Our company is unique in that we apply a clear

penetrating sealer to all concrete surfaces, and this is

included in every basement we finish. Our sealer penetrates

up to 4 inches into the concrete, then expands and seals the

concrete from within to permanently reduce radon gas and

water vapor penetration.We also offer this as a separate,

stand-alone service and we charge a fee of $1.05 per floor

square foot for this application. This is an odorless, non toxic,

non flammable, commercial grade product not available in

stores. It's also solvent free and environmentally safe.

This is a one time, permanent application, and is one of the

best ways to protect your investment & your family's health.

Design Studio is our basement design service. Every

project we complete is based upon a 3-D, high resolution

computer design. This maximizes the potential of our projects,

since our designers can determine the best possible layout,

beforeany construction begins. This also gives our customers

the peace of mind in knowing exactly what they are paying for

up front. As an added bonus, having a design in-hand makes

it much easier to obtain & compare competing estimates, since

each contractor would bid upon the same exact design plan.

We've proudly offered this service since 2005.

Design Studio for free: This service is included atno cost

and is part of our basement finishing contract. For customers

who choose to pay for Design Studio separately (see below), we

will refund this fee if we are later hired to finish your basement.

Design Studio costs: We do charge a one-time, up front

fee of $1250.00 for the Design Studio stand alone service. This

service is offered to homeowners who might act as their own

project manager or may hire another company (or friends) to

handle the basement finishing portion. For an investment as

important & large as finishing a basement, this is an

inexpensive way to insure the basement will look like the rest

of the home in finish and quality, and not like an add-on.

(HVAC, plumbing & electrical) is completed by state licensed & insured specialists who complete all the work to code. Simply put, if there is an issue which requires our attention and needs addressed, we'll take care of it.

Some Notes About Building a Shed Dormer Addition

If you live in a cold climate, the roof of a shed dormer will be susceptible to Ice Dams build up. This happens because in order to build the shed dormer, you have to increase the ceiling height of the addition to at least 8 ft. making the dormer/addition roof almost flat. This flat or low slope roof increases the chance of ice dam leaks. To avoid these leaks and ice dams build-up, we recommend using a single ply membrane for low slope roofs, such as Rubber or PVC. These can increase the cost of building an addition by $1,400-2,500 on average. Use roofing calculator to compare costs between using asphalt shingles, rubber or PVC single ply material.

Ins some cases, unexpected HVAC issues, such as difficulty in connecting existing system ducts / pipes to the attic, can also increase total cost.
