BEFORE - Most of the people considering refinishing their cabinets have oak cabinets like these - sometimes called honey oak or golden oak these cabinets are perfectly good , just a little worn, dried out looking and out of style. We take these cabinets and enhance them and bring them back to life. We can either make them have a solid finish that is completely uniform like a high quality, painted piece of furniture or more of a traditional wood stained look. Both techniques produce wonderful results.

AFTER - This is a sample of a restaining technique called shading. The cabinets now have an updated look thats fresh and beautiful. This job took only 1 1/2 days and it was a total transformation. The Customer was very happy. Notice how these cabinets look stained and still have the variation that gives the cabinet the appearance of real wood. The color is a medium dark walnut.

BEFORE - The people owned a home with expensive distressed cabinets -and they about ruined these cabinets by trying to do the job themselves they wanted a rich looking walnut color with lighter highlights here they stripped the doors down to bare wood and gave up.

AFTER -We were able to transform this challenging situation into a beautiful cabinet job. This home was a custom, high-end home in the Pinnacle Peak Area. The customers were amazed and grateful to put this do it your self job behind them.

SOLID STYLE Smooth and UniformMany people like the solid look this is a technique that produces a smooth, uniform appearance much like a fine piece of painted furniture. Still, we do not use paint. Paint looks cheap. Furniture grade lacquer looks rich.

MOST POPULAR Dark Espresso with highlights This coffee bean color has been a recent favorite and is popular in homes that are being upgraded or remodeled. This is a shading technique and not a solid style. To See Dark Espresso with no highlights(solid) click here

WHITE This is very popular and never goes out of style. About 25% of out clients want white cabinets or slightly off-white shades. This is often used to brighten kitchen up a bit. This is a solid smooth finish. Beautiful.

Another shading job. Originally honey/golden colored. The customer wanted the cabinets to match their furniture in a shaded mahogany color.

Antiqued WHITE This is a premium finish and costs a little more. There are extra steps involved. Many people like this look. This is on maple and is a bit more uniform than on oak. The entire surface is glazed then wiped off leaving traces on surface and in cracks. Clear coat applied at end. watch video

SOLID COLORS are getting more popular and coming back in style. Here is a cabinet refinished in Library Pewter by Sherwin Williams. You can pick and color you want! see Sherwin Williams Colors

STEP 1 Pick a basic color scheme from the basic color scheme page and decide if you want it gloss, semi gloss or satin most people want satin. When we start the job we will make a sample board for you before the project starts. So you get what you want. If you are still unsure you can call us and discuss your options.

What Is Kitchen Cabinet Refacing? | Kitchen Saver

    - August 19, 2016 by Mr HomeBuilder

    Kitchen Saver Custom Cabinet Renewal

The kitchen is the heart of your home. It experiences a lot of use, and your cabinets are no exception. Kitchen Saver can give you the kitchen youve always wanted by using our Custom Cabinet Renewal process, a faster, more valuable option to kitchen remodeling.

Kitchen Saver isnt an ordinary cabinet refacing business; our exclusive kitchen upgrading process known as Custom Cabinet Renewal makes us an industry leader and innovator. Traditional kitchen companies can only reface or install new cabinets. Kitchen Saver goes beyond to provide you with a semi-custom combination approach, offering traditional cabinet refacing, new cabinets, organization accessories, electrical and plumbing modifications, and countertop upgrades. With Custom Cabinet Renewal, you receive the quality of a major kitchen remodel for the price and efficiency of cabinet refacing, without the mess or the hassle.

Lets break it down. There are 3 things you need to know about Kitchen Saver:

Kitchen Saver can transform your kitchen in as little as 3 days and save you money by using and improving your existing cabinets and enhancing the functionality of your space. Every project is installed by 10 year warranty that covers parts and labor. Being in business for 30 years, we have successfully completed over 20,000 installations and our list of satisfied customers continues to grow. Kitchen Saver will exceed your expectations with superior quality and value you will have to see to believe. Prepare to be impressed!

Kitchen Saver Custom Cabinet Renewal is just one of your options. Take a look at the others and decide for yourself which one is right for you.

See below for a detailed explanation of your kitchen options.

Traditional cabinet refacing, also known as kitchen refacing, has been the project of choice of people who are looking to improve the look of their kitchen quickly and easily without the mess and inconvenience of a 3-5 week remodeling project. Cabinet refacing leaves your cabinet boxes in place and replaces your doors and drawer fronts while covering the fronts and sides of your cabinets with a matching veneer. The bottoms and tops of the cabinets are not covered. Drawer boxes and glides usually remain original and in-cabinet storage solutions are not addressed. Countertops may or may not be available.

