here under $200k. On the opposite side of the pendulum, estate homes can easily exceed $1 million. The Falls neighborhood is the communitys newest neighborhood with spacious single family villas priced from the $400ks. In addition, future development will continue as it boasts over 500 acres of undeveloped land.

Folks relocating from the tax-laden, icy Northeast, will find Grand Harbors location on the mainland appealing. A new Publix shopping center is located just beyond the gated entrance and top quality medical care is found just to 2 miles to the south at the Indian River Medical Center. Retirees living the Grand life in Vero Beach have a sweet reward during the golden years.

Hotels Where Wealthy Pregnant Chinese Give Birth Raided By FBI - March 5, 2015 by Mr HomeBuilder

In a major sting early this morning, FBI agents raided 20 SoCal "maternity hotels" allegedly involved in a scheme that arranges for wealthy pregnant Chinese nationals to give birth to their children in America so the children can garner U.S. citizenship.

At different locations throughout Los Angeles, Orange and San Bernardino counties, Feds raided apartment complexes, aka "birthing centers," they believed were housing the pregnant women, as well as the homes of the masterminds behind the "birth tourism" scheme, reported the L.A. Times. Officials said there were three businesses they targeted.

The feds didn't arrest the women, but are treating them as material witnesses and interviewing them, according to NBC News. While birth tourism isn't illegal, the operators of the alleged schemes are in hot water and could face criminal charges. They're being accused of taking part in visa fraud and conspiracy by coaching women on how to obtain tourist visas, falsifying records and giving them pointers on how to talk to immigration officers at LAX, according to search warrant affidavits unsealed today.

Birth tourism operators charge foreign nationals tens of thousands of dollars to help them give birth in the U.S., according to the affidavits. Pregnant women reportedly paid $40,000 to $80,000 to stay at one of the birthing centers, a fancy, resort-like apartment complex in Irvine called the Carlyle, which comes along with amenities like a pool and cabanas. The women are pampered at these fancy digs with handlers acting as their chauffeurs, taking them around to restaurants and stores.

When they go into labor, they're sent to local hospitals, where they pay discounted rates: instead of $25,000, some of these women are only forking over $4,000 to nothing through claiming that they're uninsured, low-income patients, the affidavits said. Hospitals are apparently losing lots of money over these births.

These operations allegedly advertise the benefits that would come out of having a child with U.S. citizenship, which include free education, better air quality and a way for parents to eventually immigrate to America themselves.

One pregnant woman questioned who only went by her last name Wu, told the L.A. Times she wanted a better life for her future daughter. "If things were good in China, why would we need to come here?" she asked.

As for how widespread of a practice this is, a study mentioned in the affidavit found that 40,000 children a year were born to women on travel visas.

Greeley family uses sale of oil, gas interest to build luxury apartments - February 23, 2015 by Mr HomeBuilder

    Alpine Flats

The Richardson family has proposed a $20 million apartment complex in west Greeley, just south of Aims Community College. The plan is to have 142 units couched in six three-story buildings. The family opted to start construction this summer, and have apartments occupied by the end of the year.

For eight years, a massive lot south of Aims Community College helped Greeley landscapers bloom their gardens and sharpen residential curb appeal.

Come this year, it will be the site of a $20 million luxury apartment complex courtesy of the Richardson clan, led by father Arlo Richardson and his sons Tyler, Collin and Logan, daughter Amy Boyd and her husband, John Boyd.

The Richardsons, having divested much of their Greeley oil and gas assets through Mineral Resources Inc. last year, have taken some of the proceeds and dreamed up a luxury apartment complex that will once again bring life to a lot that has sat empty since 2008.

The Richardsons have owned and operated Mineral Resources, an oil and gas development company, not even a block away for years.

Its pretty simple, said Tyler Richardson, vice president for real estate for the Richardsons companies. Most of us live nearby in the neighborhood and drove by the location every day for last several years. Weve seen it as kind of a blighted corner. It didnt seem to have its highest and best use. We looked at it every day, and talked on a regular basis on what might work there for development.

