    According to a source, the couple "were inseparable" at the afterparty for Cruel Summer, one of the first projects of West's Donda creative firm. The twosome were "kissing in the back the whole time." (West's buddy Jay Z, sans wife Beyonce, showed up to support his frequent collaborator.)

    Wayland's University Center getting facelift

    Construction crews and maintenance workers continue to work on the Wayland Baptist University campus in preparation for what could be record enrollment in the fall of 2012. The last two years have seen an increase in student enrollment on Waylands Plainview campus, and indicators show that the 2012-13 school year may be no different.

    In an attempt to meet the needs of the students, several projects are taking place at Wayland this summer, including the completion of Jimmy Dean Hall. Along with the dorm, the University Center also is being renovated to make it more accommodating to students. Also, the Wheeler Building will be remodeled to add locker rooms for athletics teams.

    The new mens dormitory, which was officially named Jimmy Dean Hall at a special announcement March 22, will take the place of existing McDonald Hall, which has fallen into disrepair. Wayland officials looked at the cost of renovating McDonald Hall, but determined that bringing the aging building up to code would not have been cost effective. Vice President for Enrollment Management Dr. Claude Lusk said the cost per square-foot to renovate McDonald would have been more than the cost per square-foot to build the new dorm.

    Dean Hall also will provide an additional 250 beds. The added space for male students will allow Ferguson Hall to revert to a womens dorm, accommodating the growth of Waylands womens population.

    Construction of the dorm is taking into account green technologies in all electrical and plumbing fixtures. The outdoor area also will be ecologically friendly. The courtyard of the dorm features four collection pools and tanks that will collect rain water as it drains. The water then will be used to assist in irrigation around the structure. The dorm also will feature increased security, making use of coded keyless entry systems and other precautions.

    Although McDonald Hall will not be used as housing next fall, the historic dorm is providing much-needed office space during the summer. As part of the renovation and remodeling plans, Waylands University Center has been gutted and will be reconfigured to become more user-friendly for students. Due to construction in the building, all of the offices housed in the UC, along with the university store, moved to McDonald for the summer.

    The University Center renovations include an updated cafeteria, giving students easier access to food and drink stations. The long table seating will be replaced by more intimate round tables to better simulate a dining experience. While changing the seating structure will remove some seats, the cafeteria will increase the number of operating hours throughout the day, allowing more flexibility in eating times for students.

    Other changes to the University Center will include the remodeling of the student lounge area. Petes Place, located in the basement, will reopen as a coffee shop, serving Starbucks products to students.

    The area also will house a grill and a stage area with lighting and sound systems. The south portion of the basement will be turned into offices for student activities and student government.

    The courtyard area also will be remodeled, and actions will be taken to control the bird population in the outdoor area.

    In a move likely to inflict a sudden pang of inadequacy in bicycle clubs the world over, NL Architects has cooked up a concept both radical and supremely simple: a bicycle club with a velodrome on the roof.

    Architects are under increasing pressure, it seems, to come up with innovative uses for the roofs of the buildings they design. Where once it was perfectly acceptable for building tops to merely keep out the rain, or perhaps, at a push, prop up an air conditioning unit or two, they are now expected to combat climate change, generate energy, and if possible, provide functional living space.

    Asked to come up with a design for a bicycle club to be built in a large resort somewhere in Southern China, NL Architects have arguably gone one better, proposing to site a fully functional velodrome on the roof. Sitting on top of a bike rental shop and a cafe, if built it will be perfectly possible for people to hire a bicycle and ride it for a few hours without ever leaving the building.

    The Netherlands-based designers compare their concept with a traditional pagoda, with the steeply banked bends of the bicycle track forming upward-curving eaves from the point of view of outside observers. NL Architects also claims the high, protruding roof could be "very welcome" in South China's tropical climes, presumably for the shade casts in the immediate exterior.

    CoStar Forecast Predicts A Couple More Years Of Flat Absorption As Supply of Shopping Center Space Remains In Sync With Demand

    However, the expected moderate demand for shopping center space should stay in check with the very low levels of new supply expected over the next couple of years, according to the report presented by Senior Real Estate Strategist Suzanne Mulvee and Real Estate Economist Ryan McCullough.

    "Its been a long slog for the last couple of years, but the retail market is getting healthier from a fundamentals standpoint," McCullough said in a recent presentation. "Were not seeing a lot of dynamic demand and absorption in retail today, but were also not seeing the [development] that got out of hand during the last cycle."

    The modest absorption figures mask the deeper story of a retail market divided into haves and have-nots. With little new retail space under construction, centers blessed with strong demographics in constrained urban areas are likely to lease up quickly, while properties in less desirable areas will experience difficulty filling their vacancy holes, McCullough said.

    Theres hope that the recovery is broadening, however, with retail chains starting to shed their aversion to risk and look beyond the safest areas in hopes of getting ahead of the growth curve over the last year in western and southern metros, where housing bust markets such as Phoenix, Las Vegas and South Florida are again showing signs of life.

    The U.S. retail market recorded about 10 million square feet of absorption in the first quarter, a low level compared with the same point in past recoveries, especially given the limited new supply and strong rebound in retail sales over the last two years, McCullough said.

    One reason for the modest absorption in recent quarters is that demand has slackened for space in power centers, by far the strongest sector in retail emerging from the Great Recession. While malls, strip centers, community centers and neighborhood shopping centers have consistent trailed power center, traditional anchors like Kmart and Best Buy are repositioning their stores in light of rising competition from Internet sales and other changes in buying patterns.

    CoStar forecasts that power center demand will remain flat for 2012 as store closures and downsizings by some retailers partially offset the growing number of store chains that are aggressively expanding their footprints. Chains such as Kmart, Best Buy and OfficeMax are returning an estimated several million square feet of store space to the market through closures in 2012.

    Many other leading chains, however, such as Wal-Mart, Dicks Sporting Goods, Target and Burlington Coat Factory, are aggressively leasing up space to take advantage of attractive rents at the trough of the market. Larger stores like Best Buy are shrinking their footprints to fit urban infill centers, while other fast-growing chains like Ross, Marshalls and Burkes Outlet take advantage of the lower rents to expand into larger spaces.

    Another trend in recent years has been the emergence of outlet centers as a rival to regional malls. Even as vacancies in outlets have trended higher than either malls or power centers since mid-2010, however, publicly traded and private operators continue to compete for a share in the outlet space, headed by the worlds largest mall operator, Simon Property Group (NYSE: SPG).
