Dear Jim: I want to add a solar sunroom for inexpensive extra living space and so it will help heat our house. I would like to build a kit myself or make one from scratch. What things should I consider? Mike F.
Dear Mike: A sunroom can provide wonderful living space for your family.
Although it is typically less expensive per square foot to have a sunroom built as compared to a typical room addition, it still is not inexpensive.
Many companies sell sunrooms which are often basically in kit form, but most want to also do the construction. This is not only to make more profit, but building one is typically not as simple as it looks. Most of these sunrooms use extruded-aluminum frame members.
I convinced a sunroom company, which always does the installation, to send the components to me since I am an experienced do-it-yourselfer. It took me three weeks of hard work to build it. They told me it typically takes two of their factory-trained workers only three days to build one.
In order to use the sunroom to capture enough solar heat to help warm your house, it should face south or southwest. It should be open to the house or have fans to move the solar-heated air into the house. Adequate mass, from bricks, stone, water barrels, etc., is needed to store the solar heat.
A sun room, which is designed and oriented properly to capture solar heat, will typically overheat in the summer. Since you plan to use it for additional living space, it will need summertime ventilation and movable shading. Even so, it will likely be uncomfortably warm on the hottest days.
Building a sunroom yourself from scratch is the best way to keep costs down and capture the most solar heat. Depending upon your orientation to the sun, trees, lot size, etc., you will have the design flexibility to build a non-rectangular sunroom to accomplish your goals of heat and space.
For most do-it-yourselfers, using 2x4 lumber framing is easiest and least expensive. Draw up a basic design you desire. Visit local window contractors and home centers stores to see what size windows they have.
Often, someone will have returned or did not end up buying their custom-size windows and you can buy them at a deep discount. Plan your final size on them.

When "Jerry and Charlotte" went house hunting almost a decade ago, they initially envisioned a classic place filled with Old World charm. Instead, they chose a modest ranch-style home in Sunnyvale, built in 1957.
"It wasn't the look we were initially hoping for," says Jerry (the couple requested that their real names not be published), "but tastes change, and the clean lines definitely grew on us."
Eventually, though, the pair wearied of "quirks" such as condensation on the single-pane windows whenever the weather turned cold or rainy, and a perpetually chilly corner in the three-bedroom, two-bath house where mold was discovered. Moreover, the noninsulated walls and a poorly designed fireplace leaked warmth. The heating system was in constant use, drying the air and stirring up dust.
The large triple-pane windows in the living/dining area (which cost roughly 20 percent more than double-pane glazing) have dramatically reduced noise from the outdoors and helped stabilize indoor temperatures year-round. (Tour Factory/One Sky Homes)
Other factors fueled the couple's desire to make some changes. Charlotte, an excellent cook, yearned for an updated kitchen with more storage space. The master bath needed a makeover, too.
Clearly, changes were needed.
At about the time this realization set in some two years ago, Jerry had been exploring information about "passive houses," which incorporate an extremely energy-efficient construction concept and building standard, in which living comfort, air quality and durability are paramount.
'Conscious building'
The first passive houses were built in Germany in 1990. About 25,000 certified structures are now found in Europe, but only relatively few exist in the United States. According to Passive House California (http://passivehousecal.org), an organization formed to educate the public about passive homes, roughly 40 such residences (both certified and uncertified) have been built in the greater Bay Area.
"The principles on airtightness, super insulation, how it all fits together as a system -- the idea really clicked with me," says Jerry, who pored over websites such as http://www.passivehousecal.org to learn all he could. "You'd think in the Bay Area there would be a good concentration of this kind of forward-thinking, conscious building, but the number is still very small."

PointOne Holdings, a real estate investment group with offices in Hollywood, Florida and Atlanta, Georgia, announced the acquisition of Grove Park Apartments, a 312-unit garden style apartment community located in Norcross, Georgia (Metro Atlanta) for $12.75 million. This is PointOne Holdings sixth major multifamily / commercial acquisition in the past 18 months.
The multifamily property was acquired via Auction.com from special servicer CW Capital. The acquisition and renovation financing was provided by A10 Capital.
PointOne Holdings plans to invest in excess of $2.5 million in capital improvements to the property. The renovation plan includes upgrades to unit interiors, exterior siding replacement, mechanical/plumbing enhancements and improved curb appeal. Additionally, PointOne Holdings will improve the amenities package by adding a business center, a dog park, security cameras and outdoor BBQs.
"Grove Park presents us with a fantastic opportunity to acquire a true value-add multifamily property in a great location, strategically close to another asset in our portfolio, said Leo Peicher, managing member of PointOne Holdings. We believe there is a trend moving folks away from mortgages and home ownership, which is leading to positive growth in the apartment rental market. We are taking advantage of this shift and look forward to further growth in this space.
