    - New 20-year lease with leading German DIY chain Hagebau

    Hamburg, July 28, 2014 - alstria office REIT-AG (symbol: AOX, ISIN: DE000A0LD2U1), the leading German office REIT, announces that it has agreed to develop a 10,000 sqm building on its asset Siemensstrasse 31-33 in Ditzingen near Stuttgart, which will be leased by an operator of the leading German DYI chain Hagebau.

    alstria and Hagebau, one of the leading do-it-yourself stores in Germany, have agreed on the construction and long-term lease of a building supply store in Ditzingen. The lease contract will have a maturity of 20 years and is planned to start early 2016. alstria will develop the new 10,000 sqm do-it-yourself store making use of available land in Siemensstrasse 31-33, Ditzingen. The transaction was brokered by Ellwanger & Geiger Team Industrie und Logistikimmobilien.

    The lease to Hagebau is alstria's second success for the asset in Ditzingen this year. In June 2014 the Company signed an early lease extension and a partial lease-up of vacant office space with the main tenant for the existing office building in Siemensstrasse 31-33. The new lease contract has a maturity of five years and comprises around 10,200 sqm of office and ancillary space, bringing the occupancy rate of the asset to 100%.

    Cancer Council opens Toowoomba hub

    TOOWOOMBA has a new one stop shop for residents looking to fight back against cancer.

    The Cancer Council Queensland Community Hub at High Street Shopping Centre was officially opened by staff yesterday and is poised to be a focal point in CCQ's work in cancer control locally.

    The Community Hub features a SunSmart Shop, community meeting room and office area for CCQ's Toowoomba-based fundraising team.

    Cancer Council Queensland spokesperson Katie Clift said the new location provided the community with even greater access to CCQ staff and support.

    "The addition of the new facility will allow us to run all cancer support services at Olive McMahon Lodge with the fundraising and retail hub providing one destination for all South West Queenslanders seeking to fight back against cancer," Ms Clift said.

    "In South West Queensland, melanoma is the second most common cancer with 275 people diagnosed in the community each year.

    "Prevention is critical and through the Toowoomba Community Hub, CCQ will make SunSmart products including hats, sunscreen and clothing readily available to the local community, to give them best protection against skin cancer."

    The NextGen GA Fund has been established to support the rollout of the US "NextGen" program, which enables updated air traffic information to both pilots and controllers.

    There are more than 150,000 general aviation aircraft requiring access to controlled airspace, and NextGen cannot provide its promised benefits to the air traffic system unless these aircraft are participating with updated technology. The NextGen GA Fund is working exclusively on behalf of the GA community to enable these NextGen upgrades using financial incentives, including affordable financing programs and other assistance.

    The NextGen GA Fund intends to finance NextGen equipment, related electrical systems, instrument panel modifications, antennas, wiring, and installation/certification costs under a single agreement.

    Via the NextGen GA Fund, any aircraft owneran individual or businessis eligible for financing US-registered piston, turbine and experimental aircraft. This includes all types and ages of fixed-wing and rotary aircraft (Part 21.191, Part 23 and Part 27, Part 91 and Part 135)

    It is recommended that aircraft owners work with their AEA-member repair stations to prepare fixed price quotations needed for financing application. To find an AEA-member repair station, please go to http://www.aea.net.

    The NextGen GA Fund's capital is easy to apply for. Financing terms are attractive and highly competitive compared with conventional financing alternatives. Terms will vary for each applicant and are arrived at using commercially accepted consumer lending standards.

    Pre-qualification for financing can occur within one day, and funds may be available usually within two days. All applications are held in strict confidence, and such information is never shared with third parties.

    Is there anyone in California that doesnt know were in a drought? Has the media told you over and over that the drought police are coming? Its looking pretty serious with the water warnings. As of July 15, 2014, new state rules were passed cracking down on water waste.

    Weve been informed that residents, businesses and public entities will face daily fines up to $500. The infractions include: washing driveways and sidewalks; watering ornamental landscaping or turf with potable water that causes runoff; using a hose to wash a motor vehicle, unless the hose is outfitted with a nozzle; and using potable water in a fountain, unless the water is recirculated.

    Im not sure who the drought police are but I do know that I do not want to wait to have an infraction if I can make simple changes in my daily life in and around my home.

    Do your part. Starting today, use less water.

    Time your showers to two minutesthe Navy way, get wet, soap up, wash off. While youre at it, add a bucket in your shower and collect water to use on your plants.

    Calculate how much landscape water youre actually using. Recently, I saw my husband staring at his watch while he was filling a five gallon bucket full of water. I asked him, What are you doing? Washing your car? No, he said, Im figuring out how much water we use hand watering our plants. Turns out, it costs us about $3 to water for 30 minutes. Knowing this information is essential to getting in control of our water bills and water use.

    New rules for water waste, but $500 fines unlikely here

    CHICO >> New statewide rules are on the way to curb the easiest-to-change water-wasting habits. However, local water agencies aren't hiring water cops to hand out $500 fines.

    What the new rules have done is call people's attention to the seriousness of the drought and provided a clear list of really bad water use behavior.

    Last week the State Water Resources Control Board voted for statewide emergency drought regulations including:

    Don't allow water to run down your walkway, down the street or onto structures.

    If you wash your car, use a shut-off nozzle so the hose doesn't run while you're scrubbing.

    Don't use a hose to wash off driveways and sidewalks.

    If you have a fountain, make sure it has a system for the water to recirculate.

    Also, cities or water companies need to have a plan with triggers in place that include water restrictions.

    Local water agencies reached said they have these in place.

    The main point of the four rules is to avoid what "no one should be doing," said Paul Gosselin, manager of Butte County Department of Water and Resource Conservation.

    AB 968 would shift costs to individuals in homeowner associations

    Question: We have a townhouse that is part of a homeowner association. We're on a very limited fixed income and can barely afford paying our monthly dues. We've just heard that the law is changing to make owners pay for their own maintenance for exclusive use areas. What is that legislation and how will it affect us? Is there something homeowners can do?

    Answer: Town home, condominium, detached or attached homes it matters not. Making its way through California's Legislature is Assembly Bill 968, which could open the flood gates for expanding the responsibilities and monetary obligations of owners for their own units as well as any "exclusive use common area."

    The bill seeks to rewrite Civil Code section 4775, which directs who pays to maintain, repair and replace in various areas at residential developments governed by homeowner associations.

    First, some definitions. Under the current law, unless a development's governing documents specify otherwise:

    "Common area" is the part of the property that the homeowner association administers a roof, pool or other area that serves the entire development. The association maintains, repairs and replaces in the common area.

    "Separate interest" is the area, such as the inside of an individual town home or condo, that the owner is responsible for maintaining.

    "Exclusive use common area" is something that goes with or is attached to a unit the law uses the term "appurtenant" such as a patio, which serves one or more owners but fewer than all the owners. The owner is responsible for maintaining that area.

    Backers of AB 968, which include a group that represents homeowner associations, contend that the existing law is poorly worded when spelling out who should pay for repairs and replacements in exclusive use common areas. This could lead to safety problems or lawsuits, the supporters say.

    In its current form, AB 968 spells out that an individual owner must maintain his or her unit (the "separate interest") and adds responsibility for repairing and replacing in the unit.

    AB 968 goes on to say that each individual owner is responsible for maintaining the exclusive use common area, as before, and that the association is responsible for repairing and replacing in the exclusive use common area.
