    Roy Anderson earns three Coast construction contracts

    GULFPORT Roy Anderson Corp. (RAC) has won three construction contracts for projects on the Mississippi Gulf Coast.

    They are:

    Scarlet Pearl Casino Resort, DIberville Owner: Land Holdings One / Contract Value: approx. $122 million Scope of work: Construction of a 15-story, 300-room hotel with 61,000 sf of gaming space. The hotel tower will include 234 typical guest rooms, 56 suites and ten penthouse suites. The resort will include multiple restaurants, retail space, an event center, pool area, and miniature golf course. Construction is expected to begin in the third quarter of 2014 with substantial completion expected in late 2015. The contract value will be included as part of the Companys reported second-quarter backlog.

    DuPont Bulk Handling Facility Relocation Project, Gulfport Owner: Mississippi State Port Authority / Total Construction Value: approx. $77.5 million Scope of work: Pre-construction and construction management services to provide ship-to-storage receiving conveyor systems, vertical storage capability (up to 15 new silos for total capacity of 220,000 tons of ilmenite ore and coke), and storage-to-rail or truck load-out conveyor systems. The project will include management of all civil, mechanical, structural, electrical and all other work systems to provide a fully operational facility. Construction is expected to begin in the third quarter of 2014 with a substantial completion expected by June 2016. This construction management contract will be executed under a joint venture between Roy Anderson Corp. and Yates Construction.

    Design-Build Renovation of Buildings 1 & 2 at VA Medical Center, Biloxi Owner: Veterans Administration / Contract Value: approx. $31.1 million Scope of work: Complete renovation of Buildings 1 and 2, comprising a total of 135,200 gsf. Work will include complete demolition of existing spaces, upgrading interior utilities, including replacement of HVAC, electrical, and chilled water systems. Construction is expected to begin in the fourth quarter of 2014 with substantial completion expected in January 2017. The contract value is expected to be included as part of the Companys reported third-quarter backlog.

    Beaverton City Council moves on First and Angel project

    Rembold Properties to start work on residential-retail complex in 2015

    Property the city of Beaverton owns at Southwest First Street and Angel Avenue has been little more than a vacant expanse of dirt, grass and a cluster of trees for some time now, but City Councils green light to develop the property will soon transform the half block into a mixture of housing units and ground-floor retail space.

    The council at its Tuesday night meeting approved a plan to move forward with Rembold Properties proposal to develop the .9-acre property into a 3.5-story single building of up to 80,000 square feet. The city has negotiated a selling price of $780,000 for the land, the propertys appraised value determined by Integra Realty Resources.

    Portland-based Rembolds plans call for approximately 85 housing units with about 2,400 square feet of ground-floor commercial space. Covered parking will be located on the ground floor, and amenities will include a fitness facility, event room and a rooftop deck.

    If all goes as planned, construction on the estimated $21.4 million project is likely to start by spring 2015 and conclude by June 2017, according to city planning officials.

    Wayne Rembold, president of Rembold Properties for 30 years, told the council he looks forward to moving the long-discussed project into the realm of reality.

    Were here because we think this can be a lively residential, mixed-use community, he said. Were looking forward to it and hope we can get more (city) blocks done.

    Rembold emphasized the project as playing a catalytic role in revitalizing a sleepy section of the central city.

    Its an area that needs kickstarting, he said, noting the first (collaborative) project is always hard to get off the ground. Im confident we have the right mix, with a plan and pricing that the community will embrace.

    After receiving four developer proposals in early 2013, city officials chose to focus on Rembold Properties proposal. Mayor Denny Doyle signed a memorandum of understanding with the developer earlier this year for a project concept for the city-owned site. The memorandum allowed Rembold and the city to investigate the possibility of developing the current property into a mixed-use project with market-rate housing, commercial space and parking.

    Remodeling in San Francisco: Jeff King & Company Brings Sophistication & Style to Renovation of Historic Edwardian Home

    Bay Area general building contractor, Jeff King & Company, announces its newest residential remodel project in the Russian Hill neighborhood of San Francisco. The historic 1906 residence was renovated in collaboration with Stephen Verner of Aleck Wilson Architects (AWA) and Caitlin Jones Ghajar of Wright Stewart Jones Design Studio.

    Our biggest challenge was to restore some of the grandeur that had long been lost from the original floor plan, explains architect Stephen Verner of AWA. At the same time we needed to meet the aesthetic and lifestyle needs of a modern family.

    The original structure had many limitations, including a very dark kitchen, family room and dining room with no connection to the backyard. A cramped downstairs layout was not conducive for family time or for hosting parties, which were two main priorities for the homeowners.

