As Manhattan developers plan millions of square feet of office towers featuring the most modern amenities, some of their biggest potential tenants have decided theyre better off staying in their current homes.
Five of the six largest New York leases since the end of 2012 have been renewals, according to data from brokerage Newmark Grubb Knight Frank. Credit Suisse Group AG (CS), Citigroup Inc. (C) and UBS AG (UBSN) -- the types of large financial companies that traditionally have made up the core of the citys office market -- opted to stay put after considering moves to new skyscrapers.
Major financial institutions are not expanding dramatically, said Joseph Harbert, eastern region president of Colliers International, a commercial-property brokerage with offices in Manhattan. If youre going to lease up a new building, youre going to have to do it with other tenants.
The renewals highlight the challenge faced by developers seeking tenants for the technologically advanced towers planned at Manhattans World Trade Center site and far west side. Financial companies are scaling back space needs or seeking to reduce costs, while many of the technology and media firms that have been the markets most avid office consumers over the last three years have largely chosen older buildings.
Manhattan has more than 25 million square feet (2.3 million square meters) of new office space either just completed, under construction or ready to start, according to Newmark data. Another 6.3 million square feet of offices are in the planning stages.
At the same time, the Real Estate Board of New York, the trade organization for the citys commercial landlords, is pushing for a revival of former Mayor Michael Bloombergs aborted attempt to rezone the office districts surrounding Grand Central Terminal to replace old and obsolete towers.
The group cited a study by the citys Independent Budget Office issued in September that projected that the city needs about 52 million square feet of new office space between now and 2040 to accommodate expected job growth and space that could be lost to conversions and demolitions. The former mayor is founder and majority owner of Bloomberg News parent Bloomberg LP.
Its an open question whether there will be enough appetite for new offices to fill that amount of space, Harbert said. REBNY President Steven Spinola argues that the 2013 data represent current market realities that could reverse abruptly. The average Manhattan office building is more than 70 years old, according to REBNY.
The pendulum goes back and forth, Spinola said in a telephone interview. I think financial institutions are going to get back into expansion mode and will be looking for the kind of space were talking about.

Lower Merion police arrested and charged a 44-year-old driver from the 100 block of South Narberth Avenue with DUI following a traffic stop near Belmont and Levering Mill Road in Bala Cynwyd Jan. 30 at 9:53 p.m.
According to police, the driver was seen making an illegal right turn on red. Police reported that the driver was displaying signs of intoxication. At police headquarters, he refused to submit to a breath test.
Apartment burglary
Lower Merion police reported that someone entered an apartment at Yorklynne Manor apartments on City Avenue in Merion that was reported Jan. 31 at 7:05 p.m. The apartment was last known to be secured at 6:45 a.m.
According to police, someone forced open a kitchen door. The burglars then went straight to the master bedroom and took jewelry.
Police said there were no other signs of burglaries in any of the other apartments.
Public drunkenness
Lower Merion police arrested and cited a 24-year-old man from Rumson, N.J. with public intoxication near Lancaster and Merion avenues in Bryn Mawr Feb. 1 at 1:09 a.m.
Police said the man was seen stumbling along the sidewalk. After being stopped, police said the man became combative with police.
Police determined that the man under the influence of alcohol. Initially the man refused to submit to a breath test. He was placed in a cell for the remainder of the morning.

