    MBKS hits roof over compensation demands

    KUCHING: It is unlikely for Kuching City South Council (MBKS) to compensate the hawkers affected by the re-roofing of the Kenyalang Food Centre.

    A statement issued by the council here yesterday said it is improper for MBKS to compensate the hawkers of Kenyalang Food Centre as the council already provides the hawkers with a place for business and trading at very minimal fees with improved facilities.

    MBKS also said it was a huge disappointment when hawkers resorted to asking for compensation through politicians.

    MBKS adheres to its principle of putting the interest of the people above all. We understand that the leaking roof has affected their businesses. We are now improving the condition there. Does MBKS deserve to be blamed?

    If our politicians truly mean to help the people, they should ask the hawkers to work with the council instead of distorting the logic by asking hawkers to demand for compensation from the local council as a compensation for the loss of business, said the MBKS statement.

    Pending assemblywoman Violet Yong of DAP had last Thursday met up with the hawkers. She was quoted in the media to have suggested to MBKS to at least emulate Kuching North City Commission (DBKU) to provide assistance to the affected hawkers.

    She explained that DBKU had in the past compensated RM500 to every hawker at the Open Air Market when the stalls were closed for renovation.

    The Kenyalang Food Centre is now closed for upgrading works on the roof, and is expected to re-open on July 20.

    MBKS added it was disheartened by Yong who claimed to represent the hawkers to request for compensation to cover the two-week stoppage period to enable re-roofing of the Kenyalang Food Centre.

    Santos Combines with Late Offense to Lift Rocks over Potomac

    July 7, 2014 - Carolina League (CarL) Wilmington Blue Rocks Woodbridge, VA -Luis Santos turned in his second straight strong outing and the Wilmington offense overcame a slow start as the Blue Rocks beat the Potomac Nationals, 5-1, on Monday at Pfitzner Stadium. Santos (2-1) allowed just one run on three hits in six innings to earn a second consecutive victory over the P-Nats. At the plate, the Rocks scored all of their runs over the final five frames as they moved their record back to .500 in the season's second half (9-9) and improved to 42-44 overall in 2014. It was the Blue Crew's fifth win in their last six games.

    Santos retired the first five batters he faced before running into a little two-strike, two-out trouble in the second. He plunked Mike McQuillan with an 0-2 pitch in the shoulder and then yielded an 0-2 double off the bat of Justin Miller. Miller's grounder snuck just inside the third-base line and plated McQuillan to put Potomac on top, 1-0. Santos would then retire 13 of the last 16 batters he faced, never allowing a runner to advance further than second base. He fanned five and walked only one, needing just 79 pitches to make it through six frames and earn the win.

    His support came from an offense that out-hit the P-Nats, 10-5. Wilmington ran itself out of opportunities in the first and second innings and then saw double plays thwart potential rallies in the fourth and fifth frames. But with two outs and the bases empty in the fifth, Jared Schlehuber erased all of the Rocks' early frustration by blasting a titanic solo home run over the left-centerfield fence. Wilmington opened the sixth inning with a single by Ramon Torres, an RBI triple by Raul Mondesi and a run-scoring double off the bat of Bubba Starling to take a 3-1 edge. A Mondesi double and an ensuing RBI single by Starling pushed the edge to three runs in the eighth, while Cam Gallagher capped the scoring with a sacrifice fly to right in the ninth.

    Potomac starter Ian Dickson (1-7) took the loss by allowing three runs on eight hits in six frames. He almost got off the hook when Potomac brought the tying-run to the plate with two outs in the eighth, but Rocks closer Mark Peterson entered the game and promptly shut the door by inducing a rally-killing pop up. The right-hander worked a one-two-three ninth to record his 17th save of the season.

    The Blue Rocks return to action Tuesday night when they continue their four-game series against the P-Nats. Wilmington will send southpaw Sean Manaea (2-7, 4.75) to the mound, while Potomac will counter with righty Brian Rauh (1-1, 5.08). First pitch is slated for 7:05 p.m. and fans can listen to the broadcast on 89.7 WGLS-FM.

