Olentangy ready to raise roof at high school - March 24, 2014 by Mr HomeBuilder

By THOMAS GALLICK ThisWeek Community News ThisWeek Community News Monday March 24, 2014 7:59 PM

Students returning to Olentangy High School this fall will learn under a new roof.

The Olentangy school board voted 4-0 last Thursday, March 13, to approve a $1 million project to replace most of the roof at the high school.

Devon Immelt, the district's public information coordinator, said no one incident led to the board's decision to replace the roof, but the structure already is past the replacement date set when it was originally installed.

"It's past its replacement time and the district has worked hard to keep that roof maintained past its (usable life)," he said.

He said the replacement project was not related to damage caused by a 2010 windstorm that tore off part of the roof. The storm also caused significant damage to the high school's gym floor.

"That damage was previously repaired and paid for through insurance," Immelt said.

The district has contracted with Design Build Solutions of Cleveland, which submitted a $1,014,600 bid for the project. The roof will be installed by subcontractor Sky Roofing.

The district expects construction staging for the project to begin in the last week of May. Construction is slated to begin May 27 and end Aug. 8, five days before the 2014-15 school year begins.

The contractor will remove the existing EPDM rubber roof and replace it with a modified bitumen roof, known for being durable and weather resistant.

Hoover school board approves $2 million in roofing, mechanical upgrades amid financial pressures - March 18, 2014 by Mr HomeBuilder

HOOVER, Alabama - The Hoover school board tonight agreed to spend nearly $2 million to replace the roof at Trace Crossings Elementary School, do mechanical upgrades at four elementary schools and build a carpool canopy at Riverchase Elementary.

The vote appeared to be unanimous, but two board members - Derrick Murphy and Stephen Presley -- made a point of questioning whether it was wise to spend this much money on capital projects when the board is trying to find places to cut its budget.

Presley asked whether school officials had explored every other opportunity for delaying such large expenditures in pressing financial times and whether the repairs and construction were really necessary right now.

Jeff Battles, director of operations for Hoover City Schools, said the new roof and repairs are necessary right now in order to protect Trace Crossings from further problems and make sure Trace Crossings and other schools have proper air conditioning.

The current roof at Trace Crossings is the original roof from when the school was built in 1991, Battles said. It was meant to last 20 years and has gone beyond that, but it's wearing thin and has rips in it, he said. Water has infiltrated the school at least twice already, he said.

The Hoover school system has someone on staff with more than 35 years of roofing experience, and that person thinks a replacement is in order now, Battles said.

Presley asked whether the low bid is a good deal and whether it's a good idea to go with the low bidder in this case. Battles said he thinks the low bids for the roof and mechanical repairs both are "bargains" submitted by reputable contractors.

Standard Roofing of Montgomery submitted the lowest of five bids for the roofing job at $922,218. H&M Mechanical Co. submitted the lowest of five bids for the mechanical upgrades and carpool canopy at $998,900. The next lowest bid was $1.2 million.

The four schools slated to get mechanical upgrades are Trace Crossings, South Shades Crest, Bluff Park and Shades Mountain elementary schools.

Superintendent Andy Craig noted the roofing job covers about 91,000 square feet of roofing and said Battles and his crew are masters at propping up equipment to keep it working as long as possible instead of replacing it. However, this roof and equipment are past their time, he said.

Dow partners with Midland County Habitat - March 14, 2014 by Mr HomeBuilder

Midland County Habitat for Humanity will be partnering with The Dow Chemical Co. for the fifth year on the local Neighborhood Revitalization Initiative, a week long volunteer program that helps up to 25 home owners in a targeted neighborhood with exterior home repairs.

This year, the program will run from Monday, Aug. 4, through Friday, Aug. 8. Midland County Habitat will work in the Carpenter Street Elementary School area assisting home owners on a broad range of projects, which could include painting, roofing and window replacement. Grants received from Dow will help toward the cost of materials needed for the work.

Dow is proud to partner with Midland County Habitat for Humanity in their mission to provide decent, affordable housing to families in need. This partnership allows us to continue to make a difference in the community and demonstrates that we are a proud neighbor in the Great Lakes Bay Region, said Rich Wells, vice president, operations and site director, Michigan Operations.

In 2014, Midland County Habitat for Humanity received $45,000 for the Neighborhood Revitalization Initiative from Dow and an additional $25,000 matching grant for Midland County Habitat for Humanitys 25th anniversary.

Using the $25,000 matching grant, Midland County Habitat plans to begin a new program called Mission Midland, which will allow the organization to work directly with churches to support families in need of home repairs outside of the targeted revitalization neighborhood. Midland County Habitat for Humanity will be assisting an additional 25 homes with exterior repairs through Mission Midland.