The National Weather Service is calling for mainly light snow and sleet to impact the Upstate today and into tonight, but the precipitation is expected to become heavier Wednesday. Forecasters predict as much as 6-10 inches of snow, along with a tenth of an inch of ice. Travel conditions are expected to become treacherous, and temperatures are anticipated to remain in the lower 30s.
According to the American Red Cross, a Winter Storm Outlook means winter storm conditions are possible in the coming two to five days. A Winter Weather Advisory means weather conditions are expected to cause significant inconveniences and may be hazardous. During a Winter Storm Watch, winter storm conditions are possible within the next 36 to 48 hours. A Winter Storm Warning means life-threatening, severe winter conditions have begun or will begin in the next 24 hours, and that people should take precautions immediately.
The following is a list of supplies the American Red Cross suggests: at least a three-day supply of water, (one gallon per person per day); at least a three-day supply of easy to prepare food; flashlight; battery-powered or hand-cranked radio; extra batteries, first aid kit; a seven-day supply of medications, as well as medical supplies; multi-purpose tool; sanitation and personal hygiene items; copies of personal documents such as medical information, insurance policies and deeds; cell phone with charger; family and emergency contact information; extra cash; baby supplies; pet supplies; tools and supplies for securing your home; sand, rock salt or non-clumping kitty litter for walkways and steps; warm coats, gloves, mittens, hats, boots and extra blankets; and alternate heating methods such as fireplaces or wood- or coal-burning stoves.

Scientists at the University of York today report the development of hemp plants with a dramatically increased content of oleic acid. The new oil profile results in an attractive cooking oil that is similar to olive oil in terms of fatty acid content having a much longer shelf life as well as greater heat tolerance and potentially more industrial applications.
Researchers in the Centre for Novel Agricultural Products (CNAP) in the Department of Biology at York say that high oleic acid varieties are a major step towards developing hemp as a commercially attractive break crop for cereal farmers. The research is published in Plant Biotechnology Journal.
Using fast-track molecular plant breeding, the scientists selected hemp plants lacking the active form of an enzyme involved in making polyunsaturated fatty acids. These plants made less poly-unsaturated fatty acids and instead accumulated higher levels of the mono-unsaturated oleic acid. The research team used conventional plant breeding techniques to develop the plants into a "High Oleic Hemp" line and higher oleic acid content was demonstrated in a Yorkshire field trial.
Oil from the new line was almost 80 per cent oleic acid, compared with typical values of less than 10 per cent in the standard hemp line. This high mono-unsaturated/low poly-unsaturated fatty acid profile increases the oil's thermal stability and oil from the new line was shown to have around five times the stability of standard hemp oil. This not only makes the oil more valuable as a cooking oil but also increases its usefulness for high temperature industrial processes.
As oilseed rape faces declining yields and increasing attacks from pest and disease, UK farming needs another break crop to ensure the sustainability of its agriculture and maintain cereal yields. An improved hemp crop, yielding high quality oil would provide an excellent alternative. Hemp is a low-input crop and is also dual-purpose, with the straw being used as a fibre (for bedding, composites and textiles), for biomass and as a source of high value waxes and secondary metabolites.
Professor Ian Graham, from CNAP, said: "The new line represents a major improvement in hemp as an oil crop. Similar developments in soybean and oilseed rape have opened up new markets for these crops, due to the perceived healthiness and increased stability of their oil."
In 2014 field trials of the new High Oleic Hemp are being rolled out across Europe in order to establish agronomic performance and yield under a range of environmental conditions in advance of launching a commercial crop.

Barnards computer science community is getting more support, thanks to extended services at a student-run help room.
The help room for computer science and applied math, housed in available classrooms on Barnards campus, added two additional teaching assistants, expanded from two to three times a week, and is being utilized by more students on a regular basis this semester.
Hosanna Fuller, BC 16, started the help room last semester to provide more help for students outside of office hours.
The office hours that were available for more specific questions didnt help you with the high-level ideas, Fuller said.
Priority for help room use is given to Barnard students, who can come to the help room and receive more individualized attention and ask more in-depth question than teaching assistants have time to address during their hours.
Theres obviously not enough time for the TAs to help one student out for a prolonged period of time, Fuller said.
You can really ask any question you want, Fuller added about the help room. The last few sessions we had we gave class picking advice and mentorship advice, because thats what the students want.
Fuller said that in addition to providing more help sessions outside of class and office hours, her inspiration for the help room came from wanting to provide more support to women in the often male-dominated field of computer science.
Fuller said that she took a computer science course during her first semester at Barnard and felt alienated as one of only a few women in the course.
Dave Bayer, a professor of mathematics at Barnard and the help rooms faculty advisor, said that the community aspect benefits how students learn in the room.
