Demolition work on the former Daily Camera building in downtown Boulder is scheduled to begin May 12, kicking off a 22-month construction period for PearlWest, a mixed-use development with office, retail, restaurant and theater uses, officials for developer Nichols Partnership said Tuesday.
PearlWest, which spans the buildings at 1048 Pearl St. and 1023 Walnut St., is the largest of several redevelopment projects slated to get under way in downtown Boulder during the next year.
Sean Maher, executive director of Downtown Boulder Inc., said the 160,000-square-foot PearlWest building off 11th and Pearl streets should "re-energize" the entry way to west Pearl.
"The first thing it's going to do is get rid of a major dead space," Maher said, referencing the surface parking lot and brick building set off from Pearl Street. "As you stand on the edge of the (Pearl Street) Mall and look west ... it doesn't invite you to cross the street and keep going."
The Daily Camera newspaper operated at the corner of 11th and Pearl streets for nearly 120 years. The Camera moved its operations to 5450 Western Ave. in early 2011.
Leasing activity is starting to ramp up for PearlWest, which is receiving "tons of interest," said Dan Schuetz, project manager for Denver-based Nichols Partnership.
Only one tenant has been announced so far.
Crestone Capital, a Boulder-based wealth management firm based at 1025 Pearl St., leased a 30,000-square-foot space on PearlWest's fourth floor, Schuetz said.
Schuetz said more tenant announcements will be coming soon.

Demolition work at the construction site for the new Vikings stadium will remain suspended for the next several days, an official with the construction management firm said Wednesday.
Allen Troshinsky, director of operations for the sports operating group at Mortenson Construction, said work on the new stadium continues, and the delay in resuming demolition work on the Metrodome is not expected to affect the project timeline.
The new stadium, which is being erected on the same site as the Dome is being demolished, is expected to open in July 2016.
Contractors and engineers are still investigating to determine why a portion of ring beam came down unexpectedly Monday, Troshinsky said.
"Once we're completely satisfied that we understand the events of Monday afternoon and are assured that we won't have other surprises along the way going forward, then we'll resume work," he said.
"Our review is going to help us understand the engineering and the reactions of that ring beam as we continue to demolish it and it becomes weaker and weaker."
Nobody was hurt and no equipment was damaged in Monday's mishap, and all debris fell within the specified safety zone, Mortenson officials said.

Glynn Archer Elementary School at United and White streets is set to become Key West's new $15.4 million city hall. Tonight, the City Commission will consider spending more than $500,000 on demolition and engineering analysis in the run-up to construction.

The city's nearly five years of planning the conversion of Glynn Archer Elementary School into a new city hall for Key West may soon show some outward progress with a $483,610 demolition contract in the works.
The City Commission tonight is expected to authorize the deal with local company Charley Toppino and Sons Inc., which beat out four other bidders.
Work outlined in an executive summary from Senior Construction Manager Mike Vieux includes ""environmental cleanup in all buildings, demolition of one-story building C and selective demolition in buildings A and B and the auditorium to reveal the underlying structure."
Architect Bert Bender's plan is for the historic exterior walls to stay but the entire interior be demolished and rebuilt. The costs is projected at $15.4 million.
The city began working with the Monroe County School District on a no-cost transfer of the property in 2009, and construction will start this year following the demolition.
Also up for approval at tonight's commission meeting (it starts at 6 p.m. in Old City Hall on Green Street) is a $71,560 contract with consultant CH2M Hill Engineers to test the concrete integrity of exterior walls at the White Street school.
Vieux's summary says that "when the Glynn Archer School was first proposed to be converted into the new city hall, limited structural testing of the concrete walls was completed as part of a property condition assessment. It will be prudent to verify concrete strength and placement of reinforcing, especially in building A, where the earlier testing was inconclusive."
When complete, the first floor will include City Commission chambers and offices, a small office for the Monroe County School Board and the city building, planning, zoning, parking and revenue departments. The second floor will house the city manager and city attorney's offices along with the finance, water and engineering departments.

WORKERS yesterday stopped demolishing a controversial R8.1-million Kenton-on-Sea mansion after it emerged the Ndlambe Municipality had not yet approved its demolition.
Owner Matthew Lester yesterday said he was absolutely stunned to hear that he was illegally breaking down the house despite being given a six-month Supreme Court of Appeal order late last year to demolish it by June 6 this year.

