A second teaser trailer for Toy Story 4 has been released introducing fans to two brand new characters: Ducky and Bunny. The Toy Story franchise is undoubtedly one of the most popular film series in the world, as well as a hugely lucrative and successful property for Pixar and Disney. After the first two movies hit theaters in the 1990s, fans had to wait until 2010 for Buzz and Woody's third adventure and while it was initially thought that their story would conclude as a trilogy, a fourth installment was officially announced in 2014.
In the four years since then, Toy Story 4's production has been typically secretive and other than confirmation of returning cast members and reports of a very "emotional" ending, precious little information has been released. That was until yesterday, when Disney released both a poster and a teaser trailer for Toy Story 4. The clip introduced a new character voiced by Tony Hale, Forky, who was clearly very concerned about being lumped in with the toys. A brief plot synopsis was also unveiled and suggested that this anxious utensil will lead Woody and the gang on an exciting new journey.

Disney have now released a second teaser trailer for Toy Story 4 that introduces another two new faces. The teaser sees carnival toys Ducky (Keegan Michael-Key) andBunny (Jordan Peele) reacting to yesterday's trailer release, discussing the prospect of a fourth Toy Story film and performing character impressions, before Woody and Buzz arrive to show them how it's done. A new press release reveals how these characters play into the story, reading:
"Woodys journey in Toy Story 4 includes a visit to a carnival where he meets Ducky and Bunny, two carnival prizes who are eager to be won. But when their plans are rudely interrupted by Woody and his friends, they find themselves on an unexpected adventure with a group of toys who have no idea what it feels like to be tacked to a prize wall."

While Pixar won't be winning any awards for inventive character names (Ducky, Bunny, Forky...), the clip certainly retains that same familiar Toy Story brand of sharp wit and intelligent humor and the new toys' discussion about how they thought Toy Story 3 was going to be the last film also provides fans with a brilliantly meta moment that few franchises could get away with.
With a carnival setting confirmed for Toy Story 4, fans may be reminded of the first movie's Pizza Planet arcade scene, which memorably introduced The Claw and its three-eyed aliens. However, the suggested discord between the loved, owned toys and the ones used as prizes could lend Toy Story 4 a more serious and emotional subtext that allows the film to explore the vastly different lives a toy can have - a subject that has provided some very powerful moments in previous movies.
Naturally, all Toy Story fans are going to be terrified that the fourth movie will see the franchise finally run out of steam and fall quietly into the realm of somewhat disappointing Pixar sequels. But Toy Story has already defied the odds by producing three movies of exceptional quality - something virtually unheard of in the world of cinema as a whole - and if any franchise can deliver a fourth film that is as widely loved as its predecessors, it's surely this one.

CHICAGO Construction is officially underway on a new 47-story apartment tower at 1326 S. Michigan Avenue in Chicagos South Loop neighborhood.
Being built by Walsh Construction, and designed by Solomon Cordwell Buenz (SCB), the tower will contain 500 luxury rental units, 7,500 square feet of retail, and 188 parking spaces. The design features a unique glass faade and a wide-range of amenities including co-working space, library, lounge, dog park, green spaces, a spa and rooftop pool.
The apartment tower is being developed by Chicago-based Murphy Development Group and Los Angeles-based CIM Group. The structure is slated to open in mid-2019 and will be built to LEED Certified standards.
This project will add to Walshs portfolio of recent luxury high-rise construction in Chicagos South Loop. The firm is currently constructing Alta Roosevelt, a 33-story apartment building, and recently completed 1001 South State, an amenitiy-filled 40-story tower.
Walsh Construction is a part of The Walsh Group, a 119-year-old family-owned company providing design, build, finance, operation and activation services. The Walsh Group operates as Walsh Construction, Archer Western and Walsh Canada across 19 regional offices. The company is listed as the 11th largest contractor in the United States per Engineering News-Record.