The ideal customer for a traditional refacing project is someone who wants to make their kitchen look like new but is not concerned with it working like new. The quality varies, with thermofoil being used in many lower cost projects. Expect a 1-5 year warranty on the materials.

Before the Kitchen Saver Renewal process, cabinet replacement was the only option for people looking to make their kitchen look and work like new; traditional cabinet refacing only took care of the first. In this process, existing cabinets are completely removed and new cabinets are installed. Changing the layout is often not possible since the placement of kitchen cabinets is primarily dictated by the arrangement of the kitchen walls, windows, openings, and existing utilities like water and gas lines. Additional cabinets may be added if space permits. Cabinet replacement takes more time than most people expectanywhere from 10 days to 3 weeks. This is because of the numerous trades involved in the completion of the project and the challenges of scheduling. Most likely, a general contractor will take care of hiring the subcontractors: electricians, plumbers, demolition laborers, cabinet installer, and countertop installers.

It is important to note that with cabinet replacement, additional work that is not anticipated may be required. Its not uncommon to budget 20%-30% over the contracted price for such items as electrical and plumbing upgrades required by the building inspector, along with the replacement of flooring where the new cabinets do no match the footprint of the original cabinets. The quality of replacement cabinets varies greatly. The most commonly used cabinets are constructed with particle board and come with a 1-5 year warranty. Most consumers want something better, but quality cabinets can as much as double the cost, making the project unaffordable.

On the other end of the spectrum from cabinet refacing is a major kitchen remodel. This is the preferred option of those who want the complete freedom to design their kitchen without the limitations of the existing space. Major kitchen remodeling involves changing the layout of the kitchen by building additions or moving walls, as well as moving utilities such as water, gas and electrical.

For those people with an unlimited budget, a major remodel is a great option and can result in a striking showpiece kitchen like you may have seen in kitchen magazines or on HGTV. Expect to be without the use of your kitchen for 1 to 2 months or more.

Risk vs. Reward: Is Refacing Kitchen Cabinets Worth the …

    - August 17, 2016 by Mr HomeBuilder

Refacing is a common strategy for cutting down costs on kitchen remodeling, but is it worth getting cheap kitchen cabinets this way?

Replacing vs. Refacing: Whats the Difference?

Refacing is pretty simple. All you have to do is replace the doors on your cabinets, along with the outward faces that frame the doors. This is normally done with a wood or plastic veneer. Replacing cabinets means that you gut out your entire cabinet system and replace them with something entirely new. You can do both with expensive or cheap kitchen cabinet options, and whatever you choose depends on your situation and preferences.

    Design

Replacing your cabinets basically gives you a blank slate for your kitchen. If you had a lousy cabinet layout before, you can change this by ordering whatever size or shape of cabinets you would like. If you like the current layout of your kitchen, you can reface the cabinets with the following three finishes: plastic laminate, rigid thermafoil (RTF), and wood veneer. RTF uses medium density fiberboard overlaid with vinyl foil. These vinyl designs can mock real wood, or you can get white cabinets for a white kitchen. All of these refacing options are either adhered or nailed onto the original surfaces. Both come in a wide variety of options, but you can obviously do even more with your kitchen if you decide to replace. For example, you can add in a kitchen island with seating.

    Time

Cabinet refacing and replacing are commonly done by professional craftsmen. It normally includes removing doors and cabinet fronts, roughening up the old surface, and nailing or gluing on the new surface. For a standard-sized kitchen, this can take up to four days. Whats great about refacing is that you can still access your kitchen during this time. Replacing cabinets takes far longer. You will need to wait for your new cabinets to arrive. You dont necessarily have to pack away your kitchen for refacing, but if you plan to replace your cabinets, youll need to do so. Replacing your cabinets can take two weeks or more.

    Cost

Refacing can cost as low as $1,000 for a standard kitchen if you choose a vinyl covering. Most people spend about $6,000 to reface their cabinets with a mid-range quality wood species. Unless you score discount cabinets, doing a custom replacement can cost as much as $20,000. Some refacing can be more expensive than replacing. For example, ordering a ready-to-assemble (RTA) cabinet set with a mid-range wood quality would be less expensive than refacing with super high quality rosewood veneer. RTA cabinets are a great way to get cheap kitchen cabinets without sacrificing the wood quality.

Fire and Smoke Restoration – IICRC

    - August 17, 2016 by Mr HomeBuilder

The fire trucks may be gone but without proper immediate response, the real damage and the costs are just beginning. To return your residential or commercial property to its pre-loss condition requires professional restoration. This is not the job for a do-it-yourself property owner.

