SPRINGFIELD The last obstacle removed, MGM Springfield moved forward Wednesday morning with plans to transform three city blocks into an $800 million gambling resort.
Contractors drilled for soil samples at the site of a closed school on Howard Street. It was only hours after state voters rejected a referendum that would have barred casinos in the Bay State.
There's plenty of work to be done, and a 33-month construction window.
Old brick buildings will be razed. Construction will follow, beginning with a parking garage, and ending in August 2017 with the first customers coming through sometime between that August and February 2018.
The 141/2-acre site in downtown Springfield's South End is a mix of historic landmarks, low-slung retail buildings and empty parking lots. Several small businesses along Main Street will close in December, clearing out before demolition begins this winter.
"There won't be much time delay in terms of actually having to do things, because remember, demolition comes first and while the demolition is happening, design will be ongoing and interaction with the city will be ongoing," said Springfield's chief development officer, Kevin Kennedy.
The city is expecting to improve water and sewer pipes near the site as part of the construction, he said.
The site is roughly a rectangle bordered by Columbus Avenue and Union, Main and State streets. Some buildings slated for demolition were renovated after a June 2011 tornado ripped through the neighborhood. The scars of that storm are still evident today. Buildings are boarded up, left unrepaired. Apartments are still being renovated.
MGM Springfield is planning to adapt some historic buildings for reuse in the company's urban casino plan.
For example, the eight-story former Massachusetts Mutual Life Insurance Building, constructed in 1908 at Main and State streets, will be refurbished as administrative offices for MGM Springfield. The limestone building, with its Classical Revival design, was the tallest steel office structure in Springfield when it was built, which generated controversy at the time and led to building-height restrictions that lasted until the 1970s.

YOKOHAMA Demolition began Thursday in Yokohama on a warehouse that witnessed Japans industrial rise in the 20th century and even survived the 1923 Great Kanto Earthquake.
Major trading house Mitsui & Co. built the warehouse in 1910 with a combination of bricks, wood and steel beams to withstand earthquakes.
The building, which stocked raw silk, was even older than the famous red brick warehouse in the port city.
Given its historical significance, architects lamented the demolition of the warehouse. Up until the start of work, groups of architects based in the Kanto region had asked relevant parties to change their mind.
In Yokohama, one historical building after another has been demolished. This is a critical situation, said Mitsuyoshi Kasai, a member of one of the architect groups involved in trying to preserve the warehouse. I wish public authorities had stepped in with more determination.
The architects had requested Ken Corp., a Tokyo-based real estate firm that now owns the warehouse, not to scrap it. Although the Yokohama Municipal Government suggested the structure should be designated as a cultural asset, the real estate firm eventually decided to raze it because of maintenance costs.
The removal work is scheduled to be finished in February, Ken said. The firm has not decided how the site will be used.

INDIANAPOLIS (WISH) Each day Rachel Cooper stares at a massive eyesore that sits in the middle of her neighborhood on the 700 block of South Randolph Street.
What she sees is a once two story church that contractors transformed into a house that has now been left abandoned.
Over the years there were hopes someone would move in, but that quickly diminished when vandals targeted the building. They stripped it, leaving the building tattered and shattered.
Because of the buildings gradual decay it was placed on the citys demolition list.
Ashamed, ashamed of my neighborhood, and I love my neighborhood, said Cooper as she looked at the damaged property.
For a couple of years Cooper has waited for demolition crews to move in but a wrecking ball hasnt graced the churchs steeple.
24-Hour News 8, has learned that Indianapolis Code Enforcement is currently reassessing the citys demolition list. The plans is to make a new priority list.
The reassessments started shortly after the demolition process was transferred from Marion County Health Department, to code enforcement.
Despite the switch, Cooper would like to see something done with the property that sits in the middle of her neighborhood.
We need to focus on the rental properties and home ownership in our areas because it is never going to get any better, said Cooper.

Overhead in a Toledo Museum of Art gallery, thousands of silvery gray boxes take flight on origami wings, tucked alongside what creator Pinaree Sanpitakcalls breast clouds.
On view through Jan. 4 in a portion of Canaday Gallery, Anything Can Break is a ceiling installation made up of a steel superstructure and mesh from which the flying cubes and clear glass clouds dangle in what the artist calls accurate randomness. The sculptural work, which took several days to install, is embedded with fiber optics and speakers linked to sensors.
As visitors move around in the space beneath the installation, the space comes alive with soundscapes.
Anything Can Break was first shown at the 2012 Biennale of Sydney in the Museum of Contemporary Art Australia, and the installation at the Toledo Art Museum is downsized for space reasons.
The exhibition here has about 60 percent of the 5,700 origami boxes made by Sanpitak and an assistant who folded sheets of wrapping paper some silvery shiny with delicate patterns, others plain with a grayish tone into the work of art. About 200 breast-shaped glass pieces were made for Anything Can Break.
The Thai artists focus on the female form in metal, fabric, glass, or ceramic is designed to prompt admiration, rather than shock, and her artwork has earned her accolades and solo exhibitions in museums and galleries, including in Los Angeles and Singapore.
Another of her installations will be on display for a year, from this month to next November, at the Toledo Museum of Art where finishing touches to the transparent glass sculpture were being made a few days ago in the Glass Pavilion where staff artists made 632 bubble-within-a-bubble beads that have been tied together to create a hammock, playing on a theme Sanpitak explored in the aftermath of the 2011 flood in her native Thailand.
Sanpitak, 53, who finished high school in the United States, said the glass hammock is an extension of her Hanging by a Thread art work that featured printed material from relief bags delivered during the flood crisis. Fabric, that had been used to fashion cradles in which to carry babies or used as blankets, was cut and tied by the artist to create hammocks.