If you need to complete a small painting project inside your home and want to hire a professional painter, expect to pay $25-35 per hour for labor.
Keep in mind that painting only one room costs more per square foot, compared to updating a couple of rooms or the entire house. On average, homeowners spend $300-420 or $2.5-3.5 per square foot to paint a 1012 room. This does NOT include ceilings, baseboards, trim, or wall repair.
At first, you might think that a 1012 room is 120 sq.ft. However, WALL SURFACE is room perimeter X wall height (44ft x 8ft) or 352 sq.ft! So, now you are actually paying about $1 per sq. ft. of wall surface.
If you include all these additional factors, the total price for one room can be as high $650-1,000+, depending on the amount of additional time and labor required.
Furniture removal will be an extra $100-150 per room.
Keep in mind that labor rates vary greatly from region to region. For example, in large cities where the standard of living is higher, contractors will charge significantly more than in less affluent areas.
This is why it is so important to get free price quotes from 3-4 local contractors, so that you know what the rates are where you live.
When budgeting, keep in mind the biggest factor that affects your total cost is the area size. If you only need to paint one or two rooms, you will pay the highest price per square foot. This is because a professional painter has to also include the cost of set up, time spent on getting the materials, and other overhead.
You can get a much better deal if you decide to update a bigger area. For example, if you want to paint an entire house of about 1,700 sq.ft., your price per sq.ft. will go down to about $2.25 2.40 Hence, an even bigger project of about 3,000 sq.ft. will drop the cost per square foot to about $1.85
Finally, note that all estimates are typically for 8 ft ceilings. If your ceilings are higher, you should add about 9% to the total cost, for each extra foot of height your ceiling has.
There are a number of factors that can increase the total cost of this project.
Wall repairs: budget about $40-45/hr to fix the damages.
Colors: if you want your walls to be painted in darker colors, it will likely take more than 2 coats to get proper coverage and color saturation. As a result, the total cost will go up.
Special texture: some room designs call for textured walls. These will cost 20-30% more to paint, depending on the texture, because it will require more paint, and more labor.
Quality of paint: most pros use house brands for both primer and paint, such as BEHR. However, if you want premium colors or premium quality paint, such as Farrow & Ball, expect to spend about $99/gallon.
Vaulted/Cathedral ceilings: painting a room that has vaulted or cathedral ceilings will cost a few hundred dollars extra. It will take longer and will be more labor intensive to set up the staging for this job.
Paint window trim: if you have windows in the room, its a good idea to paint the trim around them as well (unless its a natural wood stain). Otherwise, your newly painted room will look strange and unfinished. Thus, depending on how many windows you have, there will be an additional charge of about $200-300
Decorative finish: an accent wall or an entire room that you want to paint with special texture, this will cost significantly more. While marble textures start at about $5-6 per sq.ft. stenciling can be as much as $8-11 per sq.ft.
Overall, to get the best look, we recommend repainting the entire room and the ceiling.
Putting a new coat of paint in any part of the house can be a very manageable and affordable DIY project. Typically, homeowners report spending $250-350 to paint a 1212 room, including all supplies and medium quality professional paint. With careful planning, this project can be completed over the weekend 36-48 hours (including set up and clean up time).
In addition to saving 60-70% off compared to the cost of hiring a professional painter, you get a big benefit of experimenting with colors at your own pace. When hiring a pro, many people feel pressured to choose the color scheme for a room, and given the myriad of choices, it can be very hard. Once the job is done, some get disappointed with the final look, because its different from what they initially envisioned.
When you are painting by yourself, take the time to try out different colors. Request a couple of samples and put large strokes of color on the wall, so you can compare them. When starting a new lawn, many people wonder which is better: laying sod or sowing seeds. While laying sod is fast and produces high-quality new turf, seeding lawns are much cheaper and offer a wider variety of grass types. To learn which grass types are best for your area, contact a nearby extension service (many counties and universities have extensions), or ask an expert at a local garden center. Much of the labor of starting a lawn from seed is in the all-important prep work, but just as important is watering the seed and sprouts regularly until the new grass is well established.
Remove any old grass plants and weeds from the area. You can dig out unwanted plants with a flat-bladed shovel, making sure you get the roots. Another method is to apply a non-selective herbicide (such as Roundup), then use a rented sod cutter to remove the dead grass and roots. Take a sample of the soil and have it tested for soil pH. Most lawn grasses prefer a pH of 6.0 to 7.5. If the test reveals that your soil is overly acidic, you can "sweeten" it by applying garden lime.
Break up the compacted soil with a rented tiller, or rototiller. Spread a starter fertilizer over the loosened soil. Thistype of fertilizer is high in phosphorus, the middle number in the NPK sequence on a fertilizer bag. Also, spread a soil amendment over the soil. "Soil conditioner" is often what it is called at the store, but if you have a good supply of compost at home, it will serve just as well as a soil amendment.
Use the tiller to mix the starter fertilizer and soil conditioner (or equivalent) into the soil. Rake the soil to begin to level it out, removing any rocks and debris. To ensure proper drainage of surface water, make sure that any site grading you do allows water to flow away from your house. Finally, use a rented lawn roller (with a water-filled drum) to finish leveling the soil. Water the soil lightly.
Follow the recommended seeding rate (as listed on the bag of grass seed) to apply the seed with a seed spreader. Spread 1/4 of the seed over the entire lawn area. Then, repeat three more times, each time using 1/4 of the seed. However, each of the four times you distribute a load of seed, push the spreader in a different direction, to ensure even coverage. Rake the soil lightly to cover the seed with a thin layer of soil (if recommended by the seed manufacturer). Empty the water from the roller drum, and roll the lawn surface.
Moisten the soil carefully, using a fine spray from a hose sprayer. Be careful not to over-water and create a flood. Repeat watering several times per day (depending on the weather) to keep the soil evenly moist. Do not let the soil dry out. The seeds will germinate and begin to sprout in about 7 to 14 days. Do not walk on or allow pets on any seeded area during this initial phase of growth. The soil is very unstable and any disturbance will lead to bare areas.
Continue watering up to three times per day to keep the soil moist (it does not need to be wet) until the new grass is ready to mow: about 4 inches tall, or as recommended on the seed packaging. Mow the grass to no less than 3 inches in height (cut off no more than 1/3 of the total grass blade length). Make sure the grass gets plenty of water until it has grown enough to need three mowings. From that point on, water the grass with the normal schedule for the area, the current weather, and the type of grass. It's also a good idea to pull new weeds as they emerge to prevent them from spreading.