The family, who now has several real estate and commercial projects through Richmark Holdings, also knew their market. The Greeley area has been booming for three years with oil and gas development, which has resulted in a housing shortage. The obvious idea was to give people a place to live.

It caught my eye every morning on the way to work, Richardson said.

We thought it would be really beneficial to the community and the area. Theres a shortage of multifamily housing in Greeley, and housing in general. And its a good size.

Real Estate Scorecard Presents River Dunes with 3rd Prestigious Bliss Award for Best Boating Community of the Year - February 20, 2015 by Mr HomeBuilder

Wilmington, North Carolina (PRWEB) February 20, 2015

As avid boaters, Real Estate Scorecard has spent their share of time boating around Florida and are aware of the importance of protected harbor when mother nature decides to churn things up. To Real Estate Scorecard, theres no better place on the North Carolina waterfront for a boating lifestyle than the Pamlico Sound, the second largest estuary along the east coast which stretches 30 nautical miles to Ocracoke Island on the Outer Banks.

For decades, sail and power boaters, who have discovered the unparalled boating on these pristine waters, have gathered in and around Oriental North Carolina buying up Pamlico Sound real estate. Voted one of the best small towns in North Carolina, this charming fishing village is fondly nicknamed the Sailing Capital of North Carolina where boats outnumber residents three to one. SAIL Magazine recently rated Oriental North Carolina one of "America's 10 Greatest Places to Sail.

Just five miles from Oriental, the community of River Dunes is a boaters dream come true. With 14 miles of natural shoreline, the traditional coastal style master planned community has an 1,100 ft. deep-water channel off the Intracoastal Waterway at Mile Marker 173 leading into its protected Grace Harbor. An elegant 11,500 square foot two story clubhouse with dining and pool overlooks the 124 boat slip marina (permitted for 400 slips) that offers superlative guest boater facilities, including a 500' fuel dock with Valvtech Hi-Speed diesel fuel. A top rated customer service marina, transient and leased slips are available.

Amenities include a harbor side swimming pool with jacuzzis & cabanas, a fitness center, tennis courts and guest cottages. The Harbor Village with retail space is now under construction and includes a General Store and Provision Company, post office, caf, and workout facility. The beautiful Grace Chapel overlooking the harbor is a delightful place for intimate weddings and family gatherings.

Real Estate Scorecard loves the curb appeal of River Dunes. Charleston-style homes and old-fashioned coastal cottages add to the charm of the neighborhood. Homes in a natural color palette with french doors and windows, screened verandas, gas lanterns, cozy fireplaces and outdoor living spaces. Homes range from the mid $400k's to well over $1 million. Homesites are available in the low $100k's. River Dunes approved builders include Ark Development, Watermark Homes, Maher Construction and Stuart Hardy Construction in this amenitized North Carolina waterfront community. Often times its a stay at the River Dunes Marina that turns guests into permanent property owners. Club dues and HOA fees are about $319 a month, a big value to Real Estate Scorecard considering the quality of amenities.

River Dunes property owners are involved in many ways that support the local and wider community. Last year, Real Estate Scorecard attended the 4th Annual Leukemia Cup Regatta hosted by River Dunes and witnessed this massive under taking by a master planned community. It was impressive! Sailboat racing competitions took place over 2 days on the Pamlico Sound. Attendees were wined and dined under the stars and enjoyed the comradery of sailors, owners and guests from across the country. The closeness among the property owners is heartfelt. Fund raising efforts resulted in $140K for charity! Bike MS, Recitals on the River, Girls on the Run, and the Oriental Dragon Boat Races are more charity events River Dunes owners participate in the Oriental North Carolina area.

Residents living at River Dunes maximize every moment spent outdoors whether out on the water, hiking or biking the neighborhood. Kayaks, canoes and standup paddle boards are also available to property owners. Each year in October, the community comes together in family reunion-style for the Homecoming Weekend. One property owner shares we and everyone on our block over the last year has said " wow, we live in paradise. Another said the community focuses on connecting individuals and families. Has high standards for excellence/quality without being pretentious.