    Jeff King & Company implemented a simple reconfiguration of rooms to bring more light and openness to the downstairs level. The kitchen moved from the back facade to the center of the home, now illuminated by a large skylight and glass doors facing the garden. The family room took the place of the kitchen, with the entire lower level of the house now connected by a dining room that also serves as a spacious hallway.

    In the kitchen, Jeff King & Company installed Calacatta Oro marble countertops to match the backsplash and kitchen island (complete with carved Black Walnut legs). A custom fabricated pewter hood reflects the kitchens French country influence, while detailed wainscoting reinforces the homes Edwardian roots.

    For a family with three kids, the home is now much more functional and comfortable. Verner reflects: The new family room and backyard are really a draw for the kids and all their friends. The adjacency and openness between the family room, kitchen and backyard is dramatically improved - the family loves it.

    Grant from Mack Molding will allow Arlington Community House to replace siding

    ARLINGTON -- The Arlington Community House will be able to complete the installation of siding on the annex to the historic building, thanks to a generous grant from Mack Molding.

    The Arlington Community Club, the organization dedicated to preserving the structure, had been trying to raise money since the siding had to be torn down during asbestos removal in 2013. The board had been reaching out to organizations to try and raise the necessary funds, but were shocked when Mack Molding, which is based in Arlington, responded with a check for the entire needed amount: $6,500.

    "We wrote them a letter, and they sent back a check for the full amount," said board member Lynn Williams, "It was such a wonderful thing to do, people should know about it. They do such wonderful wonderful work in the community."

    In November of last year, Mack donated $10,000 to Fisher Elementary School to help them get a new playground, and in 2007 donated $50,000 to the school for renovations to its multi-purpose room, just two examples of the company's charitable spirit.

    According to the contractor the Club is using, the new siding will begin going up next week, and it is not expected to be a long process. Burdett Commons, the organization that most commonly uses the annex, has continued to utilize the space since the asbestos was removed.

    According to the Arlington Community's Club's most recently available 990, $6,500 makes up a considerable portion of what the group typically receives in a year for donations. In 2012, for example, the nonprofit reported receiving $9,225 in the form of contributions, donations, and grants, plus $7,577 from fundraising events (after the cost of said events was subtracted).

    The next project for the house will be the replacement of windows on the front portion of the building, but Williams says that will likely wait until next year.

    "I was flabbergasted, frankly," said Williams, "that they went for the whole amount!"

    Jeff Grow, Commercial Manager and Jordan Grow, Commercial Estimator for Universal Contracting in Orlando, advise multifamily building and condo property owners to be on the lookout for several common and significant issues.

    Multifamily property owners should be aware of all exterior penetrations and any areas where water intrusion commonly occurs. This is typical in gaps among exterior finishes and around windows, doors, and vents. Heat, over time, will dry and crack sealants. Every few years, the sealants used on building materials need updating: on hand rails, windows and doors, and around fixtures such as lights, fire alarm strobes, dryer and fresh air vents.

    Florida heat is so intense on buildings that it dries out coatings and sealants. Its imperative to use a high-quality product, says Jeff.

    Its essential to check for cracking or shrinkage of sealants, and to then diligently remove and add new sealant material rather than simply adding more. Furthermore, exterior condo maintenance should also include repair of exterior coatings and repainting of the building this should be done at the same time. Universal Contracting utilizes a premium system to re-coat the building exterior for protection that lasts a minimum of 10 years.

    Additionally, some of the most significant issues found while inspecting multifamily properties in Orlando include wood damage around exterior windows and doors, and damage around the building foundation. The common culprits? Poor workmanship or improper installation by original contractors, irregular or improper maintenance, and product failure.

    Jeff adds, We sometimes find that the contractors didnt follow manufacturer specifications or code requirements. Contractors should always follow the manufacturers specifications because they were created with product warranty and code requirements in mind. Once water breaches the coatings, it seeps into the wood, and then damage begins. Moisture creates mold and deteriorates wood. Many buildings have OSB sheathing laminated plywood or particle board that is basically compressed wood. The glues can deteriorate and, as a result, the wood becomes damaged which can lead to a loss of structural integrity.

    Moreover, heat in attics will increase temperatures and can cause glues to separate creating product failure even without water intrusion. At that point, we must totally replace structural framing members such as studs, headers, and wood sheeting which requires that we remove all damaged material before replacing it.

    What kinds of buildings have the most problems? According to Jordan Grow, wood frame buildings commonly have more issues. Compounding the problem, improperly installed weather barrier, stucco and siding a common occurrence contributes to wood rot and mold in wood construction.

    In our experience, the average age of buildings with these issues is between 5 and 10 years. From 2001 to 2007, there was a boom in construction, Jordan recalls. As a result, this contributed to substandard installation. The massive demand produced a decline in the quality of workmanship. There was an insufficient labor force, so many builders were using unskilled labor.
