When architects have plans on the drawing board, the entire construction industry can look forward to starting their engines.
After the last few years were excited about any projects that come our way...and anything that passes through our office and subsequently into the hands of the local construction crews improves the Central Oregon economy, says Neal Huston, AIA, IIDA, ASID LEED AP of Neal Huston & Associates Architects Inc. Huston adds, 2013 was clearly a better year for design / construction activity in Central Oregon than the most previous years. Based upon word on the street and the commissions and inquiries weve had come though our office in recent months, it seems that 2014 should be another step forward, even though this is clearly not big foot walking. The cautious optimism expressed by many members of our regional communities would seem to support this expectation of a reasonably active and positive year ahead.
The newly elected president of the Central Oregon Builders Association (COBA) is a veteran in the building industry. Chuck Schermerhorn of Neil Kelly Design Build has spent 40 years working in the building industry and concurs with Huston, 2013 has seen a robust rebound in new construction and remodeling and I definitely see continued growth in 2104.
Neal Huston & Associates Architects Inc. finished a large brewery project in 2013 (Worthy Brewing) and final construction is nearing completion for the Honda of Bend renovation project. However, over the last five years opportunities for commercial work, other than remodels and tenant improvements, have been far from strong, offers Huston. Our office thrives on variety, so we are very pleased to see a more varied mix of projects ahead including custom residences, merchant housing, industrial facilities, stand-alone office buildings, resort and hospitality work, commercial and retail tenant improvements...and both commercial and residential remodel / addition projects.
Steele Associates Architects believes 2014 is shaping up to be a strong year in terms of design and construction, which is great news for all. Toward the end of 2013 we started seeing a distinct increase in activity, explains Scott Steele, president and founder, Steele Associates Architects. It appears that private developers are feeling confident enough to move forward with new projects and there are great public educational projects beginning.

Progress on the North Canterbury Health Hub is set to accelerate following the appointment of project managers and architects.
Canterbury District Health Board is pleased to announce the appointment of RCP (Resource Coordination Partnership) as the Project Manager for the Rangiora Health Hub development and Trengrove Architects as the lead designer for the project.
Carolyn Gullery, Canterbury DHB General Manager Planning and Funding, says the appointments are a welcome step towards progressing this important project.
"Were delighted to have made the appointments of RCP and Trengrove and have every confidence in their abilities to shape this development and engage with the North Canterbury community.
"RCP have extensive experience in the development of numerous health facilities both nationally and internationally. In addition RCP are currently engaged with a number of Canterbury DHB redevelopment and remediation programmes and come with a good understanding of the way we work in Canterbury.
"Trengrove are also the architects for the Kaikoura health facility, so bring with them an understanding of health design."
Carolyn says the Canterbury Health System is looking forward to seeing the first sod turned on this project, but is mindful it has some major projects underway, including the North Canterbury Hub.
"Canterbury DHB is currently managing 160 repair and building projects, excluding the Burwood and Christchurch Hospital facilities redevelopment, so we appreciate the North Canterbury communitys ongoing support in progressing their health hub."
Carolyn says a public meeting is being scheduled for early March.
"As its really important we continue to engage with the community about services that will operate out of the hub in addition to the current services working out of Rangiora Hospital," she says.

Developer Tony Giarratana has yet another Midtown site under contract, with plans for a $50 million apartment development that also will include retail space.
The apartments, called 1818 Church, could be the first project to take advantage of a zoning change that allows developers to build higher in parts of Midtown.
Giarratana Nashville LLC has a contract to buy the three-quarters of an acre or 34,000-square-foot tract from Nashville real estate investor Michael Shmerling. Giarratana expects to complete buying the two parcels, which include the Heritage Fuel gas station at 19th Avenue North and Church Street, within the next three months.
At 15 stories, 1818 Church will have 238 condo-quality apartments, including about 15 micro-unit apartments that will be just under 400 square feet, he said. There will be 4,000 square feet of retail space at the bottom level, Giarratana said, adding that Shmerlings XMi Commercial Real Estate would handle that leasing.
Separately, Giarratana and his equity partner LaSalle Investment Management have two other tracts in Midtown that also were acquired from Shmerling where apartments are either underway or planned. Midtown has a lot of potential that will finally be realized due to the new zoning code (there), Giarratana said.
As part of the change in Midtown to a new zoning district that went into effect last spring, Giarratana can build up to seven stories high along Church Street or 19th Avenue North and as high as 15 stories further into the property. Previously, the developer would have been limited to four stories along the street.
Giarratana said a construction timeline for 1818 Church isnt set, but he expects the units to be available in 2017. The gas station at the targeted site, which also includes a parking lot, will leave after its lease expires around mid-year, he said.
The site for 1818 Church is about the same size as the tract at the northwest corner of 22nd Avenue North and State Street where Giarratana and LaSalle plan this spring to start building a 146-unit apartment community that should be available next summer. Its slightly larger than the two parcels at Elliston Place and 21st Avenue where the partners have started construction of another 105-unit apartment in Midtown that should be available for occupancy this summer.
Its not yet clear whether LaSalle will be an equity partner with Giarratana for 1818 Church.

Eleven months after former Small Business Administration boss Karen Mills announced her resignation, President Barack Obama is set to nominate a replacement today: Maria Contreras-Sweet, a native of Mexico with a background in small business financing and government service.
In addition to her banking experience, the 58-year-olds diversity is a quality being sought for Cabinet jobs. Her impending nomination, which is expected to come at a formal event in Washington, was first reported by the Washington Post.
Contreras-Sweet immigrated to the U.S. at the age of 5 and went on to achieve a number of firsts, including being the first Latin American woman to serve on the board of Blue Cross California (WLP), and first to hold a cabinet secretary position in California state government. (She was Californias secretary of Business, Transportation, and Housing from 1999 to 2003.)
She is chair of the board at ProAmerica Bank (PMRA), a publicly traded Los Angeles community bank she founded in 2006. Before that, Contrereas-Sweet served as president of Fortius Holdings, a private-equity fund she co-founded specializing in California small businesses.
Those experiences should help her tackle the SBAs core function of helping small businesses find capital. Under Mills, the SBA has backed about $30 billion in loans in each of the last three years, up from $17.8 billion in 2009. The International Franchise Association and Main Street Alliance were among advocacy groups to issue statements touting Contreras-Sweets lending credentials.
Once nominated, Contreras-Sweet would have to be confirmed by the Senate, although that process would appear to be simpler under new Senate rules. Senator James Risch, the Idaho Republican who serves as ranking member for the Senates Small Business and Entrepreneurship Committee, did not respond to a request for comment.
Contreras-Sweets nomination would end a long wait for a permanent SBA chief, which has led to speculation that President Obama plans to eliminate the SBA as a standalone agency. If confirmed, Contreras-Sweet would take over from Jeanne Hulit, who has served as acting administrator since Mills left the SBA for Harvard University in August.
Contreras-Sweets experience as an entrepreneur will serve her well in the new role, says former SBA chief Hector Barreto, who once traveled to Israel with Contreras-Sweet on a mission for Hispanic business leaders.
Barreto, who now chairs the nonprofit Latino Coalition, says Contreras-Sweet was responding to a need when she decided to open ProAmerica. With all of the growth of the Hispanic business community in Los Angeles, she felt it was unacceptable that there werent Hispanic-owned banks, he says. So she founded one of the first Hispanic-owned banks in L.A. Thats the kind of vision and leadership that you need at the SBA.