For results you can have confidence in, the IICRC recommends hiring a certified restoration firm. Restoration to a property can be complex. Proper smoke and odor removal are tasks that require technicians certified in these specific areas.

When selecting a certified restoration firm several factors must be considered:

In the wake of a fire that has covered homes with smoke and ash, its important to begin clean up as soon as possible in order to prevent permanent damage or discoloration from soot residue. The IICRC provides the following tips for fire victims facing clean up:

Professional restoration technicians know that damage increases and restoration costs escalate the longer neutralization, corrosion control and cleaning is delayed. When homeowners prolong the restoration of their home, they extend the effects brought on by the smoke exposure. The following is a timeline of the effects of fire and smoke on a home.

Within Minutes: Acid soot residues cause plastics to yellow; small appliances located close to the source of combustion discolor; highly porous materials (marble, alabaster) discolor permanently.

Within Hours: Acid residues stain grout in bathrooms; fiberglass bath fixtures may yellow; uncoated metals tarnish, counter tops may yellow; finishes on appliances, particularly refrigerators, may yellow; furniture finishes may discolor.

Within Days: In time, acid residues cause painted walls to yellow permanently; metal corrodes, pits and rusts; wood furniture requires refinishing; vinyl flooring requires refinishing or replacement; clothing becomes soot stained; upholstery stains permanently.

Within Weeks: Restoration costs escalate tremendously. Synthetic carpet fibers may yellow or discolor permanently; silver plate is corroded permanently; glass, crystal, china may require replacement due to severe etching and pitting caused by prolonged exposure to acid soot residues.

Cleaning up soot residue must be done as quickly as possible. During combustion, soot residue and volatile vapors are carried by rising and expanding air to surfaces throughout a structure, and are deposited. This process occurs repeatedly until combustion ends, with soot residue building up on surfaces layer by layer. By the time restoration technicians arrive, lacquer-like soot residue may be quite difficult to dissolve and remove.

In addition to removing residue, ridding your home of its smoky odor is necessary. Professionals use this four-step process to remove odors:

Understanding the effects of a fire can help homeowners evaluate the damage to their home. By learning more about residue clean-up and deodorization after a fire, you can minimize the need for costly repair. Fire and smoke restoration experts can help you return your home and furnishings to a pre-loss condition.

35 Tips for Restoring Old Houses, by OHJ Editorial Staff …

    - August 17, 2016 by Mr HomeBuilder

    By OHJ Editorial Staff

Masonry by Jacob Arndt, Preservation Consultant, Architectural Stone Carver

    1. Know your maintenance cycles. Most buildings need tuckpointing maintenance every 50 to 60 years.

    2. Match the mortar. New mortar should match as closely as possible in color, consistency, and elevation. Using too much Portland cement in the mix creates hard mortars, which can damage old buildings.

    3. Never grind out joints. Only deteriorated mortar should be removed. If someone tells you otherwise, run.

    4. Never use sealers. Sealers trap moisture, compounding problems during freeze/thaw cycles.

    5. Replace in kind. Damaged masonry units should be replaced whole or via Dutchmen of the same material. Voids filled with putty don't last.

Radiators by Dan Holohan, Author, The Lost Art of Steam Heating

    6. Don't throttle a one-pipe steam radiator. The steam and condensate have to share that confined space. Keep the valve either fully open or fully closed to avoid water hammering and squirting air vents.

    7. Create a perfect pitch. One-pipe steam radiators must pitch toward the supply valve. Use two checkers under radiator feetthey're the perfect shape and size.

    8. Gain control. Thermostatic radiator valves are a great way to zone any radiator and save fuel. Hot-water and two-pipe steam radiators get them on the supply side; one-pipe steam radiators get them between the radiator and the air vent.

    9. Get a great finish. Pros agree that sandblasting followed by powder coating gives the best, long-lasting, non-sticky finishbut don't try this at home.

    10. Don't worry about fires. Even with steam heat, a radiator gets only about half as hot as the temperature needed to kindle paper, so you can rest easy.

Woodworking by Robert Adam, Founder and Senior Advisor, Preservation Carpentry Department, North Bennet Street School

    11. Use heartwood. Heartwood is always the most disease-resistant. Sapwood of most species should never be used.

    12. Rift or quarter-grain cuts are best. These cuts are the most stable. Flat grain often expands and contracts seasonally at twice the rate of quartered stock.

    13. Install plain sawn lumber with the heart side up. Flat lumber will wear better with the heart facing up. If there's cupping, the edges will stay flat, and only the center will hump slightly.