The Rhodes University tax expert, who is also a popular columnist and financial whiz, was reacting to comments to the Daily Dispatch by Ndlambe Municipalitys attorney Brin Brody.
Brody, of Wheeldon, Rushmere & Cole Attorneys in Grahamstown, said that any demolition taking place was without the approval of the municipality.
The [Ndlambe municipal] council is currently considering his architects motivation of how the proposed demolition will take place. Until approval is given he cannot demolish anything.
Lester yesterday said he had decided to stop the demolition although one-and-a-half months of the SCA six-month deadline had already passed.
I am absolutely stunned. Brin Brody was informed by my architect Francois Theron two weeks ago about the demolition and he is deliberately making it [the demolition] as nasty as he can.
Senior communications officer at Ndlambe, Cecil Mbolekwa, said: The meeting that was to consider the demolishing plan was to be held on 30 January 2014 but did not take place. The planned meeting is now scheduled to take place on February 27.

Demolition of the Metrodome in downtown Minneapolis is expected to resume within days.
The task of taking down the former home of the Minnesota Vikings football team was halted Monday afternoon when a portion of the building fell out of sequence, according to Mortenson Construction, which is the construction manager for the new stadium project.
Mortenson spokesman Cam Snyder said Tuesday that work may resume within the next day or two. Crews will definitely be back at it sometime this week, he added.
While crews were demolishing a ring beam section on the Metrodomes northeast side at about 1 p.m. Monday, an adjacent ring beam fell out of sequence, Mortenson senior vice president John Wood said in a statement Monday afternoon.
No one was injured and no equipment was damaged, and all debris fell within the specified safety zone, Wood added. Demolition activity was put on hold while engineers and demolition contractors investigated.
Foundation work on other areas of the project site had already resumed, Wood said Monday.
The Metrodome is being razed to make way for the new $975 million Vikings stadium. Golden Valley-based Mortenson is the construction manager and Little Canada-based Frattalone Cos. is the demolition subcontractor.
Demolition was moving along quickly until the setback on Monday afternoon.
Last Thursday, a wrecking ball attached to a mobile crane smashed into the northeast exterior of the building. It worked alongside a high-reach excavator, which tore off large sections of exterior metal.
The buildings roof was deflated in mid-January and cables that supported the roof were subsequently imploded.

The city of Shenandoah will soon be home to a new planned community as Houston-based Pelican Builders plans to construct a new 98-home community off Vision Park Boulevard.
The gated community, called Boulevard Green at Vision Park, will sit on about 11 acres of land with access to Vision Park Boulevard and Country Lane through Pine Forest Drive.
Derek Darnell, vice president of Pelican Builders, said construction on infrastructure like streets and utilities should begin by May.
For the past few years, the company has built communities within Houston and the Sugar Land area and has also expanded into The Woodlands with EastGate and Ellipse Park in The Woodlands.
In general, weve been a developer of well-planned, urban-oriented gated enclaves around the Houston area, Darnell said. Its kind of a common theme for us. Were not necessarily a custom home builder and not really a single-family home builder.
While amenities for the community are currently tentative as developers continue gathering data from the area, Darnell said the group is exploring possible amenities like a pool and a cabana for resident use. However, he emphasized the company is still collecting marketing feedback and the refinement of certain features like common amenities is not set in stone yet.
The homes will continue the style of architecture seen in the East Shore of The Woodlands where Ellipse Park resides, Darnell said. The company is working with New Orleans-based architect George Hopkins to offer homes with a distinct southern style and a New Orleans feel, featuring antique brick, porches and lights styled like old gas lanterns.
Pricing for the homes will range from $500,000 to $700,000, Darnell said. Home construction is scheduled to begin in August with the first occupants moving in around spring of 2015.
Pelican Builders continues building new communities in The Woodlands area, particularly due to its growth and welcoming residents, Darnell said. The particular land available at Vision Park Boulevard also offers easy access not only to The Woodlands but also to Interstate 45.
It was really the growth of the ... area combined with Vision Park Boulevard evolving into a new and exciting street and hub for communities and businesses, Darnell said.
