    It's a decision just about all home buyers will face -- whether to buy a home warranty or take a pass. Having one can save you a lot of money, but only if you know exactly what's covered.

    Homeowner Ernest Goss experienced something a lot of us in Texas can relate to. It was the middle of summer, 100 degrees outside and his air conditioning went out.

    Goss had a warranty and it saved him a bundle.

    "They came out, looked at it and said the whole unit was bad. I think $800 for a whole brand new air conditioner, install with all the fees covered," Goss said.

    Goss's warranty covered the heating and cooling system. A good warranty will cover those items, as well as the heat pumps and duct work, plus the refrigerator, stove, garbage disposal and dishwasher.

    Angie Hicks from Angie's List said essential plumbing coverage in any warranty should include electrical panels, wiring, drains and pipes.

    "It's important to read the contract in its entirety. For example, maybe you have a plumbing issue that is inside the house. The warranty may cover it, but if it's the plumbing outside of your home it may not.

    Hicks said the deductible for a good warranty should be no more than $100. Most warranty plans cost between $350 and $500 per year. Homeowners typically pay an additional $50 to $75 for each repair.

    If you've got older appliances, a warranty could be well worth the cost. But, make sure the company includes an inspection so you know the condition of everything in your home before you sign.

    Illinois officials warn about home warranty scam - February 7, 2013 by Mr HomeBuilder

    SPRINGFIELD, Ill. (AP) - The Illinois Department of Insurance is warning consumers that a Florida-based company is illegally marketing home warranty services to Illinois residents.

    The agency said Wednesday that Arkidus Home Protection continues to market the warranties despite a previous cease and desist order from the Illinois Insurance Department. They say the state of Florida has taken similar action against Arkidus for illegal activity.

    The company markets warranties for household appliances via the Internet.

    Illinois officials say they've received "several complaints" from consumers who could not get Arkidus to reimburse them for claims.

    Illinois officials investigated and determined the company and Reinaldo "Ray" Berges did not have a certificate of authority to sell insurance or a license to sell home warranties in Illinois.

    A telephone number on the company website rang busy.

Almost everyone I chat with wants to know, "How much money am I going to have at the end of the day?" That #39;s the big question so we like to lump the costs of selling a house into a couple of categories. First off, we have to take care of your existing mortgage, government related expenses such as taxes and fees, and then there are realtor fees. We will talk about all the values of hiring a real estate professional who understands your market and has sold many houses. There are title services fees and other professional services fees so they get paid to make sure that the deed is recorded properly and the wire transfer gets done on a timely manner. There may even be fees associated with the buyer. They may ask you to contribute to their closing costs. You may have to pay for a home warranty or discount points or things like that. All of those things may factor in and that #39;s why everyone #39;s situation is a bit different.
