CARMEL Five new buildings and a parking garage will infuse Carmel's City Center with more retail, commercial and residential space.

The projects costs ranges $80 million to $100 million and could take four to five years to finish. Construction could begin as early as spring, officials from the city and developer Pedcor Co. said in a press conference Tuesday afternoon

Here is a breakdown on the named buildings:

Wren Tower: 6-7 stories, bottom, parking/commercial: second/plaza commercial; all above, residential.

Holland: 5-stories, bottom, commercial/office/retail: top 4, residential. commercial.

Baldwin & Chambers: 4-stories each, bottom two commercial/retail, top two, residential.

There is a also a parking garage and an unnamed fifth building.

A hotel, long sought by city officials, was not included in the presentation.

Pedcor CEO Bruce Cordingley said it took an alliance of 14 banks to fund the project.

The City Center is the centerpiece of the citys downtown cultural and retail district.

Florida-born and raised Nicholas Partington, 28, has created a one-stop shop for homeowners who need help with insurance claims, damage mitigation, restoration and design.

His company, Home Angels by NeoForm, is a subsidiary of NeoForm, a company specializing in claims management.

Partington, who graduated from the University of Central Florida in 2008 with a degree in finance, was a general contractor and an insurance adjuster who saw a need for a comprehensive service.

"We saw an opportunity to simplify the process for homeowners and hold their hand. We understand that a person's home is not only a huge financial investment, it's their private sanctuary," Partington said.

"When something happens to your home, your whole life is affected. The average resident has no idea what damage is covered by their insurance. We will help you navigate through the intricacies of damage remediation, including which home damage expenses you should be reimbursed for," he said.

The University of Toledo opened a beautiful state of the art football complex in 1990, a structure with cool trappings making the Rockets the envy of less fortunate teams.

The facility is no longer beautiful or state of the art. No one envies it.

But wait until July when the university finishes pouring $5 million and about 10,000 square feet into the 23-year-old Larimer Athletic Complex. University officials on Tuesday released their renovation plans, which in one word can be described as bigger. There will be more space for meetings, studying, recruiting, weight training, hanging equipment, and decorations.

Weve outgrown the building, athletic director Mike OBrien told a room of alumni and friends of the university.

Construction will begin about Feb. 1, starting with inside remodeling. Modifications to the buildings exterior could begin in April weather permitting and should be completed by mid-July in time for fall camp. In the mean time, coaches will work from the Glass Bowl press tower. Weight room equipment will move across the street to the Health Education Center. Functions of the academic center will shift to the library.

About $2 million for the project still must be raised, but OBrien is confident.

We have a lot of asks out there that people are talking about within their own families and will get back to us, he said.

The Sullivans, Chuck and Jackie, pledged $1.5 million, earmarking half for the renovation and the other half to be used for coaching bonuses across all sports at the university. Among others who gave a major gift were Roy and Marcia Armes.

Shiplap siding is a type of wood siding that can be installed either horizontally or vertically. It is installed just like any other type of siding on the side of a house. This type of siding will give the house a more natural wood look. It can be installed directly on top of the vapor barrier underneath. Shiplap siding is available in various widths ranging from four inches to ten inches.

Measure the length and width of each side of the house where the shiplap siding will be installed. Multiply the width by the length of each side and add all of the sides together to get the total square footage.

Inspect the side of the house to make sure there is no damage to the plywood sheathing. If there is damage, the pieces may need to be replaced before installation of the siding begins. Check for gaps between the plywood and cracks on the surface that go all the way through the sheathing.

Roll out the plastic vapor barrier beginning at any corner of the house you choose. Staple the vapor barrier to the sheathing every 12 inches and continue rolling it out until reaching the end of the first side. Cut it with scissors and repeat the process along the bottom of all the other sides of the house.

Set the next layer of vapor barrier directly above the first and continue installing it until every side of the house is covered with the plastic sheeting. Lay the first piece of shiplap siding horizontally across the bottom of the first side of the house. Insert a nail directly into the center edge of the siding with a hammer. Move three inches down and insert another nail. Continue inserting nails every three inches down the siding.

Set the second piece next to the first and leave a gap of 1/8 inch for expansion. Install the second piece in the same manner and continue until reaching the edge of the first wall. Cut the piece to fit with a circular saw if necessary and continue around the house until the bottom row is installed.

Set the first piece of the second layer directly above the first layer, leaving a gap of 1/8 inch for expansion and continue installing the siding until the entire house has been covered.