    Luis Santos has now strung two of the best starts of his Advanced-A career together over his last two outings. Coincidentally, both have come against the first-half champion Potomac Nationals. Santos allowed just one run on three hits in 5.2 innings on July 1 to earn his first win since joining the Blue Rocks in late-May. He followed that up with his excellent start on Monday. Thanks to his last 11.2 frames, Santos has lowered his ERA from 8.37 to 6.11. Santos began the campaign with Low-A Lexington and put up stellar numbers for the Legends prior to his promotion to the Blue Rocks. With Lexington, he was 4-1 with a 1.76 ERA in nine appearances (six starts). He struck out 34 and walked just five while yielding only 33 hits in 46 innings pitched. Santos was signed as a non-drafted free agent by the Pittsburgh Pirates on April 18, 2011. He spent 2011 with the Dominican Pirates and had a 2-1 record and 2.70 ERA. In 2012, Santos split time between the Dominican Pirates 1 and the Dominican Pirates 2. The six-foot hurler was traded from the Pirates organization to the Kansas City Royals organization on November 28, 2012. He was sent to the Royals along with lefty Luis Rico in exchange for right-hander Vin Mazzaro and first-baseman Clint Robinson.

    Raul Mondesi busted his way out of a 5-for-51 slump on Monday by going 2-for-4 with a pair of extra-base hits. The switch hitter tripled from the left side of the batter's box in sixth inning and then roped a double batting from the right side just two frames later. Mondesi also drove in a run and scored twice in Monday's victory. It was a good day all around for the 18-year-old, who was named the 22nd-ranked prospect in all of baseball by Baseball America, which released its midseason top 50 prospects list on Monday afternoon. Mondesi is batting just .220 on the season, but is the youngest player in the Carolina League, and is widely viewed by many scouts as the best defensive infielder in all of Advanced-A.

    Glenn Sparkman took a no-hitter into the seventh inning on the Fourth of July, and before the game on Monday he was named Carolina League Pitcher of the Week for the effort. Sparkman lost his bid for a no-no with one out in the seventh, but it was the only hit he allowed in a career-long seven-inning outing of a 5-0 Wilmington win. Sparkman set the tone early by fanning the first two batters he faced. He finished his night in similar fashion by punching out the final two hitters he opposed as well. In between, the right-hander worked five one-two-three innings. The only base runner he allowed over the first six innings came on Ramon Torres' one-out error in the third. Sparkman paid it little attention, however, retiring the next two batters he faced. Joey DeMichele was the lone Winston-Salem batter to register a hit off the righty, lining a single into center with one down in the seventh. Sparkman finished his night with nine strikeouts and no walks. Sparkman took a no-hitter deeper into a game than any Blue Rocks pitcher this season. Luis Santos was the only other Wilmington hurler to make it through five frames without yielding a knock in 2014. Sparkman also turned in only the third start by a Blue Rocks pitcher not named Christian Binford that lasted at least seven innings. Binford did it five times on his own. Wilmington is now 7-1 in Sparkman's eight starts. Since shifting to the rotation Sparkman has posted a 2-1 mark and a 1.13 ERA. His only loss came when he yielded one run in six innings as the Hillcats no-hit the Blue Rocks on June 27.

    Rose Tree Media School Board approves funds for summer work projects

    Schools out and the Rose Tree Media School District will use the time to complete a number of projects.

    The school board voted last week to awards bids totaling approximately $1.2 million for the boiler and interior door replacement at Indian Lane Elementary School, light fixture and ceiling replacements at Penncrest High School and Media and Glenwood elementary schools, flooring replacement at Glenwood, interior painting at Penncrest and Glenwood, window repair and floor replacement at Media, masonry repairs at Penncrest and waterproofing and walking trail at Springton Lake Middle School.

    The directors also approved the proposal for Sage Technology to install additional card readers and audio/video and door release systems at Penncrest. The work will increase security at the building. An outstanding credit of $6,453 will be used to partially offset the cost of $13,071.

