    Lightstone Gets Into Shared Space Retail Game With Soho …

    Call it coworking for e-commerce.

    Lightstone Group has signed a 10,000-square-foot lease at 375 West Broadway, where it will open a shared space for online retailers to sell their goods, according to a press release from the company.

    Called bio and set to open at the beginning of next year, the Soho site will be home to about 30 brands that specialize in beauty, fashion and home goods, the release indicates. There will also be a bar and caf managed by the folks behind Jacks Wife Fredaa bistro that has two locations in the posh retail-focused neighborhood.

    bio acknowledges that many of the most inspired companies do not yet have the resources to support their own storefront, but want something more lasting than a pop-up, Lightstone President Mitchell Hochberg said in prepared remarks. bio offers a new framework where brands have the opportunity to animate their own modal shop displays within a unified design-driven environment.

    Hochberg added that the retailers would have in-house staff to help grow the brands, along with access to analytics technology.

    Lightstone signed a 10-year lease for the space, according to The Wall Street Journal, which first reported news of the deal. Asking rent in the deal was not available.

    It wasnt immediately clear if brokers were involved in the transaction, and a spokeswoman for the retail program did not comment right away. RKF is listed as the marketing agent for the Pearlmark Investment Advisors space; a spokeswoman for the brokerage did not immediately return a request for comment.

    Choosing Living Room Furniture | Home Remodeling – Ideas …

    We've all seen cold rooms with furnishings lined inelegantly against the wall. Yes, the floor space is preserved wide and open. Yet the room doesn't appear larger or more inviting. It isn't conducive to conversation or drawing closer for a chat. The best rooms are not static boxes. They include furnishings that can be pulled up, dragged over or gathered around.

    Designer Ann Lowengart says moveable seating is key. "We love swivel chairs that can face a sofa, the television or the outdoors," she says. "Other favorites are stools and benches that can be moved around to create extra seating or facilitate intimate conversations. Moveable pieces give a space versatility that's why we love them so much."

    Every living room has a focal point. It's the spot that begs attention when we first enter the room. Designers Alison Vanderpool and Ariana Villalta of The Elegant Abode suggest starting there. "Make sure you always start with a main focal point and begin placing furniture from there," says Vanderpool. "Don't be afraid to have your furniture placed in the middle of the room. A decent-sized area rug will ground it and create a more comfortable feeling."

    Vanderpool and Villalta begin with upholstered pieces, first and foremost, to delineate a pleasing seating arrangement. They like to use either two matching sofas facing one another or a sofa with two armchairs to encourage interaction and engagement with others in the room. To ensure there's always room for more, "ottomans can also be a great addition to seating and can easily be moved around," says Vanderpool.

    Show off your skills, and dont be afraid to display your own art. The image behind this sofa was created from a personal photo that was printed on canvas and then displayed in a floating frame.

    Concrete counters are an excellent alternative to many of todays contemporary choices in countertop design. The concrete can be poured in place resulting in unlimited designs and configurations.     Granite is considered the countertop material that defines elegance and beauty in a home. The natural beauty of the stone contributes to the allure and refinement of even the most modest kitchen or bathroom.

    If you want the marble look but not the marble price, a viable and cost-effective avenue is the cultured marble countertop. Cultured marble counters are made of crushed marble and a manufactured thermoplastic resin, poured into pre-cast molds to suit your project. Unlike natural marble, the resins in cultured marble lend non-porosity to the material. Cultured marble countertops are available in a gloss or flat finish.

    Engineered stone is composed of 93% crushed quartz particles. The quartz is combined with polymer resins and pigments and then compacted under intense vibration, vacuum, and pressure into dense, non-porous slabs. It is available in a larger range of colors than granite. Some brands on the market include LG Viatera, Cambria Quartz, Caesarstoneand Silestone.

    Pros: Looks smooth, clean and elegant; nonporous surface; resists scratches; resistant to stain and acid; easy to care for; can be repaired using theScarab.

    Cons:Still relatively expensive; difficult to repair.

    Solid surface countertops are made of plastic polymers that lack the brilliance and reflectivity of natural stone and are softer than engineered or natural stone counters. The countertops are custom-made to your specifications by companies such as Avonite, Corian, and Swanstone.

    Pros:Non-Porous; stain resistant; never need sealing; hundreds of colors and patterns; seamless; anti-bacterial.

    Cons:Vulnerable to hot pans which can damage the surface; can be moderately expensive; difficult to repair.

    Ceramic tile is durable and easy to clean. Add to that, inexpensive, and youve got a really good choice of countertops for the average home. Because its installed a section at a time, it can be done by most resourceful homeowners.

    Pros: Heatproof takes hot pans; scratch resistant; long lasting; easy to clean; wide range of colors, multiple choices of textures and designs.

    Cons:counter surface is uneven; tiles can easily chip or crack; grout lines become stained; grout needs to be sealed frequently; custom-designed tiles are very expensive.

    Wood countertops offer a beautiful warm look and are available in a wide range of colors and finishes. Hardwoods such as maple and oak are most often used as countertop woods. Butcher block counters are very popular and are often inset into many kitchen countertops.

    Pros:easy to clean; smooth; can be sanded and resealed as needed; can be repaired using theScarab.

    Cons:can be damaged by water and stains over time; scratches must be oiled or sealed according to manufacturers instructions.

    For a really contemporary and industrial look for your kitchen, stainless steel is a good choice. Stainless steel countertops are heat resistant and durable. Because theyre constructed to your specifications, you can have a seamless countertop. Pros:Stylish; heat resistant; low maintenance.

    Cons:Expensive; noisy; may dent; fabrication is expensive; you cant cut on it.

    Laminate counters bear trademarks such as Formica, Nevamar, and Wilsonart. Theyre made of plastic-coated synthetics with a smooth surface thats easy to clean. The pieces are cut to size and finished on the ends.

    Pros:Easy to install; wide range of colors; readily available; easy to maintain; durable; inexpensive.

    Cons:Scratches and chips are almost impossible to repair; seams show; end finishing and front edge choices can be pricey.