Six more buildings planned for the massive Carmel City Center development are ready to come off the drawing board.

Developer Pedcor Cos. on Tuesday unveiled conceptual designs for four mixed-use buildings, a parking garage with ground-floor commercial, and an addition to its Pedcor Square office complex. The additions are expected to cost $80 million to $100 million, and take four to five years to build.

Work is under way on The Nash, a three-story, $10 million mixed-use building that kicked off the second phase of the ambitious redevelopment project earlier this year. More than half of the commercial space there already is leased, said Bruce Cordingley, Pedcor's president and CEO.

Tuesdays announcement provided a glimpse of what else could join the sprawling commercial-and-residential hub at the corner of City Center Drive and Range Line Road. Also part of City Center are the iconic Palladium concert hall and the Center for the Performing Arts, projects that represent a public investment of about $200 million.

"This is our vision" for all but the last two or three buildings at City Center, Cordingley said, calling the designs preliminary. "We welcome ongoing input."

Cordingley said the timing and financing of projects will be determined after talks with the Carmel City Council and city development groups, expected to begin early next year.

Outgoing City Council President Rick Sharp and council Finance Committee Chairwoman Luci Snyder each expressed support for Pedcor's plans, saying that finishing the City Center project is a priority. After her public remarks, Snyder said public funds could be used to pay for roads and other infrastructure, including parking.

"That's our job," she said.

City Centers first phase included 106 apartments and 62,000 square feet of retail/commercial space. The Nash, which is going up along Range Line Road south of City Center, will have 8,000 square feet of street-level commercial space and 31 one-, two- and three-bedroom apartments on the upper floors.

City Center expansion plans could cost $100M

MENDHAM TWP. New roofs, windows, a boiler and improving a potentially hazardous icing condition are among the work included in $332,690 in state school construction funding for township schools.

The grant is part of $507.7 million in state aid authorized by Gov. Chris Christie on Wednesday, Dec. 4, to fund the cost of 1,538 school construction projects in 331 districts, according to an announcement on Dec. 4 by the Christie administration.

The grants are for 40 percent of the projected overall costs for the improvements and construction must still be approved by the Board of Education

The grades K-8 district was approved for $332,690 with the districts share at $831,725 of the overall $1,164,415 project cost.

Schools Superintendent Salvatore Constantino said the district applied for funding for five project and won approval for all.

They include roof repairs, replacement of a small boiler, window replacement and drainage work, all at the middle school; and partial roof replacement at the elementary school, Constantino said.

Anything somewhat emergent, we put in for funding, the superintendent said.

The drainage improvements, boiler at the middle school and roof repairs to the elementary school are all scheduled to be completed with the next 12 to 24 months.

Aging Roof

The roof at the elementary school is about 13 years old and has been periodically patched but needs replacement. The middle school roof also has been patched but is in better condition than the one at the elementary school, Constantino said.

Kitchen Remodeling Company Announces Year-End Sale

Just in time for the extended holiday season, the AIDS Support Group of Cape Cod will have a brand new kitchen and pantry.

After years of hoping and planning, staff and volunteers who prepare daily lunches and meals for delivery, as well as Tuesday night dinners, will be working in a gleaming, state-of-the-art, professional-scale space.

Prior to the renovation, the kitchen was at best described as inadequate, making cooking, cleanup and storage a challenge.

This new space evolved out of a common dream and the abundant generosity of many individuals.

Thanks to the design talents of architect Steve McGovern and the skill and labor of John Swanson, a licensed contractor with more than 20 years experience, this former eyesore will soon be a well-organized, functional culinary work space. Both Swanson and McGovern have donated their time to make this happen.

This remodeling of the heart of the agency was desperately needed and long overdue, says ASGCC executive director Joe Carleo.

Each weekday we serve over 40 meals to people who come to us not only for a healthy meal, but also to socialize and share information or stories, he says. We also prepare and deliver meals to people unable to come to us.

Every Tuesday night for more than 20 years, volunteer chefs have prepared the Local Flavor dinner for clients and volunteers.

This social contact is particularly important in the winter months, as isolation can become a significant factor. We have been raising funds to do the renovation for many years, says Carleo. And, through the generosity of many of whom he describes as kitchen angels, the organization was finally able to reach its fundraising goal and begin the project.

While many people have been helpful in this process, the donation of services by Steve McGovern and John Swanson has been extraordinary, says Carleo.