    In connection with the work, the board approved increasing the amount from $20,000 to $50,000 for approval of change orders by the board president, vice president and finance chairperson between the June and September legislative meetings.

    Additional Items

    The directors also unanimously approved the following:

    --a contract with Verizon Wireless to fit 40 busses with GPS units. The agreement also includes free roadside service. The cost of the units, to be installed by the transportation department, is $11,960 and the annual service fee is $15,092.

    --a new four-year lease agreement with Apple that includes 115 MacBook Air laptops and 30 iPads. Annual payments will be $36,000. The lease will achieve the goal at SLMS of having one cart each of 25 laptops and 25 tablets for every team, as well as provide equipment for new elementary classrooms and special education.

    --payment of $850 to Media Borough to install handicap access at Barrall Field. The total cost of the project is $1,650.

    This would also be a good time to create small labels for each wire if they aren't already marked. That will help you keep them sorted, which is particularly important when the color of the wire doesn't correspond to its label -- for example, my Y, or yellow, wire is actually light blue.

    Detach the wires from the old thermostat and unscrew and remove the base of the thermostat and the baseplate, if applicable. At this point, you can fill holes and paint any areas that might be visible after the Lyric is installed.

    To keep moisture at bay, turn the range fan on when cooking and run the bathroom fans during and 10 to 15 minutes after a shower. The moisture in the house makes it harder to keep it cool and causes your air conditioner to work more, says Lipford.

    Office REITs in U.S. Plan the Most Construction in Decade

    Office buildings in top U.S. markets are getting so expensive that landlords are choosing to build rather than buy, spurring the most development by real estate investment trusts in at least a decade.

    Office REITs, led by Boston Properties Inc. (BXP), Vornado Realty Trust (VNO) and Kilroy Realty Corp. (KRC), are planning to plow almost $11 billion into new projects, triple the amount just two years ago and the most in data going back to 2004, according to research firm Green Street Advisors Inc. Much of that is focused on the coasts, including San Francisco and New York, the areas with the most demand from both tenants and investors.

    Prices for office buildings in major markets have surged past peak levels, lifted in part by sovereign-wealth funds and pensions willing to accept lower yields than other investors because they are seeking safe investments. For REITs, which have to answer to shareholders seeking higher returns, building is often a better option than competing with institutional buyers.

    Theyre selling assets and theyre developing, Michael Knott, a managing director at Green Street in Newport Beach, California, said in a telephone interview. Theyre going out the risk-reward spectrum by starting more developments rather than buying.

    Projects in the works include Boston Properties $1.13 billion tower in San Francisco that will be the headquarters of Salesforce.com Inc. and the citys tallest building. SL Green Realty Corp. (SLG) plans on constructing a 1,200-foot (366-meter) skyscraper in midtown Manhattan. Cousins Properties Inc. and Brandywine Realty Trust are developing offices in Austin, Texas.

    For Boston Properties, the biggest office-focused REIT by market value, the vast majority of new investments are in development, Chief Executive Officer Owen Thomas said on an April 30 conference call with analysts. The Boston-based company has about $3.2 billion in projects, according to Green Street.

    Wahoo firm moving into former Blood Bank office

    Rob Brigham looked at the building at 27th Street and Fletcher Avenue as a possible Lincoln office for his growing construction services firm seven years ago when it was up for sale but ultimately decided it was too much space at the time.

    So when he found out through the grapevine that the building was going up for sale again earlier this year, he jumped at the chance.

    Brigham's firm, JEO Consulting, closed on the building July 1, paying just under $1.5 million.

    "I guess it was destiny," said Brigham, who is the CEO of the Wahoo-based firm.

    JEO Consulting, which offers engineering, architecture, planning, surveying and other construction-related services, has been growing rapidly, particularly in Lincoln.

    The firm added about 20 people in the past year, Brigham said, about half of those in its Lincoln office. The company now has about 150 employees overall, about 40-45 of them in Lincoln, which is the company's biggest office.