Midland County Habitat for Humanity is looking forward to continuing our Neighborhood Revitalization Initiative and starting our new Mission Midland program this year, said Jennifer Chappel, executive director of the local nonprofit. Dows support for our organization and the continued revitalization of our community is tremendous. We are so proud of the long lasting relationship Midland County Habitat for Humanity has with Dow and look forward to working with Dow and the employees of the company this year.

South Florida Roofing Contractor, Roof Repair, Roof … - March 13, 2014 by Mr HomeBuilder

A roof replacement is the most extensive process of roofing and carries with it a long-term solution to roof issues. Installing a new roof provides 20 years or more of life. Depending on the quality of the roof, this may be the best and most valuable option. Replacement is necessary when a roofing system is damaged beyond repair or restoration. This occurs during severe weather conditions or material wear and tear over time (maintenance maintenance maintenance!)

While it is more invasive and expensive than restoration, replacing the roof may be more of an initial investment but can save money in maintenance expenses in the future. Costly repairs can prove to be more of a hassle and hindrance to a company dealing with constant leaks. Not basing itself on the quality of the previous roof like other projects, a new roof starts the process from scratch, and with our experienced roofers, the integrity of the roof will be greatly increased.

Depending on the age of the respective building envelope and roof system, Best Roofing will present a myriad of roof replacement solutions that meet our clients budget, mitigate disruptions to their daily operations, comply with commercial building codes, and afford a long-term roofing investment.

What Does a 25 Year Warranty on a Roof Mean?

A roof warranty offers peace of mind that at least a portion of the costs of a new roof are reimbursed in the event of a covered problem. Manufacturers vary widely in what -- and to what extent -- they cover. Installers sometimes add their own warranty to the mix. The best way to understand the exact parameters of coverage is to read through the verbiage on the 25-year warranty, armed with a basic understanding of its terms and conditions.

How to Flash Roof Vent Stacks

Roof vent stacks are the small pipes that protrude through your roof. An important part of your homes plumbing, they allow fresh air into the plumbing and enable sewer gases to escape the home. Properly installing flashing around them is an important part of any roofing job, whether it is a new roof installation or a repair. Selecting the correct materials and installation method goes a long way toward ensuring a watertight seal.

    Roof Damage and Bird Droppings

According to the National Association of Certified Home Inspectors (NACHI), droppings from birds can damage any home or commercial building roof, whether it's made of wood, stone, steel or another material. If birds are allowed to perch and nest on a roof indefinitely, their accumulated waste can damage awnings, fade or discolor paint, and possibly cause a weak roof to sag or collapse.

Roof Nail Popped Up & Is Now Leaking

Roofing nails secure both shingles and flashing. These nails are specifically made with a large head to secure the nail tightly as it holds down the shingle; the large head covers the nail hole completely to provide a nonleaking seal. Nails sometimes pop up when a severe storm lifts the shingle or an improper nail is used during roof installation. Popped nails eventually leak and must be repaired as soon as they are noticed.

How to Properly Insulate Roof Eaves

Properly insulated roof eaves can help reduce energy bills and increase comfort in the home. Eaves left exposed on the outside are vulnerable to extreme heat during the summer and extreme cold in the winter. To properly insulate eaves, you must ensure that vents along their underside are clear and able to ventilate the attic effectively. Provide a 1-inch gap between the ceiling at the eaves and insulation for improved air flow.

Final phase to complete Eat Streat underway - March 11, 2014 by Mr HomeBuilder

Work is underway on the final phase of Rotoruas Eat Streat development with most remaining work expected to be complete by the end of the month [March].

Kris Beehre, owner of Eat Streats Ambrosia Restaurant & Bar, said he was looking forward to completion of the project.

"Business has certainly improved as a result of the development and it will improve even more when the job is fully complete. Eat Streat has become a great entertainment area for Rotorua," he said.

Glass panelling along the roof structure is currently being fitted while installation of wooden dividers to separate outdoor business spaces should be finished within two weeks. Installing timber windbreaks at either end of Eat Streat starts this week.

Final touches to underfloor geothermal heating gets underway in the next few days with the innovative heating system ready for use by the end of March. Landscaping and planting will be undertaken over coming weeks and should also be finished by the end of the month.

Work to remedy the uneven surface on some parts of Eat Streats central pedestrian walkway starts tomorrow [Wednesday 12 March] and should take 10 working days to finish. A smooth cobblestone surface is being laid to replace wooden boards which have warped in some places.

Council Economic & Regulatory Services group manager Mark Rawson said the finished walkway surface would be attractive, safe, and able to bear the weight of a fully loaded fire tender or ambulance if needed in an emergency.

"While a replacement timber surface option was identified by the projects architects, that option would have taken two to three months for manufacturing and installation, and would be many times more costly than the cobblestone solution of around $30,000.

"Using cobblestones means we can swiftly respond to public safety issues, limit disruption to Eat Streat businesses and customers, and minimise cost.

"Access to caf and restaurants outdoor areas would remain available to customers throughout the final phase of work," he said.
