TOLEDO, OH (Toledo News Now) Construction crews are putting the finishing touches on the University of Toledo's new Dorr Street Gateway Project. When completed, the development will feature student housing above retail stores including Barnes and Noble, Starbucks, Verizon Wireless, Gradkowski's Sports Grill, Great Clips, Jimmy John's, Yogurt U and a sushi/rice bowl restaurant called Rice Boulevard.
"[It is] very exciting, not only for the university, but for the rest of the community. What we're really trying to do here is not only transform the intersection of Dorr and Secor, but really transform how the university and the community interact," said Matt Schroeder of the UT Foundation.
All of the businesses at the Gateway development will be open to the public, which Schroeder says will encourage community members to mingle with students and other members of the UT community.
Barnes and Noble is expected to open in July, with the other businesses opening a few at a time after that.

Construction nears completion on UT’s Gateway project
Mozilla officially released Thunderbird 13 yesterday, a new version of the open source e-mail client. The update brings several new features, including support for personalized e-mail addresses and easier sharing of large files.
Since the release of Thunderbird 5 last year, Mozillas e-mail client has been on the same rapid, time-based release cycle as the Firefox Web browser. Aligning with Firefoxs schedule made it possible for Thunderbird to continue benefiting from improvements to the underlying Gecko rendering engine, which is shared between the applications.
The biggest change in Thunderbird 13 is a new feature that allows the user to register a new domain name during the setup process in order to obtain a personalized e-mail address. The feature is made available when the user is configuring an account in Thunderbird.
When selected, Thunderbird will prompt the user for their name or nickname and will then perform a domain search to find a suitable match. It will display available addresses, spanning unregistered domains that are available and addresses on generic domains that are already owned by the providers.
The service is backed by Hover and Gandi, which handle the domain registration and e-mail hosting. The Hover service, which offered by default to US users, costs $20 a year. When the user goes through with the setup process, Thunderbird will automatically configure itself to support the users new e-mail address on the custom domain name.
In addition to the personalized e-mail address feature, Thunderbird has also added improved support for sending large attachments. Mozilla has partnered with YouSendIt, a commercial file sharing service that works a bit like a file locker. Users can optionally configure a YouSendIt account in the Thunderbird preferences and use that service for attachments that are larger than a specified size. Mozilla says that support for additional file sharing mechanisms will be added in future versions.
The new features in Thunderbird 13 give commercial third-party services prominent positioning in the open source mail client. This seems like a pretty obvious attempt to monetize the applicationmuch like Mozillas lucrative search engine partnerships for Firefox. Thats not necessarily a bad thing, especially if it helps furnish the financial resources that are needed to continue improving the mail client.
Over the past few years, Thunderbird development has progressed too slowly, preventing the application from living up to its full potential. Mozilla simply hasnt continued to build on the great ideas and architectural improvements that are introduced in Thunderbird 3 back in 2009.
Impressive projects like the Gmail-inspired conversation layout are stuck in beta and seem to have stalled. More recent projects like the effort to add a built-in instant messaging client have been slow to land. An infusion of cash could help to remedy these issues and put Thunderbird back on the right path. Thunderbird 13 is available for download from the Mozilla website.

With NFL training camps just around the corner, were taking a team-by-team look at how the offseason played out and what you can expect in 2012. Click here to read them all.
We obviously didnt know it at the time, but the Panthers Week 1 28-21 loss to the Cardinals last year would serve as a pretty good microcosm of the first season of the Cam Newton/Ron Rivera era.
Newton, you may remember, dazzled with a then-rookie-record 422 passing yards in the game, his first as a pro (a record hed go on to top the next week). But the Panthers lost the game in the second half, thanks in part to an 89-yard punt return touchdown by Patrick Peterson.
Thats the story of the 2011 Panthers: some highlight plays, thanks almost entirely to Newton, but not enough especially in the second half to overcome terrible special teams and run defense units. Still, the team improved by four wins from its 2010 edition, and Newtons quick takeover of the NFL gave fans hope that playoff contention would come sooner than expected as well.