    14. Learn to use hand tools. Most historic woodwork was produced by hand tools, and most machine-made millwork (late 19th century and after) was installed with them. Historic woodwork finishes produced with hand planes can't be reproduced by modern machines like sanders.

    15. Use traditional joinery. Component repairs should be made using traditional joinery instead of non-historic methods like a wholesale epoxy casting of a missing part.

Plaster by Noelle Lord, Preservation Consultant, OHJ Contributing Editor

    16. Save it. Original plaster is a key historic element of any old house. Removing it, especially to replace it with inferior drywall, significantly changes the historic appearance and value of your home.

    17. Don't use buttons. Plaster that has detached from its substrate (lath) needs to be held back in place to be saved, but plaster buttons can further crush plaster, and they create a surface bump that must be skimmed over to blend in. Glue-injection reattachment is a more secure option.

    18. Fill in the cracks. Taping over cracks rarely works and is usually unsightly. Dig out cracks in a V-notch fashion and infill with plaster or setting compound for a longer-lasting, more invisible repair.

    19. Match up repairs. A like-and-kind mix is preferable, but mixing modern gypsum plasters with traditional materials like lime putty and hair offers a faster solution that will still blend in well. Coarse plaster (like Structolite) best mimics the oldest plasters, while finish plasters create smooth surfaces befitting later eras.

    20. Practice first. Try your plaster mix and trowel technique out in an inconspicuous area or on a board before tackling a high-visibility repair.

Slate Roofing by Joseph Jenkins, Author, The Slate Roof Bible

    21. Identify your slate. To correctly care for your slate roof, find out what type of slate it is. Just as you can't repair a Chevy with Ford parts, you should never use New York red slate on a Pennsylvania gray slate roof.

    22. Understand your roof's longevity. If your roof only has 100 years of longevity and is 95 years old, it's not worth sinking money into. But a roof with 200 years of longevity that's 75 years old is a young roof that should be highly valued and properly maintained.

    23. Inspect your roof regularly. At least once a year, walk around your house (use binoculars if necessary) and look at your roof. If you see missing, broken, or sliding slates, or flashing that looks suspect, call your slater.

    24. Shop around for quality. Good slaters are out there, but you have to look for them. It's worth the effort to have someone who truly knows what he's doing.

    25. Educate yourself. There are many slate roofing resource materials available to the public online. Take some time to review, read, watch, and learn. Your best defense against an unscrupulous contractorand damage to your roofis knowledge.

Windows by John Leeke, Preservation Consultant, OHJ Contributing Editor

    26. Save your wood windows. Thirty percent of windows being replaced are less than 10 years oldplastic parts fail and can't be repaired, seals fail on insulating glass units, or the glass fogs up. Your original wood windows have lasted a century or more; they can last another.

    27. Each window is different. Consider individual window needs. You might carefully restore the house's front windows and add interior air panels seasonally, add weatherstripping and exterior storms to side windows, and replace the rotting windows out back. And some windows may need nothing at all.

    28. Old windows can be energy efficient. Adding weatherstripping and keeping up storms can make original windows as energy-efficient as replacements. Interior air panels and curtains or roller shades also add comfort and boost energy savings.

    29. Maintenance lasts. Simple maintenance and minor repairs will pull your windows through another decade or two. Complete refurbishing will set them up for the rest of this century.

    30. Enjoy your old windows. Their original molding profiles and old wavy glass provide authentic character that is not easily recreated.

Hardware By Terri Hartman, Manager, Liz's Antique Hardware

    31. Clean gently. To clean dirt and general gunk from antique hardware, use cleansers (such as Autosol) with natural ingredients.

    32. Remove paint carefully. When removing years of paint, be gentle; you don't want to destroy 40 years of patina in the process. A solution of TSP (trisodium phosphate) and water is best. Toxic cleansers can damage finishes.

    33. Be patient. It takes time to loosen multiple layers of paint; check on solution-submerged hardware daily. When the paint loosens, rub it off, then finish with a light scour with very fine steel wool (grade 00).

    34. Know what you've got. The more specifics you can give about a piece of hardware, the more likely you'll be able to match it. Take measurements (overall and between holes), take pictures, and if it's a lock you're looking for, make sure you know what type of interior mechanism it has. Whenever possible, bring the original item with you to the store or salvage yard.

    35. Be flexible. Exact matches can be hard to find, but a close match can be just as good. Differences in drawer pulls can be hidden on a chest, for example, by moving originals to the top and using the near matches at the bottom.
