PointOne Holdings, a real estate investment group with offices in Hollywood, Florida and Atlanta, Georgia, announced the acquisition of Grove Park Apartments, a 312-unit garden style apartment community located in Norcross, Georgia (Metro Atlanta) for $12.75 million. This is PointOne Holdings sixth major multifamily / commercial acquisition in the past 18 months.

The multifamily property was acquired via Auction.com from special servicer CW Capital. The acquisition and renovation financing was provided by A10 Capital.

PointOne Holdings plans to invest in excess of $2.5 million in capital improvements to the property. The renovation plan includes upgrades to unit interiors, exterior siding replacement, mechanical/plumbing enhancements and improved curb appeal. Additionally, PointOne Holdings will improve the amenities package by adding a business center, a dog park, security cameras and outdoor BBQs.

"Grove Park presents us with a fantastic opportunity to acquire a true value-add multifamily property in a great location, strategically close to another asset in our portfolio, said Leo Peicher, managing member of PointOne Holdings. We believe there is a trend moving folks away from mortgages and home ownership, which is leading to positive growth in the apartment rental market. We are taking advantage of this shift and look forward to further growth in this space.

COLUMBUS, Ohio - Ohio Attorney General Mike DeWine announced a lawsuit against a Westerville home improvement contractor accused of failing to deliver on services promised to consumers.

The lawsuit charges Michael Evilsizer, of Westerville, and his business, Buckeye Exteriors.

The two men allegedly violated Ohios consumer laws, according to DeWine.

Consumers gave these contractors thousands of dollars for work that was not performed as promised, said DeWine. We try to resolve the issues out of court, but when months go by with no resolution for consumers, we must move forward.

Buckeye Exteriors specializes in home window replacement, vinyl siding, and roofing. DeWines office is currently aware of six unresolved complaints from consumers against the business. Consumers stated paying between $950 and $10,000 for construction work that was not delivered as promised.

The lawsuit has been filed in the Franklin County Common Pleas Court, charging the business and Evilsizer with failure to deliver, performing shoddy work, and violating the repairs and services rule.

But if you're planning to sell soon despite the market conditions, how can you help your home stand out from the crowd?

Upgrades and renovations can make all the difference to a potential buyer who has many homes to choose from, experts say. With the recession keeping many people from spending on home improvements, now might be the perfect time to find a great deal.

"A lot of the big remodeling jobs have gone away because people are not sure about the economy, so they're just waiting," says David Lupberger, home improvement expert at ServiceMagic.com, a company that connects homeowners with home service professionals. As a result, "a lot of good contractors are available."

Contractors are ready and willing to do the job, and many can be hired at a discount right now, Lupberger says. "It's a matter of supply and demand. These guys have been used to doing one or two $300,000 projects. Those projects aren't around, so now they're doing the $25,000 projects, the $50,000 projects, and pricing them very competitively."

While deals will probably be best in areas of the country hit hard by the real estate downturn and a worsening economy, it doesn't hurt to get quotes from several contractors no matter where you live, Lupberger says. Also, be open to different types of offers. For example, one contractor could charge $5,000 less for one particular job, while another might tack on an extra project for free if you spend a certain amount of money with his company.

"Many buyers judge a house by its exterior," says Walter Molony, a spokesman for the National Association of Realtors. So it's little surprise that among the home improvement projects most appreciated by buyers are midrange wood deck additions and siding replacements, according to Remodeling magazine's 2008-2009 Cost vs. Value Report, which looks at the return of investment for various remodeling projects. Owners who put decks on their homes recouped 81.8 percent of their money, and siding replacement projects gave homeowners 80.7 percent of a return on investment.
