For centuries, wood was the go-to material when it came to windows. But in recent years, when industry folks talk about wood windows, they dont really mean wood.
Nobody makes a true wood window anymore, says Matt Hullander, owner of Hullco Exteriors. Or there are only a couple of companies that do. I cant tell you the last time we sold an all-wood window.
When asked why the industry has virtually abandoned wood, Hullander doesnt hesitate with an answer.
Rot, paint, weather, energy efficiency, insects, he says.
A wood window these days means a hybrid of wood and either aluminum, vinyl or fiberglass. The genuine wood will be inside the home, protected from the elements and available for painting, while wood on the other side, facing out into the real world, will be fused with weather- and insect-resistant material. In the industry, theyre known as clad windows.
But looking a little deeper, the real reason for the lack of all-wood might be that old-growth lumber is hard to come by, and the newer wood does not hold up like the old stuff. Thats part of the message that Sarah Kurtz Walker, historic preservation planner with the City of Chattanooga, shares with homeowners in one of the four districts that operate under the citys Historic Zoning guidelines St. Elmo, Fort Wood, Ferger Place and Battery Place.
She explains to homeowners who request approval to replace their windows that their windows are very likely 80 to 100 years old or more for a reason because theyre sturdy enough to hold up and that its possible they can be repaired and the original character maintained while still improving their energy efficiency.
Ive done a lot of research on this because this one is the primary reason applicants come to us, to change their windows, and usually it is be more energy efficient, she says.
She first explains to them that less than 20 percent of a homes energy heat or air conditioning is lost through the windows. Most of escapes through the crawlspaces, walls and attics.

Commercial buildings use large amounts of electricity and natural gas. Significant reductions in energy use can be achieved by installing new modern systems but this requires a significant capital cost.
It is possible to install modern control systems at much lower cost and these can also significantly reduce energy use, and improve comfort at the same time! A new study by the Pacific Northwest National Laboratory shows that commercial buildings could cut their heating and cooling electricity use by an average of 57 percent with advanced energy-efficiency controls, according to a year-long trial of the controls at malls, grocery stores and other buildings across the country. The study demonstrated higher energy savings than what was predicted in earlier computer simulations by the same researchers.
"We've long known that heating and cooling are among the biggest energy consumers in buildings, largely because most buildings don't use sophisticated controls," said the study's lead researcher, engineer Srinivas Katipamula of the Department of Energy's Pacific Northwest National Laboratory. "But our tests of controls installed at real, working commercial buildings clearly demonstrate how much more energy efficient air-conditioning systems can be."
This research was supported by DOE's Office of Energy Efficiency & Renewable Energy and the Bonneville Power Administration.
Sitting on the roofs of many commercial buildings are shiny metal boxes containing heating, cooling, ventilation and air conditioning (also known as HVAC) units. These are pre-made in a factory and have all their components inside a box, leading the industry to call them "packaged" HVAC units. Another kind of commercial HVAC, called air handling units, have long used sophisticated controls to ensure they work as efficiently as possible. But packaged units are often allowed to run for hours on end, even if they aren't needed, and receive little maintenance.

In our columns the past few weeks, we have talked about replacing front doors, finishing attic spaces, adding wooden decks and selecting new garage doors.
As the last column in the series of the top five remodeling projects that yield the highest return on investment, lets talk about minor kitchen remodels.
The Remodeling Magazines Cost vs. Value report says the difference between a major and a minor kitchen remodel is about $35,000.
In the mid-range category, the average price for a minor kitchen remodel across the U.S. is $18,856, which yields an average 82.7 percent return on investment. A major kitchen remodel on average costs $54,909 with a 74 percent return on investment.
One main difference between a major and a minor remodel relates to the cabinets. For a minor remodel, the kitchen cabinet boxes remain in place and panels, doors and drawers or drawer fronts are refinished or replaced. A minor kitchen remodel also usually involves new hardware, a new energy-efficient wall oven and cooktop, a new countertop, a mid-priced sink and faucet, and new paint, trim and/or flooring. Basically, a minor kitchen remodel just gives the existing kitchen a facelift.
A major kitchen remodel gets into reconfiguring the layout and possibly structural elements of the kitchen, and considers the circulation to and from the kitchen and its relationship to the rest of the house.
Kitchens may be the last in the column series, but they are definitely not the least when it comes to the impact on a home and family. It is still true that the kitchen is the heart of the home the ultimate gathering place, the nucleus, the hub. It is more than where you prepare the meals. Today, it is where we eat, entertain, organize the family, pay the bills, do homework and build the science projects.
Therefore, this type of remodel needs to help you better use your kitchen to support your family goals and activities. When planning a kitchen remodel, major or minor, first consider your lifestyle. Who does the cooking? Are multiple people usually working in the kitchen at a time? What about traffic? How many people are coming and going? Do you use your kitchen for any other purposes like organizing the calendar, paying bills or schoolwork? Are you an entertainer?

FINDLAY TWP. A new 60,250-square-foot commercial office building is under construction in Findlay Township near Pittsburgh International Airport.
Called The Concorde by Burns & Scalo Real Estate Services Inc., the Pittsburgh-based company behind the project, the development is being constructed on speculation that the area around the airport is ripe for growth.
We feel this is the next market hot spot and recognize this is the regions largest suburban office sub-market, said Jim Scalo, president and chief executive officer of the company in a news release.
Very little new office space has been developed there in the last decade, according to Scalo.
The company broke ground on the building on Thursday. Located at 400 Industry Drive, the new single-story structure will offer expansive glass openings (to) create wonderful day lighting into office spaces, according to a Burns & Scalo news release.
The company didnt release how much cash it is putting into the project or if any prospective tenants are in mind for the site, but called it a premiere location that offers branding opportunities to reach about 60,000 vehicles traveling daily on the Interstate 376 corridor.
Developers like Jim Scalo are absolutely critical to maintaining the momentum of development in this area, Allegheny County Chief Executive Rich Fitzgerald said in the news release.
Airport officials also were supportive of the project.
Pittsburgh International Airports role as an economic generator is two-fold: to provide high quality, competitive air service in and out of southwestern PA and to develop key properties to attract new industry and jobs. With Burns & Scalo, The Concorde building will provide office and business facilities in the fast growing Industry Drive region, David Minnotte, chairman of the Allegheny County Airport Authority, said in a statement about the project.
Construction is set to be completed by October, the company said.

The recent forecast for 2014 hurricane season has just a few named storms, but dont let that prediction keep you from preparing your family and property.
In 1992 when Andrew, one of the most powerful and costliest storms to hit the U.S., changed the face of South Florida, it was expected to be a mild storm season as well.
More recently, many throughout the Treasure Coast experienced roof failures during the 2004 and 2005 hurricane season, primarily caused from age and poor installation.
There is no substitute for making plans to secure and protect the roof on your property before the 2014 hurricane season starts.
Tile roofs
When installed correctly in adherence to the Florida Building Code, tile roofs can provide excellent protection during a hurricane. However, it is important to secure any loose tile prior to storm season.
Additionally, loose tile tends to become projectiles during a hurricane, causing untold damage to surrounding buildings.
Metal roofs
If your property has a metal roof, a system that held up well during past storms, flashing details need to be checked.
If your metal roof has exposed fasteners, they need to be checked to see if they have been installed properly or need to be tightened.
