A home warranty can provide peace of mind. The last thing a home buyer wants to worry about after closing is what could possibly break or malfunction in her new home. Since that can cover a multitude of items and systems, for peace of mind, it's a good idea to get a home protection plan. It's especially a good idea to obtain a home warranty if you're a first-time home buyer with no experience maintaining a home.

Now, whether the seller pays for the home protection plan and home warranty coverage or whether the buyer pays for it, will depend on your local customs. It varies. In many locales, it's normal for a seller to pay for the coverage because it's a seller benefit. Why? Because then the buyer won't be calling the seller after closing if something breaks. Many real estate agents will also give buyers a home warranty as a gift at closing.

They are fairly inexpensive, typically ranging from $300 to $500, depending on coverage. Home warranty companies sometimes run special sales and either discount policy prices or offer additional coverage for the same price. The policies are prepaid for a year in advance, at which time they expire and can be renewed by the homeowner at a slightly higher fee.

Although specific plans provide for specific types of coverage, most operate in a similar manner and contain common verbiage.

Because all plans differ, you will want to ask specifically what is covered. Ask your real estate agent if upgrades are available. Pay close attention to whether the home warranty company will pay for repairs to make certain types of systems or appliances compliant with new regulations.

Sometimes a service provider will deny a claim. If that happens or if you are unhappy with the service provided, call your real estate agent and complain. Your real estate agent, if she has a good working relationship with the representative from the home warranty company that is covering your home, well, she can seek resolution for you. If my client calls me with a problem, I call my home warranty rep, and she eventually finds a way to work out a solution acceptable to all the parties involved.

If you have a super small bathroom, trying to make everything fit in the available space is like doing a giant crossword puzzle.

Among the challenges: configuring the toilet and sink to code, allowing enough clearance for a shower and, of course, where to put the towels and t.p. Despite the challenges, in most cases it's still better to squeeze in an extra bathroom where one is desperately needed, even if it must be small. If you plan on going this route, here are 12 tips for designing that picture-perfect small bathroom.

10 Tiny Homes That Live Large

1. Install a corner sink. Sometimes even a pedestal sink can disrupt the only available traffic lane in a bathroom.

In this case placing a corner sink across from the toilet works better than a sink across from the shower. The opening and closing of the shower door usually creates an awkward walk-around condition.

2. Use a shower curtain. A shower curtain that moves back and forth saves space over a glass door that moves in and out. Shower-tub combos actually can fit into small spaces, with some tubs coming in at 60 inches in length.

3. Float the vanity. Besides just visually helping the bathroom appear bigger, mounting a vanity above the floor frees up a little space for small items.

8. Expand the mirror. In the tightest spaces, having a mirror stretch across the wall instead of just the vanity can enable two people to use it at once. In less-than-ideal space conditions, every inch helps.

9. Mount the towel bar on a door. When space is at a minimum, mounting a towel bar on the shower door keeps towels handy. You might need to store the bulk of your towels in a nearby linen closet, but having that one towel close by to dry off with is essential.

10. Install a trough sink. The narrow, clean styling of a trough sink is a good-looking space solution. Trough sinks have a low profile. When wall mounted, they free up floor space as well for storage or foot traffic.

11. Select a vanity with one shelf. Pedestal design has gotten smarter. Even a pedestal style with one shelf can hold towels or a basket for toilet paper.

12. Use a wall-mounted faucet. Mounting a faucet on the wall allows for a narrower sink or vanity, which in turn frees up square footage in the total bathroom. Don't be afraid to try a wall-mounted faucet in traditional design. It works anywhere!