    He said the company's rapid growth in Lincoln has made it a bit apprehensive about buying a permanent office, for fear the company would quickly outgrow the space.

    The 27th and Fletcher building, which had been home to the Nebraska Community Blood Bank, offers plenty of room to grow, Brigham said. It has about 6,700 square feet on one floor, with a full basement. The company also plans a 1,200-square-foot addition.

    "It's just a great building," he said. "It gives us flexibility to do some things for our employees."

    Cheever Construction is working on remodeling the interior of the building, work that should be done by the last week of August, and Brigham said the office will be up and running by Sept. 1.

    Swansea, officially the City and County of Swansea, is a coastal city and county in Wales. It is Wales's second largest city. Swansea lies within the historic county boundaries of Glamorgan. Situated on the sandy South West Wales coast, the county area includes the Gower Peninsula and the Lliw uplands. The City and County of Swansea had a population of 239,000 in 2011, making it the second most populous local authority area in Wales after Cardiff. During its 19th-century industrial heyday, Swansea was a key centre of the copper industry, earning the nickname 'Copperopolis'. The port of Swansea initially traded in wine, hides, wool, cloth and later in coal. As the Industrial Revolution reached Wales, the combination of port, local coal, and trading links with the West Country, Cornwall and Devon, meant that Swansea was the logical place to site copper smelting works. Smelters were operating by 1720 and proliferated. Following this, more coal mines (everywhere from north-east Gower to Clyne and Llangyfelach) were opened and smelters (mostly along the Tawe valley) were opened and flourished. Over the next century and a half, works were established to process arsenic, zinc and tin and to create tinplate and pottery. The city expanded rapidly in the 18th and 19th centuries, and was termed "Copperopolis". From the late 17th century to 1801, Swansea's population grew by 500% the first official census (in 1841) indicated that, with 6,099 inhabitants, Swansea had become significantly larger than Glamorgan's county town, Cardiff, and was the second most populous town in Wales behind Merthyr Tydfil (which had a population of 7,705). However, the census understated Swansea's true size, as much of the built-up area lay outside the contemporary boundaries of the borough; the total population was actually 10,117. Swansea's population was later overtaken by Merthyr in 1821 and by Cardiff in 1881, although in the latter year Swansea once again surpassed Merthyr. Much of Swansea's growth was due to migration from within and beyond Wales in 1881, more than a third of the borough's population had been born outside Swansea and Glamorgan, and just under a quarter outside Wales. Through the 20th century, heavy industries in the town declined, leaving the Lower Swansea Valley filled with derelict works and mounds of waste products from them. The Lower Swansea Valley Scheme (which still continues) reclaimed much of the land. The present Enterprise Zone was the result and, of the many original docks, only those outside the city continue to work as docks; North Dock is now Parc Tawe and South Dock became the Marina. Little city-centre evidence, beyond parts of the road layout, remains from medieval Swansea; its industrial importance made it the target of bombing, known as the Blitz in World War II, and the centre was flattened completely. The city has three Grade One listed buildings, these being the Guildhall, Swansea Castle and the Morriston Tabernacle. Whilst the city itself has a long history, many of the city centre buildings are post-war as much of the original centre was destroyed by World War II bombing on the 19th, 20th and 21 February 1941 (the 'Three Nights Blitz'). Within the city centre are the ruins of the castle, the Marina, the Glynn Vivian Art Gallery, Swansea Museum, the Dylan Thomas Centre, the Environment Centre, and the Market, which is the largest covered market in Wales. It backs onto the Quadrant Shopping Centre which opened in 1978 and the adjoining St David's Centre opened in 1982. Other notable modern buildings are the BT Tower (formerly the GPO tower) built around 1970, Alexandra House opened in 1976, County Hall opened in July 1982. Swansea Leisure Centre opened in 1977; it has undergone extensive refurbishment which retained elements of the original structure and re-opened in March 2008. Swansea was granted city status in 1969, to mark Prince Charles's investiture as the Prince of Wales.