Three Things to Watch:
1. Can the defense improve despite limited upgrades?: The Panthers had two clear-cut spots of need coming into the offseason: defensive tackle and in the secondary. And yet, they added no significant free agents at either position. Then, the Panthers opted to draft Luke Kuechly at ninth overall, despite Stephon Gilmore, Fletcher Cox and Dontari Poe, among others, still being available. The team did get great value in picking cornerback Josh Norman in the fifth round. He will grow into a worthy contributor, but wont make enough of a difference right away to help the Panthers pass defense in 2012.
In fairness, Kuechlys three-down prowess will help a defense that finished 28th overall, as well as 32nd in both pass and run defense efficiency, according to Football Outsiders, and many would argue that he was the best player available at the pick. Still, the lack of attention paid to the aforementioned weaknesses, especially at defensive tackle, could come back to haunt the Panthers. The team is hoping that Ron Edwards return after missing all of 2011 to injury, along with improvement from 2011 rookies Terrell McClain and Sione Fua, will be enough to solidify the middle of the line.
2. Will the offense strike a better balance?: Alex Smith was misguided to call out Cam Newton, and the unit took a huge leap in 2011 thanks to Newtons addition. While he surprised us all right away with how well he could throw the ball at the NFL level, Newtons greatest contribution to the Panthers in 2011 was on the ground. His 706 yards were third on the team (just 130 yards behind team-leader DeAngelo Williams), and helped the Panthers lead the league in rushing efficiency, again according to Pro Football Outsiders.

C&W Ramps Up Gem Tower Marketing -

A Cushman & Wakefield team is ramping up marketing efforts for the upper portion of Gary Barnetts International Gem Tower, the 46th Street office building currently under construction that will have commercial condos in its base and office floors for lease in the tower.
The 34-story buildings rental floors begin on 23 and are about 22,500 square feet apiece.
Already the C&W team, led by several executives at the firm including Stuart Romanoff, have rebranded the rental portion as 55 West 46th Street, an address distinct from the condo portions 50 West 47th Street entrance.

Its a new building that is well known for its condo space, so were out getting everyone acquainted with the office floors for lease, Mr. Romanoff told The Commercial Observer. The rental floors have their own separate lobby that is exclusively for the use of the tenants that will lease space. The condo entrance is on the other side.
Mr. Romanoff said the property features the latest building systems and amenities, including an iris scanner that will allow tenants to enter the property without having to check in at asecurity desk or swipe an identification through a card-activated turnstyle, the typical entry process in most office buildings.
The iris scanner will literally be able to recognize anyone who comes to the building and is linked to the elevator system so if youre a tenant and you come in, youll just walk straight to the elevator and it will automatically know which floor youre heading to and take you there, Mr. Romanoff said, noting that 55 West 46th Street was likely the first commercial office property in the city where such advanced technology will be deployed.
Mr. Romanoff and his team are marketing about 300,000 square feet at the property and said that he is hoping to anchor the space with at 100,000 to 150,000-square-foot tenant.
The building is right near Sixth Avenue where there are a lot of large skyscrapers so this will give a tenant who otherwise would be a small fish in a big pond a huge identity, Mr. Romanoff said. He said that a large tenant would be able to secure branding and signage rights at the property.
55 West 46th Street will also cater to single or two-floor tenants. The buildings two top floors for instance feature extra high 16-foot ceilings that are aimed at high end boutique space users with deep pockets. Asking rents at the building are in the high $90s for the buildings lower rental floors and well into the triple figures for the top floors of the tower.

JACKSONVILLE, Fla. -- Permission to stock and train. It's a document that allows a contractor, tenant or owner to essentially move into and start employee training at a new building.

The permit for the new courthouse shows Margaret Simone from Turner Construction requested it. It appears COJ inspector Robert Woods signed it, and the head of the building department Jim Shock gave approval.
But the fire marshal's signature is absent from the permit. The fire marshal's signature is on other Stock and Train documents obtained by First Coast News.
The director of the city's Planning and Developement Department Calvin Burney said the stock and train permit was approved a couple of days afterthere was a coordination meetingat the courthouse. "All the players were around the table, there were no objections issued," said Burney.
David Decamp with the mayor's office said Wednesday night that Schock signed off on the Stock and Train form after getting a verbal ok from each of the inspectors. Schock checked the box for the fire marshal due to the discussions at the coordination meeting on May 15.
We obtained a stock and train permit application form for the Primrose School being built on Southside on Hodges near Butler Blvd. A number of inspectors checked off and signed the form before the permit was issued.
"The city of Jacksonville is pretty thorough," said Susan Muller who is building her third Jacksonville area Primrose pre-school. Several inspectors came to check and sign off before permission was granted for stock and train.
"It was extremely thorough," said Jarod Kemp of VJA Construction. "We took about a week to go through the inspecdtion process, (They don't let you cut any corners?) We don't cut any corners. (No inspectors here were missing?) No sir."
City of Jacksonville Councilman Matt Schellenberg said even though Shock signed this form, he believes someone else is responsible.
